 CHAPTER 1 ADMINISTRATION
  
 1. BUILDING CODE ANALYSIS.
  
 A. SHOWN AS EXISTING BUILDING CODE LEVEL TWO
 ALTERATION. THIS SHOULD BE SHOWN AS AN ADDITION.
  
 SHOW COMPLIANCE WITH THIS CHAPTER.
 1101.1 SCOPE.
 AN ADDITION TO A BUILDING OR STRUCTURE SHALL COMPLY
 WITH THE FLORIDA BUILDING CODE AS ADOPTED FOR NEW
 CONSTRUCTION WITHOUT REQUIRING THE EXISTING BUILDING OR
 STRUCTURE TO COMPLY WITH ANY REQUIREMENTS OF THOSE
 CODES OR OF THESE PROVISIONS, EXCEPT AS REQUIRED BY
 THIS CHAPTER. WHERE AN ADDITION IMPACTS THE EXISTING
 BUILDING OR STRUCTURE, THAT PORTION SHALL COMPLY WITH
 THIS CODE.
 1101.2 CREATION OR EXTENSION OF NONCONFORMITY.
 AN ADDITION SHALL NOT CREATE OR EXTEND ANY
 NONCONFORMITY IN THE EXISTING BUILDING TO WHICH THE
 ADDITION IS BEING MADE WITH REGARD TO ACCESSIBILITY,
 STRUCTURAL STRENGTH, FIRE SAFETY, MEANS OF EGRESS, OR
 THE CAPACITY OF MECHANICAL, PLUMBING, OR ELECTRICAL
 SYSTEMS.
 1101.3 OTHER WORK.
 ANY REPAIR OR ALTERATION WORK WITHIN AN EXISTING
 BUILDING TO WHICH AN ADDITION IS BEING MADE SHALL
 COMPLY WITH THE APPLICABLE REQUIREMENTS FOR THE WORK AS
 CLASSIFIED IN CHAPTER 5.
 507.1 SCOPE. PROVISIONS FOR ADDITIONS SHALL APPLY WHERE
 WORK IS CLASSIFIED AS AN ADDITION AS DEFINED IN CHAPTER
 2.
 507.2 APPLICATION. ADDITIONS TO EXISTING BUILDINGS
 SHALL COMPLY WITH THE PROVISIONS OF CHAPTER 11.

 3. PROVIDE INFORMATION FOR THE BUILDINGS AT THE FRONT
 ENTRANCE TO THE PROPERTY AND THE SHED ROOF ATTACHED TO
 THE WEST SIDE OF THE EXISTING BUILDING EXTENDING ON TO
 THE ADJACENT PROPERTY. IS IT THE INTENT TO KEEP THESE
 BUILDINGS? IF SO, SHOWN THIS THE ON PLANS. I COULD NOT
 LOCATE ANY PERMITS FOR THESE STRUCTURES. PROVIDE
 SUPPORTING DOCUMENTS FOR THE EXISTING STRUCTURES.
  
 FBC 107.1 SUBMITTAL DOCUMENTS. FBC 105.1 PERMITS
 REQUIRED.
 ANY OWNER OR OWNER?S AUTHORIZED AGENT WHO INTENDS TO
 CONSTRUCT, ENLARGE, ALTER, REPAIR, MOVE, DEMOLISH OR
 CHANGE THE OCCUPANCY OF A BUILDING OR STRUCTURE, OR TO
 ERECT, INSTALL, ENLARGE, ALTER, REPAIR, REMOVE, CONVERT
 OR REPLACE ANY IMPACT-RESISTANT COVERINGS, ELECTRICAL,
 GAS, MECHANICAL OR PLUMBING SYSTEM, THE INSTALLATION OF
 WHICH IS REGULATED BY THIS CODE, OR TO CAUSE ANY SUCH
 WORK TO BE PERFORMED, SHALL FIRST MAKE APPLICATION TO
 THE BUILDING OFFICIAL AND OBTAIN THE REQUIRED PERMIT.
  
 4. PROVIDE A UNITY OF TITLE FOR 1405 ALLENDALE RD AND
 1413 ALLENDALE RD.
  
 5. FIRE WALLS 706.1.1 PARTY WALLS.
 ANY WALL LOCATED ON A LOT LINE BETWEEN ADJACENT
 BUILDINGS, WHICH IS USED OR ADAPTED FOR JOINT SERVICE
 BETWEEN THE TWO BUILDINGS, SHALL BE CONSTRUCTED AS A
 FIRE WALL IN ACCORDANCE WITH SECTION 706. PARTY WALLS
 SHALL BE CONSTRUCTED WITHOUT OPENINGS AND SHALL CREATE
 SEPARATE BUILDINGS.
 706.4 FIRE-RESISTANCE RATING.
 FIRE WALLS SHALL HAVE A FIRE-RESISTANCE RATING OF NOT
 LESS THAN THAT REQUIRED BY TABLE 706.4. A THREE HOUR
 RATING IS REQUIRED.
  
 A. EAST WALL OF THE ADDITION IS ON THE PROPERTY LINE
 WITH ZERO CLEARANCE TO THE ADJACENT BUILDING.
  
 B. THE WEST WALL IS ON THE PROPERTY LINE AND SHOWS NEW
 OPENINGS.
  
 B. CONFIRM THAT THE ADJACENT BUILDING DOES NOT HAVE ANY
 OPENINGS ON THE WEST SIDE.
  
 C. SHOW HOW THE EAST AND WEST WALL OF THE ADDITION WILL
 ACHIEVE A 3 HOUR RATING USING 8? BLOCK.
  
 D. THE EAST ELEVATION ON A-2 SHOWS AN OPENING AT THE
 COVERED PARKING LOCATION. NO OPENINGS ARE PERMITTED.
  
 E. NOTE: IF A UNITY OF TITLE IS PROVIDED AS MENTIONED
 ABOVE THIS WILL ELIMINATE THE REQUIREMENT OF THE 3 HOUR
 RATED WALL ON THE WEST SIDE.
  
 6. MEZZANINE
  
 THE AREA OF THE NEW MEZZANINE EXCEEDS THE ALLOWABLE
 AREA LIMITATIONS. SEE THE FOLLOWING SECTION AND
 EXCEPTION 1.
  
 FBC 505.2.1 AREA LIMITATION.
 THE AGGREGATE AREA OF A MEZZANINE OR MEZZANINES WITHIN
 A ROOM SHALL BE NOT GREATER THAN ONE-THIRD OF THE FLOOR
 AREA OF THAT ROOM OR SPACE IN WHICH THEY ARE LOCATED.
 THE ENCLOSED PORTION OF A ROOM SHALL NOT BE INCLUDED IN
 A DETERMINATION OF THE FLOOR AREA OF THE ROOM IN WHICH
 THE MEZZANINE IS LOCATED. IN DETERMINING THE ALLOWABLE
 MEZZANINE AREA, THE AREA OF THE MEZZANINE SHALL NOT BE
 INCLUDED IN THE FLOOR AREA OF THE ROOM.
  
 WHERE A ROOM CONTAINS BOTH A MEZZANINE AND AN EQUIPMENT
 PLATFORM, THE AGGREGATE AREA OF THE TWO RAISED FLOOR
 LEVELS SHALL BE NOT GREATER THAN TWO-THIRDS OF THE
 FLOOR AREA OF THAT ROOM OR SPACE IN WHICH THEY ARE
 LOCATED.
 EXCEPTIONS: 1.THE AGGREGATE AREA OF MEZZANINES IN
 BUILDINGS AND STRUCTURES OF TYPE I OR II CONSTRUCTION
 FOR SPECIAL INDUSTRIAL OCCUPANCIES IN ACCORDANCE WITH
 SECTION 503.1.1 SHALL BE NOT GREATER THAN TWO-THIRDS OF
 THE FLOOR AREA OF THE ROOM.
  
 7. STAIRS
  
 THE VERTICAL RISE OF THE STAIRS IS OVER 12 FT. PROVIDE
 A LANDING.
  
 FBC 1011.8 VERTICAL RISE.
 A FLIGHT OF STAIRS SHALL NOT HAVE A VERTICAL RISE
 GREATER THAN 12 FEET (3658 MM) BETWEEN FLOOR LEVELS OR
 LANDINGS.
  
 8. SHOW EXISTING SECOND FLOOR PLAN AND INCLUDE THIS ON
 THE LIFE SAFETY PLANS WITH TRAVEL DISTANCES SHOWN.
 NOTE: TRAVEL DISTANCES SHOULD BE MEASURED USING THE
 NATURAL PATH OF TRAVEL AND NOT NECESSARILY DIAGONALS OF
 THE ROOM.
  
 FBC 1017.3 MEASUREMENT.
 EXIT ACCESS TRAVEL DISTANCE SHALL BE MEASURED FROM THE
 MOST REMOTE POINT WITHIN A STORY ALONG THE NATURAL AND
 UNOBSTRUCTED PATH OF HORIZONTAL AND VERTICAL EGRESS
 TRAVEL TO THE ENTRANCE TO AN EXIT.
  
 9. PRODUCT APPROVALS
  
 A. PRODUCT APPROVAL FOR GAF MODIFIED BITUMEN ROOF
 SYSTEM. SELECT THE ASSEMBLY TO BE USED. CHECK TO SEE IF
 LIMITATION NUMBER 7 APPLIES. IF SO PROVIDE SUPPORTING
 INFORMATION AS SHOWN. FBC 107.1 SUBMITTAL DOCUMENTS.
  
 B. PROVIDE A PRODUCT APPROVAL FOR WINDOW MULLIONS.
  
 10. PROVIDE A DIMENSIONED BATHROOM PLAN. FBC 107.1

 11. STRUCTURAL NOTES NUMBER 5 SHOWS WOOD TRUSSES. THEY
 ARE NOT PERMITTED IN TYPE IIB CONSTRUCTION. FBC 107.1

 15. IMPACT FEES
 BEFORE A PERMIT TO CONSTRUCT CAN BE ISSUED, IMPACT
 FEES, REQUIRED BY PALM BEACH COUNTY, SHALL BE PAID.
 UPON FINAL APPROVAL OF PLANS, ONE SET OF PLANS SHALL BE
 SIGNED OUT AND SUBMITTED TO PALM BEACH COUNTY FOR AN
 IMPACT FEE REVIEW. THE PLANS WITH THE IMPACT FEE STAMP
 AND A COPY OF THE PAID RECEIPT MUST BE RETURNED TO THE
 CITY BUILDING DEPARTMENT BEFORE THE BUILDING PERMIT CAN
 BE ISSUED. FOR INFORMATION CALL PALM BEACH COUNTY
 IMPACT FEES AT (561) 233-5025.
  
 16. PERMIT VALUE IS TOO LOW.
  
 VALUATION
  
 FBC 109.3 BUILDING PERMIT VALUATIONS. IF, IN THE
 OPINION OF THE BUILDING OFFICIAL, THE CLAIMED VALUATION
 OF BUILDING, ALTERATION, STRUCTURE, ELECTRICAL, GAS,
 MECHANICAL OR PLUMBING SYSTEMS APPEARS TO BE
 UNDERESTIMATED ON THE APPLICATION, THE PERMIT SHALL BE
 DENIED, UNLESS THE APPLICANT CAN SHOW DETAILED,
 QUANTITY ESTIMATES, AND/OR BONA FIDE SIGNED CONTRACTS
 (EXCLUDING LAND VALUE) TO MEET THE APPROVAL OF THE
 BUILDING OFFICIAL. FOR PERMITTING PURPOSES, VALUATION
 OF BUILDINGS AND SYSTEMS SHALL BE TOTAL REPLACEMENT
 VALUE TO INCLUDE STRUCTURAL, ELECTRIC, PLUMBING,
 MECHANICAL, INTERIOR FINISH, RELATIVE SITE WORK,
 ARCHITECTURAL AND DESIGN FEES, MARKETING COSTS,
 OVERHEAD AND PROFIT; EXCLUDING ONLY LAND VALUE.
 VALUATION REFERENCES MAY INCLUDE THE LATEST PUBLISHED
 DATA OF NATIONAL CONSTRUCTION COST ANALYSIS SERVICES
 (MARSHALL-SWIFT, MEANS, ETC.), AS PUBLISHED BY
 INTERNATIONAL CODE CONGRESS.
  
  
 17. RESIDENT INSPECTOR
  
 A RESIDENT INSPECTOR WILL BE REQUIRED FOR THIS
 PROJECT PER WEST PALM BEACH ADMINISTRATIVE CODE
 SECTION:
 110.3.9 OTHER INSPECTIONS SERVICES. THE BUILDING
 OFFICIAL MAY MAKE, OR CAUSE TO BE MADE BY OTHERS, THE
 INSPECTIONS REQUIRED BY SECTION 109. HE/SHE MAY ACCEPT
 REPORTS OF INSPECTORS OF RECOGNIZED INSPECTION
 SERVICES, PROVIDED THAT AFTER INVESTIGATION HE/SHE IS
 SATISFIED AS TO THEIR QUALIFICATIONS AND RELIABILITY. A
 CERTIFICATE CALLED FOR BY ANY PROVISION OF THE
 TECHNICAL CODES SHALL NOT BE BASED ON SUCH REPORTS
 UNLESS THE SAME ARE IN WRITING AND CERTIFIED BY A
 RESPONSIBLE OFFICER OF SUCH SERVICE. THE BUILDING
 OFFICIAL MAY REQUIRE THE OWNER TO EMPLOY AN INSPECTION
 SERVICE IN THE FOLLOWING INSTANCES:
  
 1. FOR BUILDINGS OR ADDITIONS OF TYPE I OR II
 CONSTRUCTION.

 *VOID*. PLEASE KEEP BOTH SETS OF OLD VOIDED SHEETS IN
 THE PERMIT PACKAGE.
