 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) THE COVERSHEET A1:
  
 1A) THE COVERSHEET A1 UNDER THE HEADING PROJECT
 DESCRIPTION LIST THIS AS A LEVEL LL ALTERATION. PLEASE
 NOTE THE LAST KNOWN USE (BUSINESS TAX) WAS SMYRNA
 MARKET OR A RETAIL OCCUPANCY. THIS WOULD MAKE THE USE A
 CHANGE OF OCCUPANCY AND UNDER THE 2017 FBC-EXISTING
 BUILDING CODE CHAPTER 10 CHANGE OF OCCUPANCY. SEE
 SECTION 1001.2.2.1 OF THE EXISTING BUILDING CODE.
 PARTIAL CHANGE OF OCCUPANCY. WHERE THE OCCUPANCY
 CLASSIFICATION OR GROUP OF A PORTION OF AN EXISTING
 BUILDING IS CHANGED, SECTION 1012 SHALL APPLY.
  
 1B) IT WOULD APPEAR THAT THE MAIN OCCUPANCY IS NOT A
 BUSINESS OCCUPANCY BUT A F-1 OCCUPANCY. PLEASE REFER TO
 THE 2017 FBC-B 508.2.3 OF THE EXISTING BUILDING CODE.
 YOU MUST TAKE THE BUILDING AREA PER FLOOR, NOT THE
 TENANT SPACE.
 508.2.3 ALLOWABLE BUILDING AREA. THE ALLOWABLE AREA OF
 THE BUILDING SHALL BE BASED ON THE APPLICABLE
 PROVISIONS OF SECTION 506 FOR THE MAIN OCCUPANCY OF THE
 BUILDING. AGGREGATE ACCESSORY OCCUPANCIES SHALL NOT
 OCCUPY MORE THAN 10 PERCENT OF THE FLOOR AREA OF THE
 STORY IN WHICH THEY ARE LOCATED AND SHALL NOT EXCEED
 THE TABULAR VALUES FOR NONSPRINKLERED BUILDINGS IN
 TABLE 506.2 FOR EACH SUCH ACCESSORY OCCUPANCY.
  
 1C) SINCE THE BUSINESS PORTION OF THE TENANT SPACE IS
 ACCESSORY TO THE F-1 OCCUPANCY THERE IS NO NEED OF AN
 OCCUPANCY SEPARATION. 2017 FBC-B 508.2.4 SEPARATION OF
 OCCUPANCIES. NO SEPARATION IS REQUIRED BETWEEN
 ACCESSORY OCCUPANCIES AND THE MAIN OCCUPANCY.
  
 1D) COMMON PATH OF TRAVEL FOR THE F-1 OCCUPANCY IS
 STILL 75 FEET, MUST CHANGE THE OCCUPANCY TYPE. 2017

 1E) THE A-1 SHEET UNDER FIRE PROTECTION LIST THIS
 BUILDING AS NOT-SPRINKLERED, WHEREAS SHEET A5 TABLE
 803.9 IS TAKING CREDIT FOR A FIRE SPRINKLERED BUILDING.
 DISCREPANCY IN PLANS, PLEASE CORRECT. 107.2.1.3.
 ADDITIONAL INFORMATION IS REQUIRED.
  
 2) SHEET A-3 SHOWS A NEW DOOR OPENING TO THE EXTERIOR,
 A NEW 6068 DOUBLE DOORS. PLEASE PROVIDE A SITE PLAN FOR
 WHERE THE 6068 DOORS ARE LEADING TOO. IF THERE IS TO BE
 SEASONAL SEATING PLEASE PROVIDE ON THE SITE PLAN THE
 ADDITIONAL SEATING. 2017 FBC-B 302.1. A ROOM OR SPACE
 THAT IS INTENDED TO BE OCCUPIED AT DIFFERENT TIMES FOR
 DIFFERENT PURPOSES SHALL COMPLY WITH ALL OF THE
 REQUIREMENTS THAT ARE APPLICABLE TO EACH OF THE
 PURPOSES FOR WHICH THE ROOM OR SPACE WILL BE OCCUPIED.
  
 3) PLEASE SHOW COMPLIANCE WITH SECTION 202.4.1. OF THE
 2017 FBC-ACCESSIBILITY CODE SECTION 202.4.1
 DISPROPORTIONATE COST. PROVIDE AN ITEMIZED LIST WHERE
 0.20 % OF THE PERMIT VALUE IS GOING TO ACCESSIBLE
 UPGRADES OR UP TO $5,000.00 IN VALUE MEETING THE EVENT
 OF DISPROPORTIONALITY UNDER 202.4.2.
 FBC-ACCESSIBILITY CODE SECTION 202.4.1 DISPROPORTIONATE
 COST.
 ALTERATIONS MADE TO PROVIDE AN ACCESSIBLE PATH OF
 TRAVEL TO THE ALTERED AREA WILL BE DEEMED
 DISPROPORTIONATE TO THE OVERALL ALTERATION WHEN THE

 3A) SHEET A3 & A4 IDENTIFY THE FRONT DOOR AS DOOR 101.
 PLEASE PROVIDE ADDITIONAL INFORMATION FOR THE FRONT
 ENTRY. GOOGLE EARTH STREET VIEW SHOWS A COLUMN AT THE
 FRONT ENTRY AS WELL AS A HORIZONTAL BAR APPROXIMATELY
 36 INCHES ABOVE GRADE. 107.2.1.3 ADDITIONAL INFORMATION

 EXISTING BUILDINGS THAT UNDERGO A CHANGE OF GROUP OR
 OCCUPANCY CLASSIFICATION SHALL COMPLY WITH THE
 PROVISIONS OF THE FLORIDA BUILDING CODE, ACCESSIBILITY.
  
 ACCESS. CODE 404.2.4 MANEUVERING CLEARANCES. MINIMUM
 MANEUVERING CLEARANCES AT DOORS AND GATES SHALL COMPLY
 WITH 404.2.4. MANEUVERING CLEARANCES SHALL EXTEND THE
 FULL WIDTH OF THE DOORWAY AND THE REQUIRED LATCH SIDE
 OR HINGE SIDE CLEARANCE. THE FRONT DOOR APPEARS TO HAVE
 LESS THAN THE REQUIRED 18 INCHES FOR MANEUVERING
 CLEARANCES.
  
 3B) THERE IS ALSO A RAMP; PLEASE PROVIDE THE SLOPE IN
 INCHES RISE PER FEET IN LENGTH. 2017 ACCESSIBILITY
 CODE. 405.2 SLOPE. RAMP RUNS SHALL HAVE A RUNNING SLOPE
 NOT STEEPER THAN 1:12. EXCEPTION: IN EXISTING SITES,
 BUILDINGS, AND FACILITIES, RAMPS SHALL BE PERMITTED TO
 HAVE RUNNING SLOPES STEEPER THAN 1:12 COMPLYING WITH
 TABLE 405.2 WHERE SUCH SLOPES ARE NECESSARY DUE TO
 SPACE LIMITATIONS.
  
 3C) THE EXISTING RESTROOM DOES NOT ALSO MEET THE
 REQUIREMENTS FOR A SINGLE USER TOILET ROOM UNDER 213.2
 TOILET ROOMS AND BATHING ROOMS. WHERE TOILET ROOMS ARE
 PROVIDED, EACH TOILET ROOM SHALL COMPLY WITH 603.
 EXCEPTIONS:
 1.IN ALTERATIONS WHERE IT IS TECHNICALLY INFEASIBLE TO
 COMPLY WITH 603, ALTERING EXISTING TOILET ROOMS SHALL
 NOT BE REQUIRED WHERE A SINGLE UNISEX TOILET ROOM
 COMPLYING WITH 213.2.1 IS PROVIDED AND LOCATED IN THE
 SAME AREA AND ON THE SAME FLOOR AS EXISTING IN
 ACCESSIBLE TOILET OR BATHING ROOMS.
  
 4) SHEET A3 & A4. NEW WORK NOT COVERED UNDER THE 20%
 DISPROPORTIONATE COST. PLEASE SHOW COMPLIANCE WITH:
  
 4A) 226.1 WHERE DINING SURFACES ARE PROVIDED FOR THE
 CONSUMPTION OF FOOD OR DRINK, AT LEAST 5 PERCENT OF THE
 SEATING SPACES AND STANDING SPACES AT THE DINING
 SURFACES SHALL COMPLY WITH 902.
  
 4B) 226.2 DISPERSION. DINING SURFACES AND WORK SURFACES
 REQUIRED TO COMPLY WITH 902 SHALL BE DISPERSED
 THROUGHOUT THE SPACE OR FACILITY CONTAINING DINING
 SURFACES AND WORK SURFACES.
  
 4C) 206.2.5 206.2.5 RESTAURANTS AND CAFETERIAS. IN
 RESTAURANTS AND CAFETERIAS, AN ACCESSIBLE ROUTE SHALL
 BE PROVIDED TO ALL DINING AREAS, INCLUDING RAISED OR
 SUNKEN DINING AREAS, AND OUTDOOR DINING AREAS (SEASONAL
 SEATING).
  
 4D) 902.1 .DINING SURFACES SHALL COMPLY WITH 902.2 AND
 902.3. ADVISORY 902.1 GENERAL. DINING SURFACES INCLUDE,
 BUT ARE NOT LIMITED TO, BARS, TABLES, LUNCH COUNTERS,
 AND BOOTHS.
  
 4D)(1) 902.2 CLEAR FLOOR OR GROUND SPACE. A CLEAR FLOOR
 SPACE COMPLYING WITH 305 POSITIONED FOR A FORWARD
 APPROACH SHALL BE PROVIDED. KNEE AND TOE CLEARANCE
 COMPLYING WITH 306 SHALL BE PROVIDED.
  
 4D)(2) 902.3 HEIGHT. THE TOPS OF DINING SURFACES AND
 WORK SURFACES SHALL BE 28 INCHES MINIMUM AND 34 INCHES
 MAXIMUM ABOVE THE FINISH FLOOR OR GROUND.
  
 5) SHEET A4 THERE IS A DISCREPANCY IN THE WIND SPEEDS;
 YES THE VULT WIND SPEED FOR THIS WIND ZONE FOR A
 BUILDING CATEGORY II STRUCTURE IS 170 VULT. THE PLANS
 GO ONTO INDICATE THE VASD IS 132 WHICH IS ALSO CORRECT.
 THERE IS ALSO A STATEMENT THE CURRENT NOA?S ARE TOO BE
 BASED ON 146 VASD. PLEASE NOTE THE 146 VASD WIND ZONES
 ARE FOR DADE AND BROWARD ONLY. IF THE DESIGNER WISHES
 TO DESIGN TO THE HIGHER WIND SPEED THEN ALSO UP THE
 VULT WIND SPEED TO CORRELATE WITH THE 146 VASD. UNTIL
 THIS IS KNOWN THE PRESSURES GIVEN CAN NOT BE DETERMINED
 FOR CODE COMPLIANCE. PLEASE ALSO NOTE THE PRESSURES
 GIVEN NOTE MAX. PSF, THIS IS ASSUMED TO BE 10 SQUARE
 FEET. DISCREPANCY IN PLANS. 107.2.1.3. ALL PRESSURES
