 1ST REVIEW FBC 2017 EXISTING BUILDING
  
 1 - FBC 107.2.1 - CONSTRUCTION DOCUMENTS SHALL BE OF
 SUFFICIENT CLARITY TO INDICATE THE LOCATION, NATURE AND
 EXTENT OF THE WORK PROPOSED AND SHOW IN DETAIL THAT IT
 WILL CONFORM TO THE PROVISIONS OF THIS CODE AND
 RELEVANT LAWS, ORDINANCES, RULES AND REGULATIONS, AS
 DETERMINED BY THE BUILDING OFFICIAL.
  
 PLEASE DECLARE UPON THE PLAN THE APPLICABLE CODE
 CRITERIA GOVERNING THE PROPOSED WORK. PURSUANT TO
 DISCUSSIONS WITH THE CONTRACTOR AND DESIGNER OF RECORD,
 IT IS APPARENT THAT THE APPLICABLE CODE IS THE FBC 2017
 EXISTING BUILDING , MORE PARTICULARLY CHAPTER 13
 RELOCATED OR MOVED BUILDINGS. PLEASE PROVIDE A CLEAR
 SCOPE OF WORK. THE SCOPE SHOULD IDENTIFY THAT AN
 EXISTING STRUCTURE(S) IS BEING MOVED AND INCLUDE A
 DESCRIPTION OF THE MEANS AND METHODS INTENDED TO
 CONNECT A MOVED STRUCTURE TO THE FOUNDATION AND
 STEMWALL. PROVIDE ADDITIONAL DETAILS OR NOTES RELATIVE
 TO PROPOSED IMPROVEMENTS SUCH AS PLUMBING, ELECTRICAL,
 HVAC, LANDSCAPING, DRIVEWAY, SEPARATE STRUCTURES,
 INCLUDING A FUTURE POOL. THE ENTIRE SCOPE OF WORK TO
 RESULT IN THE COMPLETE PROJECT SHOULD BE INCLUDED. YOU
 MAY ELECT TO DEFER INFORMATION UNDER DESIGN WHICH IS
 FORTHCOMING. PLEASE NOTE THAT EACH SEPARATE STRUCTURE
 REQUIRES A SEPARATE PERMIT APPLICATION. ADDITIONALLY,
 DRIVEWAYS, LANDSCAPING, POOLS, AND POOL BARRIERS
 REQUIRES SEPARATE PERMIT SUBMITTALS. PLEASE NOTE OR
 ACKNOWLEGE THIS ON THE PLAN. ADDITIONALLY THERE APPEARS
 TO BE STREET IMPROVEMENTS PROPOSED. PLEASE ACKNOWLEGE
 SUCH IMPROVEMENTS TO THE RIGHT OF WAY ARE TO BE
 APPROVED BY THE CITY OF WEST PALM BEACH ENGINEERING
 DEPARTMENT UNDER SEPARATE REVIEW. THE DRIVEWAY DEPICTED
 ON THE PRELIMINARY SITE PLAN IS SHOWN TO CONNECT TO A
 FUTURE ROAD EXTENTION.
  
 2 - CHAPTER 481, FLORIDA STATUTES& 61G1 FLORIDA
 ADMINISTRATIVE CODE.
  
 THE PLANS ARE DESIGNED BY MARK S MCCREE, REGISTERED
 ARCITECT, BUT DO NOT BEAR A PHYSICAL SIGNATURE AND SEAL
 AS REQUIRED. PLEASE PHYSICALLY SIGN AND SEAL THE
 PHYSICAL SETS OF PLANS.
  
 3A - FBC 107.2.5 SITE PLAN
  
 THE SITE PLAN MUST INCLUDE PROPOSED LOT DRAINAGE, AND
 DESIGN FLOOD ELEVATIONS.
  
 4 - FBC 107.3.5.3 PROVIDE THE FOLLOWING MINIMUM
 SUBMITTAL DOCUMENTS:
 A) CURRENT SURVEY. PLEASE NOTE THE SURVEY PROVIDED
 APPEARS PENDING PLAT CONCEPT THAT IS NOT YET APPROVED.
 B) DESIGN FLOOD ELEVATION, LOWEST FLOOR ELEVATION,
 FLOOD DAMAGE RESISTANT MATERIALS.
 C) PROPOSED ELEVATION CERTIFICATE FOR STRUCTURES AND
 EQUIPMENT IN SPECIAL FLOOD HAZARD AREA.
  
 5 - FBCE1302.6 FLOOD HAZARD AREAS.
  
 IF RELOCATED OR MOVED INTO A FLOOD HAZARD AREA,
 STRUCTURES SHALL COMPLY WITH SECTION 1612 OF THE
 FLORIDA BUILDING CODE, BUILDING, OR SECTION R322 OF THE
 FLORIDA BUILDING CODE, RESIDENTIAL, AS APPLICABLE.
 IT APPEARS FROM THE SUBMITTED SURVEY THAT THE STRUCTURE
 IS PROPOSED TO BE LOCATED IN A FLOOD HAZARD AREA. SEE
 ABOVE COMMENTS IN 4.
