 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 ORIGINAL COMMENT:
 1- PLANS TO HAVE COMPLETE DETAILS AND SPECIFICATIONS
 CLEARLY SPECIFYING ALL SCOPE OF WORK, INCLUDING BUT NOT
 LIMITED TO WORK ON TENANT FIRE RATED WALLS, FLOOR
 CEILING FIRE RATED ASSEMBLY, FIRE RATING OF TENANT
 ENTRY DOORS, DESIGN PRESSURES FOR EXTERIOR DOORS AND
 WINDOWS, ETC. SEC. 107.2.1 CITY AMENDMENTS.
 NOTE: ACCORDING TO CITY RECORDS PERMIT #98100735 AND
 PROPERTY APPRAISER THERE ARE 12 UNITS TOTAL NOT 13.
 PLANS TO SHOW THAT EXISTING OFFICE IS CHANGED TO
 APARTMENT/STUDIO. NEED TO TAKE PLANS TO PALM BEACH
 COUNTY FOR IMPACT FEES ASSESSMENT.
  
 RESPONSE:
 REPEAT COMMENT. SCOPE OF WORK SHOWN ON THE FIRST FLOOR
 PLAN SHEET OF DRAWINGS SUBMITTED IS TOO GENERAL.
 ARCHITECT TO PROVIDE COMPLETE DETAILS AND
 SPECIFICATIONS FOR WORK IN FIRE RATED WALLS, FLOOR
 CEILING ASSEMBLIES, ETC. AND, CLEARLY IDENTIFY ALL
 AREAS OF WORK. ALSO, COORDINATE WITH SCOPE OF WORK
 SHOWN CONTRACTOR'S PROPOSAL TO AVOID CONFLICTS/DELAYS.
  
 2- IMPACT FEES
 UPON APPROVAL OF PLANS ONE SET OF PLANS SHALL BE SIGNED
 OUT AND SUBMITTED TO PALM BEACH COUNTY FOR AN IMPACT
 FEE REVIEW BASED ON THE NUMBER OF UNITS. THE PLANS WITH
 THE IMPACT FEE STAMP AND A COPY OF THE PAID RECEIPT
 MUST BE RETURNED TO THE CITY BUILDING DEPARTMENT BEFORE
 THE BUILDING PERMIT BEFORE A PERMIT TO CONSTRUCT CAN BE
 ISSUED, IMPACT FEES MUST BE PAID TO PALM BEACH CAN BE
 ISSUED. FOR INFORMATION CALL PALM BEACH COUNTY IMPACT

 COMPLIANCE WITH THE EGRESS REQUIREMENTS OF SEC. 702.5
 FBC-EXISTING BUILDING.

 SIZE AND TYPE OF WINDOWS AND PROPOSED SIZE AND TYPE.
 PROVIDE REQUIRED INFORMATION. NEED TO VERIFY
 MANUFACTURER'S LARGEST STANDARD SIZE WINDOW. SEE COPY
 BELOW OF THE REQUIREMENTS OF SEC. 702.5 FBC-EXISTING
 BUILDING CODE WHEN REPLACING WINDOWS. ALSO, NEED TO
 VERIFY WINDOW OPENING CONTROL DEVICES. SEE SEC. 702.4
 FBC-EXISTING BUILDING BELOW.
 NOTE: CLARIFY WHY ONLY THE BEDROOM WINDOWS FOR UNIT #5
 ON FIRST FLOOR AND UNIT #12 ON SECOND FLOOR HAVE A
 DIFFERENT WINDOW HEIGHT AS THE REST OF THE BEDROOM
 WINDOWS. ALSO, THEY DON'T SEEM TO BE THE SAME AS ONES
 SHOWN ON APPROVED PERMIT #98100735. (COORDINATE WITH
 ITEM #8 BELOW).
  
 702.5 EMERGENCY ESCAPE AND RESCUE OPENINGS.
  
 WHERE WINDOWS ARE REQUIRED TO PROVIDE EMERGENCY ESCAPE
 AND RESCUE OPENINGS IN GROUP R-2 AND R-3 OCCUPANCIES
 AND ONE- AND TWO-FAMILY DWELLINGS AND TOWNHOUSES
 REGULATED BY THE FLORIDA BUILDING CODE, RESIDENTIAL,
 REPLACEMENT WINDOWS SHALL BE EXEMPT FROM THE
 REQUIREMENTS OF SECTIONS 1030.2, 1030.3 AND 1030.5 OF
 THE FLORIDA BUILDING CODE, BUILDING AND SECTIONS
 R310.21 AND R310.2.3 OF THE FLORIDA BUILDING CODE,
 RESIDENTIAL ACCORDINGLY, PROVIDED THE REPLACEMENT
 WINDOW IS THE MANUFACTURER?S LARGEST STANDARD SIZE
 WINDOW THAT WILL FIT WITHIN THE EXISTING FRAME OR
 EXISTING ROUGH OPENING. THE REPLACEMENT WINDOW SHALL BE
 PERMITTED TO BE OF THE SAME OPERATING STYLE AS THE
 EXISTING WINDOW OR A STYLE THAT PROVIDES FOR AN EQUAL
 OR GREATER WINDOW OPENING AREA THAN THE EXISTING
 WINDOW.
  
 WINDOW OPENING CONTROL DEVICES COMPLYING WITH ASTM
 F2090 SHALL BE PERMITTED FOR USE ON WINDOWS REQUIRED TO
 PROVIDE EMERGENCY ESCAPE AND RESCUE OPENINGS.
  
 NOTE: WINDOW REPLACEMENT ALSO MAY NEED TO COMPLY WITH
 THE WINDOW OPENING CONTROL DEVICES SEC. 702.4
 FBC-EXISTING BUILDING. CLEARLY IDENTIFY ON PLANS
 WINDOWS THAT WILL REQUIRE WINDOW OPENING CONTROL
 DEVICES. SEE COPY OF SEC. 702.4 BELOW.
  
 702.4 WINDOW OPENING CONTROL DEVICES.
 IN GROUP R-2 OR R-3 BUILDINGS CONTAINING DWELLING UNITS
 AND ONE- AND TWO-FAMILY DWELLINGS AND TOWNHOUSES
 REGULATED BY THE FLORIDA BUILDING CODE, RESIDENTIAL,
 WINDOW OPENING CONTROL DEVICES COMPLYING WITH ASTM
 F2090 SHALL BE INSTALLED WHERE AN EXISTING WINDOW IS
 REPLACED AND WHERE ALL OF THE FOLLOWING APPLY TO THE
 REPLACEMENT WINDOW:
  
 1.THE WINDOW IS OPERABLE;
  
 2. THE WINDOW REPLACEMENT INCLUDES REPLACEMENT OF THE
 SASH AND THE FRAME;
  
 3.ONE OF THE FOLLOWING APPLIES:
  
 3.1.IN GROUP R-2 OR R-3 BUILDINGS CONTAINING DWELLING
 UNITS, THE TOP OF THE SILL OF THE WINDOW OPENING IS AT
 A HEIGHT LESS THAN 36 INCHES (915 MM) ABOVE THE
 FINISHED FLOOR; OR
  
 3.2. IN ONE- AND TWO-FAMILY DWELLINGS AND TOWNHOUSES
 REGULATED BY THE FLORIDA BUILDING CODE, RESIDENTIAL,
 THE TOP SILL OF THE WINDOW OPENING IS AT A HEIGHT LESS
 THAN 24 INCHES (610 MM) ABOVE THE FINISHED FLOOR;
  
 4.THE WINDOW WILL PERMIT OPENINGS THAT WILL ALLOW
 PASSAGE OF A 4-INCH-DIAMETER (102 MM) SPHERE WHEN THE
 WINDOW IS IN ITS LARGEST OPENED POSITION; AND
  
 5.THE VERTICAL DISTANCE FROM THE TOP OF THE SILL OF THE
 WINDOW OPENING TO THE FINISHED GRADE OR OTHER SURFACE
 BELOW, ON THE EXTERIOR OF THE BUILDING, IS GREATER THAN
 72 INCHES (1829 MM).
  
 THE WINDOW OPENING CONTROL DEVICE, AFTER OPERATION TO
 RELEASE THE CONTROL DEVICE ALLOWING THE WINDOW TO FULLY
 OPEN, SHALL NOT REDUCE THE MINIMUM NET CLEAR OPENING
 AREA OF THE WINDOW UNIT TO LESS THAN THE AREA REQUIRED
 BY THE FLORIDA BUILDING CODE, BUILDING.
  
 EXCEPTIONS:
  
 1.OPERABLE WINDOWS WHERE THE TOP OF THE SILL OF THE
 WINDOW OPENING IS LOCATED MORE THAN 75 FEET (22 860 MM)
 ABOVE THE FINISHED GRADE OR OTHER SURFACE BELOW, ON THE
 EXTERIOR OF THE ROOM, SPACE OR BUILDING, AND THAT ARE
 PROVIDED WITH WINDOW FALL PREVENTION DEVICES THAT
 COMPLY WITH ASTM F2006.
  
 2.OPERABLE WINDOWS WITH OPENINGS THAT ARE PROVIDED WITH
 WINDOW FALL PREVENTION DEVICES THAT COMPLY WITH ASTM
 F2090.

 CONTRACTOR'S PROPOSAL LETTER SUBMITTED INCLUDES
 EXTERIOR WORK THAT NEEDS TO BE DONE UNDER SEPARATE
 PERMITS (ROOFING, EXTERIOR LIGHTING, LANDSCAPING AND
 DRIVEWAY). PROVIDE ONLY THE VALUATION FOR WORK WITHIN
 THE BUILDING. APPLY FOR THE OTHER PERMITS SEPARATELY.
 ALSO, PROPOSAL LETTER SPECIFIES 25 UNITS. CLARIFY # OF
 UNITS. NOTE: CONTRACTOR AND ARCHITECT TO COORDINATE

 (IIC) TEST DONE IN ACCORDANCE WITH ASTM E 492 AS

 THERE ARE NO CITY RECORDS FOR PERMITS TO DO ALTERATIONS
 TO THE APPROVED PLANS. THERE ARE SIGNIFICANT CHANGES ON
 THE FIRST AND SECOND FLOOR PLANS. FLOOR LAYOUT WAS
 CHANGED ON SOME UNITS. ARCHITECT TO PROVIDE COMPLETE
 DETAILS AND SPECIFICATIONS FOR WORK ON AREAS THAT WERE
 CHANGED FROM APPROVED PLANS ON PERMIT #98100735.
 INCLUDING BUT NOT LIMITED TO UNIT #6 NEW EXTERIOR DOOR
 ON WEST SIDE, MAIN SINGLE ENTRY DOOR ON EAST SIDE AND
 ALL UNITS FLOOR LAYOUTS THAT WERE CHANGED. SEC. 107.2.1
 AND SEC. 105.1 CITY AMENDMENTS.
  
 9- FIRST FLOOR PLAN SUBMITTED SHOWS A DOOR AT THE ENTRY
 OF STAIRWAY TO SECOND FLOOR. THIS DOOR LOOKS LIKE IS
 BLOCKING THE EGRESS FROM RESIDENTS ON SECOND FLOOR. IN
 ADDITION NEED TO SHOW COMPLIANCE WITH SEC. 1010.1.9.11
 FBC (DOORS) AND SEC. 1011.6 FBC (LANDINGS). REVISE AS
