 BUILDING REVIEW COMMENTS
 CODE: FBC 5TH EDITION (2014) AND CITY AMENDMENTS.
  
 1- PERMIT WAS ISSUED BASED ON PLANS SHOWING THE FINISH
 FLOOR ELEVATION OF 8'-6" FOR THE MAIN HOUSE, 7'-6" FOR
 THE GARAGE, 8'-0" FOR THE CABANA AND 7'-6" FOR ALL
 EQUIPMENT. FINAL ELEVATION CERTIFICATE SIGNED AND
 SEALED BY THE SURVEYOR ON 6/6/18 SHOWS MAIN HOUSE
 FINISH FLOOR AT 7.4 FEET, GARAGE FINISH FLOOR ELEVATION
 AT 6.4 FEET. FINAL FINISH FLOOR ELEVATIONS DON'T MATCH
 APPROVED PLANS AND DON'T COMPLY WITH THE CITY FLOOD
 MANAGEMENT ORDINANCE AT THE TIME OF PERMIT ISSUANCE
 (SEC. 94-546).
  
 2- THERE WERE NO REVISIONS SUBMITTED INDICATING THAT
 THE FINISH FLOOR ELEVATIONS WERE CHANGED. THE FLOOD
 INSURANCE RATE MAP (FIRM) DATED 03/01/1979 IDENTIFIES
 THIS PROPERTY TO BE IN FLOOD ZONE A5 WITH A BASE FLOOD
 ELEVATION OF 7 FEET USING THE 1929 NGVD ELEVATION
 DATUM. CITY ORDINANCE REQUIRED THE FINISHED FLOOR
 ELEVATION TO BE RAISED 6" ABOVE THE BASED FLOOD
 ELEVATION. THIS HOUSE DOESN'T COMPLY WITH THE CITY
 FLOOD MANAGEMENT SEC. 94-546. PLANS NEED TO BE REVISED
 BY THE ARCHITECT OF RECORD. THE MAIN HOUSE FINISH FLOOR
 NEEDS TO BE RAISED AT LEAST 6 INCHES ABOVE BASED FLOOR
 ELEVATION (7'-6" MIN. TOTAL) AND THE GARAGE FINISH
 FLOOR NEED TO HAVE FLOOD VENTS SHOWING COMPLIANCE WITH
 SEC. R322.2.2 FBC-RESIDENTIAL, 5TH EDITION (2014).
 NOTE: PRODUCT APPROVALS ARE REQUIRED FOR FLOOD VENTS.
  
 3- THE GARAGE IS A SEPARATE STRUCTURE. IT IS NOT
 ATTACHED TO THE HOUSE. THERE ARE THREE STRUCTURES IN
 THIS PROPERTY: MAIN HOUSE, GARAGE AND CABANA. PROVIDE
 ELEVATION CERTIFICATE WITH COMPLETE INFORMATION FOR
 EACH STRUCTURE INCLUDING THE FINISH FLOOR ELEVATION OF
 ALL EQUIPMENT. SEC. R322.1 AND SEC. R322.1.6
 FBC-RESIDENTIAL.
  
 4- SECTION B OF THE ELEVATION CERTIFICATE NEEDS TO BE
 FILLED ON THE BASIS OF THE FLOOD INSURANCE RATE MAP
 (FIRM) IN EFFECT AT THE TIME OF CERTIFICATION. REVISE
 AS REQUIRED. NOTE: PROVIDE CONVERSION FROM NGVD 1929 TO
 NAVD 1988 WHICH IS THE CURRENT ELEVATION DATUM TO BE
 USED. SEE FEMA ELEVATION CERTIFICATE AND INSTRUCTIONS
 2015 EDITION FOR COMPLETE INFORMATION REGARDING
 ELEVATION CERTIFICATES.
  
 5- PROVIDE FINAL SURVEY AFTER HOUSE FINISH FLOOR IS
 RAISED AND FLOOD VENTS ARE INSTALLED. SEC. R322.1.10
 FBC-RESIDENTIAL. ALSO, SHOW THE BUILDING HEIGHT FOR
 ZONING COMPLIANCE.
