 1) PLEASE PROVIDE A SOIL TEST PER FBC 401.4
 WHERE QUANTIFIABLE DATA CREATED BY ACCEPTED SOIL
 SCIENCE METHODOLOGIES INDICATE EXPANSIVE, COMPRESSIBLE,
 SHIFTING OR OTHER QUESTIONABLE SOIL CHARACTERISTICS ARE
 LIKELY TO BE PRESENT, THE BUILDING OFFICIAL SHALL
 DETERMINE WHETHER TO REQUIRE A SOIL TEST TO DETERMINE
 THE SOIL?S CHARACTERISTICS AT A PARTICULAR LOCATION.
 THIS TEST SHALL BE DONE BY AN APPROVED AGENCY USING AN
 APPROVED METHOD.
  
 2) THE SITE PLAN HAS LIMITED INFORMATION RELATIVE TO
 DRAINAGE. PLEASE PROVIDE A PROFESSIONALLY PREPARED
 DRAINAGE PLAN PER FBC-110.9 IMPACT OF CONSTRUCTION. NEW
 CONSTRUCTION ACTIVITY SHALL NOT ADVERSELY IMPACT LEGAL
 HISTORIC SURFACE WATER DRAINAGE FLOWS SERVING ADJACENT
 PROPERTIES, AND MAY REQUIRE SPECIAL DRAINAGE DESIGN
 COMPLYING WITH ENGINEERING STANDARDS TO PRESERVE THE
 POSITIVE DRAINAGE PATTERNS OF THE AFFECTED SITES.
 NOTE PER R401.1 SURFACE DRAINAGE SHALL BE DIVERTED TO A
 STORM SEWER CONVEYANCE OR OTHER APPROVED POINT OF
 COLLECTION THAT DOES NOT CREATE A HAZARD. LOTS SHALL BE
 GRADED TO DRAIN SURFACE WATER AWAY FROM FOUNDATION
 WALLS. THE GRADE SHALL FALL A MINIMUM OF 6 INCHES (152
 MM) WITHIN THE FIRST 10 FEET (3048 MM).
  
 3) PLEASE NOTE A DRIVEWAY APPROACH DETAIL IS PROVIDED.
 A SEPARATE PERMIT AND DESIGN IS REQUIRED FOR THE
 DRIVEWAY PERMIT, IT IS NOT INCLUDED IN THIS REVIEW.

 WIDTH REQUIREMENT: FBCR-320.1.1 - ALL NEW SINGLE-FAMILY
 HOUSES, DUPLEXES, TRIPLEXES, CONDOMINIUMS AND
 TOWNHOUSES SHALL PROVIDE AT LEAST ONE BATHROOM, LOCATED
 WITH MAXIMUM POSSIBLE PRIVACY, WHERE BATHROOMS ARE
 PROVIDED ON HABITABLE GRADE LEVELS, WITH A DOOR THAT
 HAS A 29-INCH (737 MM) CLEAR OPENING. HOWEVER, IF ONLY
 A TOILET ROOM IS PROVIDED AT GRADE LEVEL, SUCH TOILET

 9) SHEET A-1 CONTAINS A NOTE RELATIVE TO BEDROOM EGRESS

 10) SHEET A-1 THE DOOR SEPARATING THE GARAGE FROM THE
 UTILITY ROOM IS UNSPECIFIED IN TERMS OF FIRE
 RESISTANCE. PLEASE SPECIFY TO ASSURE COMPLIANCE WITH
 FBCR-302.5.1 OPEN PROTECTION. OPENINGS BETWEEN THE
 GARAGE AND RESIDENCE SHALL BE EQUIPPED WITH SOLID WOOD
 DOORS NOT LESS THAN 13/8 INCHES (35 MM) IN THICKNESS,
 SOLID OR HONEYCOMB-CORE STEEL DOORS NOT LESS THAN 13/8
 INCHES (35 MM) THICK, OR 20-MINUTE FIRE-RATED DOORS.
  
 11) SHEET A-2 THE WALL SECTION DOES NOT SPECIFY THE
 WALL INSULATION TYPE OR VALUE. PLEASE PROVIDE AN
 INDICATION CONSISTENT WITH THAT SPECIFIED IN THE ENERGY
 SUBMITTAL. ADDITIONALLY, THE NOTE RELATIVE TO CEILING
 INSULATION IS SLIGHTLY INCONSISTENT WITH BOTH THE
 ENERGY SUBMITTAL AND THE PRODUCT INFORMATION SUBMITTED.
 THE NOTE SPECIFIES AN R-19 VALUE WHERE THE ENERGY
 SUBMITTAL SPECIFIES R-20. PLEASE RECONCILE. PRESUMABLY
 R-20 IS TO BE USED IN A 5? THICKNESS PER TABLE 1 ON
 PAGE 6 OF 7 OF ESR-1826, PLEASE CONFIRM BY NOTATION OF
 THE USE OF CLASSIC PLUS. FBC-107; PLEASE PROVIDE THIS
 CONSISTENT MINIMUM PLAN REVIEW CRITERIA.
  
 12) SHEET A-2 CONTAINS A NOTE RELATIVE TO A WATER
 RESISTIVE BARRIER. ASSURE THE PROPOSED METHOD COMPLIES
 WITH FBCR-703.7.3 WATER-RESISTIVE BARRIERS SHALL BE
 INSTALLED AS REQUIRED IN SECTION R703.2 AND, WHERE
 APPLIED OVER WOOD-BASED SHEATHING, SHALL INCLUDE A
 WATER-RESISTIVE VAPOR-PERMEABLE BARRIER WITH A
 PERFORMANCE AT LEAST EQUIVALENT TO TWO LAYERS OF GRADE
 D PAPER. THE INDIVIDUAL LAYERS SHALL BE INSTALLED
 INDEPENDENTLY SUCH THAT EACH LAYER PROVIDES A SEPARATE
 CONTINUOUS PLANE AND ANY FLASHING (INSTALLED IN
 ACCORDANCE WITH SECTION R703.4) INTENDED TO DRAIN TO
 THE WATER-RESISTIVE BARRIER IS DIRECTED BETWEEN THE
 LAYERS.
  
 13) PLEASE NOTE THE TRUSS MANUFACTURER SUBMITTAL
 DOCUMENTS AS NOTED ON SHEET S-2 MAY BE A DEFERRED
 SUBMITTAL PRIOR TO TRUSS ERECTION PER FBCR802.10.1.
 TRUSS DESIGN DRAWINGS, PREPARED IN CONFORMANCE TO
 SECTION R802.10.1, SHALL BE PROVIDED TO THE BUILDING
 OFFICIAL AND APPROVED PRIOR TO INSTALLATION. TRUSS
