 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT ? PLANNING DIVISION.
  
 2. WHY ARE THERE TWO (2) SITE PLANS INCLUDED WITH THE
 SUBMITTAL? PLEASE UTILIZE THE SITE PLAN PREPARED BY
 URBAN DESIGN KILDAY STUDIOS AND APPROVED BY THE ZONING
 BOARD OF APPEALS ON MAY 4, 2017.
  
 3. ON SHEET A-0.0.02, THE FOLLOWING STATEMENTS ARE
 INCORRECT:
  
  3.1. ?THE PROJECT IS PART OF AN APPROVED MASTER PLAN
 COMMUNITY? - THIS SITE IS NOT PART OF THE APPROVALS OF
 THE BANYAN CAY MASTER PLAN COMMUNITY; THEY ARE
 SEPARATE.
  
  3.2. ?THE TENNIS COURTS AND LIGHTING ARE OUTSIDE THE
 SCOPE OF THIS PROJECT AND WILL BE PERMITTED
 SEPARATELY.? ? THERE ARE NO TENNIS COURTS ANYWHERE NEAR
 THE PROPOSED MAINTENANCE FACILITY.
  
  3.3. ?ON-SITE VEHICLE AND BICYCLE PARKING, SURVEY
 INFORMATION, AND LIMITS OF THE SITE ARE COMPONENTS OF
 THE MASTER SITE PLAN APPROVAL AND CITY OF WEST PALM
 BEACH RESOLUTION NO. 35-15? ? THIS SITE IS NOT PART OF
 THE APPROVALS FO THE BANYAN CAY MASTER PLAN COMMUNITY;
 THEY ARE SEPARATE. THIS SITE IS ACTUALLY SUBJECT TO THE
 FINAL ORDER FOR ZONING BOARD OF APPEALS CASE NO. 3351,
 AND THE CONDITIONS CONTAINED THEREIN.
  
 4. ON SHEET A-1.3.01, THE DIMENSIONS PROVIDED FOR THE
 PARKING AREA (SPACES, DRIVE AISLES, ETC.) DO NOT MATCH
 THE SCALE OF THE DRAWING, NOR THE APPROVED SITE PLAN.
  
 5. THE HEIGHT OF THE BUILDING EXCEEDS THAT WHICH WAS
 APPROVED BY THE ZONING BOARD OF APPEALS, AND SHOWN ON
 THE SITE PLAN.
  
 6. PURSUANT TO ZBA CASE NO. 3351:
  
  6.1. ALL GATES (PEDESTRIAN AND VEHICULAR) PROVIDING
 ACCESS TO THE MAINTENANCE FACILITY SHALL BE OPAQUE,
 RESTRICTING VISIBILITY FROM OUTSIDE THE GOLF COURSE
 PROPERTY. A DETAIL OF THE PROPOSED GATE AND SCREENING
 MATERIAL SHALL BE SUBMITTED TO THE DEVELOPMENT SERVICES
 DEPARTMENT ? PLANNING DIVISION PRIOR TO THE ISSUANCE OF
 ANY BUILDING PERMIT.
  
  6.2. THE BUILDING, INCLUDING THE ROOF, SHALL BE
 PAINTED DARK GREEN, OR SIMILAR, IN COLOR. A COLOR
 SAMPLE SHALL BE SUBMITTED TO THE DEVELOPMENT SERVICE
 DEPARTMENT ? PLANNING DIVISION FOR APPROVAL PRIOR TO
 ISSUANCE OF ANY BUILDING PERMIT.
  
  6.3. SIGNAGE SHALL BE POSTED INSIDE THE FACILITY,
 ACCESSIBLE TO ALL EMPLOYEES OF THE MAINTENANCE
 FACILITY, INDICATING THE FOLLOWING:
  
  6.3.1. NO IDLING OF LAWNMOWERS OR OTHER LANDSCAPE
 MAINTENANCE EQUIPMENT SHALL BE PERMITTED OUTSIDE THE
 CONFINES OF THE BUILDING. EQUIPMENT SHALL ONLY BE
 RUNNING OUTDOORS AS PART OF NORMAL TRANSIT TO AND FROM
 THE FACILITY.
  
  6.3.2. ALL OVERHEAD DOORS ON THE EAST SIDE OF THE
 FACILITY SHALL REMAIN CLOSED AT ALL TIMES, EXCEPT WHEN
 NECESSARY TO ENTER AND EXIT AND THE BUILDING.
  
  DETAILS SHALL BE PROVIDED REGARDING THE REQUIRED
 SIGNAGE (I.E. PLACEMENT, ETC.).
  
  6.4. ALL NEW FENCING SHALL BE OPAQUE. A DETAIL SHALL
 BE PROVIDED PRIOR TO THE ISSUANCE OF ANY BUILDING
 PERMIT.
  
 7. SEPARATE PERMITS SHALL BE REQUIRED FOR THE
 FOLLOWING:
  
  7.1. FENCING
  
  7.2. LANDSCAPING ? NOTE THAT PURSUANT TO ZBA CASE NO.
 3351, THE FOLLOWING ITEMS SHALL BE COMPLETED PRIOR TO
 THE ISSUANCE OF A LANDSCAPE PERMIT:
  
  7.2.1. THE LOCATIONS OF THE PRESERVED AND RELOCATED
 TREES AND PALMS SHALL BE SHOWN.
  
  7.2.2. THE PROPERTY LINE SHALL BE SHOWN.
  
  7.2.3. ALL UTILITIES INCLUDING WATER, SEWER, AND FPL
 TRANSFORMERS SHALL BE SHOWN ON THE LANDSCAPE PLAN;
 UTILITY LOCATIONS SHALL BE ADJUSTED TO AVOID TREES.
  
  7.2.4. LOCATIONS OF ROOT BARRIERS SHALL BE SHOWN TO
 PROTECT INFRASTRUCTURE AND TREES FROM CONFLICTS. THIS
 INCLUDES WATER, SEWER, DRAINAGE, SIDEWALKS AND CURBS,
 AND ANY FIELD STRUCTURES THAT COULD BE IMPACTED BY TREE
 ROOTS.
  
  7.2.5. SCREENING SHALL BE PROVIDED FOR ALL GROUND
 MOUNTED EQUIPMENT AND UTILITIES.
  
  7.2.6. THE PROPOSED SMALL LEAF CLUSIA SHALL BE A
 MINIMUM OF 6 FEET IN HEIGHT AT TIME OF INSTALLATION.
  
  7.3. IRRIGATION
  
  7.4. DUMPSTER/YARD WASTE ENCLOSURES
