 REMODEL OR NEW CONSTRUCTION PROJECT FOR WHICH THE
 PERMIT APPLICATION WAS SUBMITTED AFTER 7/1/14, AND THE
 TOTAL PROJECT CONSTRUCTION COSTS ARE EQUAL TO OR
 GREATER THAN $500,000. PER CITY OF WEST PALM BEACH
 ORDINANCE NO. 4504-14, AND CITY OF WEST PALM BEACH CODE
 OF ORDINANCES, ARTICLE V, ART IN PUBLIC PLACES, SECTION
 78-123(A) AND SECTION 78-126(A), THE ART ASSESSMENT IS
 1% OF THE TOTAL PROJECT CONSTRUCTION COST.
 PER CITY OF WEST PALM BEACH CODE OF ORDINANCES, ARTICLE
 V, ART IN PUBLIC PLACES, SECTION 78-122, RENOVATION AND
 NEW CONSTRUCTION PROJECTS ARE ASSESSED CUMULATIVELY, SO
 THE ART ASSESSMENT WILL BE APPLICABLE TO ALL FUTURE
 PROJECTS.
  
 2. FLOOD ZONE CERTIFICATES
  
 FBC 1612 AND CITY OF WPB CODE OF ORDINANCES SECTION
 94-546. STRUCTURE IS LOCATED IN FLOOD ZONE "A". A FLOOD
 ELEVATION CERTIFICATE WILL BE REQUIRED.
  
 THE FLOOD ZONE MAPS WERE UPDATED OCTOBER 5, 2017.
 PLEASE UPDATE THE SURVEY AND PLANS TO NAV 88.
  
 AFTER OCTOBER 11, 2017 AN ADDITIONAL ONE FOOT OF FREE
 BOARD WILL BE REQUIRED OR 2 FEET OF FREE BOARD ABOVE
 THE DESIGN FLOOD ELEVATION.
  
 DURING THE PERMITTING OF THIS STRUCTURE THERE WILL BE
 REQUIRED (3) DIFFERENT FLOOD ZONE CERTIFICATES
 REQUIRED:
  
 (1) A FLOOD ZONE CERTIFICATE IS REQUIRED AS PART OF THE
 PLAN REVIEW DOCUMENTS WITH THE PROPOSED FINISH FLOOR
 HEIGHT.
  
 (2) ONCE THE FIRST FLOOR SLAB IS POURED THE 2ND
 ELEVATION CERTIFICATE IS REQUIRED.
  
 (3) BEFORE THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY
 OR A CERTIFICATE OF COMPLETION THE 3RD FLOOD ZONE
 CERTIFICATE IS REQUIRED WITH THE HEIGHT OF ALL EXTERIOR
 ATTENDANTS A/C PADS OR OTHER SLABS FOR GENERATORS.
  
 3. IT APPEARS THAT THESE PLANS HAVE BEEN SUBMITTED TO
 LOCK INTO THE CURRENT CODE CYCLE. PLEASE UPDATE THE
 PLANS TO REFLECT THE FLOOD ZONE INFORMATION MENTIONED
 ABOVE.
 PROVIDE ONLY THE INFORMATION REQUIRED FOR A FOUNDATION
 PLAN REVIEW. THE ENTIRE BUILDING PACKAGE WAS SUBMITTED.
 INCLUDE THE ABOVE INFORMATION AS WELL AS ALL STRUCTURAL
 DETAILS AND ELEVATIONS ALONG WITH THE ELECTRICAL AND
 PLUMBING PAGES AS NEEDED.
  
 INCLUDE AT WHAT LEVEL THE FOUNDATION BE BUILT TO. WILL
 IT INCLUDE JUST THE SLAB AND SUPPORTING STRUCTURE OR
 WILL COLUMNS BE INCLUDED FOR EXAMPLE.
  
 FBC 107.3.5 MINIMUM PLAN REVIEW CRITERIA FOR BUILDINGS.
  
 4. THIS BUILDING QUALIFIES AS A THRESHOLD BUILDING.
 ?THRESHOLD BUILDING" MEANING ANY BUILDING WHICH IS
 GREATER THAN (3) STORIES OR 50 FT. IN HEIGHT, OR WHICH
 HAS AN ASSEMBLY OCCUPANCY CLASSIFICATION THAT EXCEEDS
 5,000 SQ. FT. IN AREA AND AN OCCUPANT CONTENT OF
 GREATER THAN 500 PERSONS.
  
 4A. THRESHOLD INSPECTION PLAN FL S. S. 553.71(7). 2010
 WEST PALM BEACH AMENDMENTS TO THE FLORIDA BUILDING
 CODE, CHAPTER 1, ADMINISTRATION 109.3.6.1 THE ENFORCING
 AGENCY SHALL REQUIRE A (WRITTEN/ TYPED) SPECIAL
 INSPECTOR TO PERFORM STRUCTURAL INSPECTIONS ON A
 THRESHOLD BUILDING PURSUANT TO A STRUCTURAL INSPECTION
 PLAN PREPARED BY THE ENGINEER OF RECORD. THE STRUCTURAL
 INSPECTION PLAN MUST BE SUBMITTED TO THE ENFORCING
 AGENCY PRIOR TO THE ISSUANCE OF A BUILDING PERMIT FOR
 THE CONSTRUCTION OF A THRESHOLD BUILDING. THE PURPOSE
 OF THE STRUCTURAL INSPECTION PLAN IS TO PROVIDE
 SPECIFIC INSPECTION PROCEDURES AND SCHEDULES SO THAT
 THE BUILDING CAN BE ADEQUATELY INSPECTED FOR COMPLIANCE
 WITH THE PERMITTED DOCUMENTS.
  
 4B. THRESHOLD INSPECTOR: WPB AMENDMENT 109.3.6.2 W.P.B.
 CONSTRUCTION SERVICES DEPARTMENT REQUESTS FOR THRESHOLD
 BUILDINGS A SPECIAL INSPECTOR AS REQUIRED BY FS
 553.79(5) FLORIDA STATUTES TO THE MINIMUM INSPECTIONS
 REQUIRED BY THIS CODE. THE THRESHOLD INSPECTION FORMS
 ARE REQUIRED TO BE FILED OUT BY ALL PARTIES WITH
 INTEREST, NOTARIZED AND RETURNED TO THIS OFFICE, AND
 REVIEWED AND APPROVED BEFORE PERMIT ISSUANCE WILL TAKE
 PLACE.
  
 4C. FOR THE SPECIAL INSPECTOR PLEASE PROVIDE A RESUME
 OF INSPECTION EXPERIENCE ON PREVIOUS PROJECT. THE
 RESUME MUST BE ACCOMPANIED BY ALL CERTIFICATES AS
 SPECIFIED HEREIN. THE BUILDING OFFICIAL OR HIS DESIGNEE
 WILL REVIEW THE RESUME. AFTER THE RESUME IS REVIEWED,
 AN INTERVIEW WILL BE SCHEDULED. UNDER NO CIRCUMSTANCES
 WILL AN INSPECTOR BE INTERVIEWED FOR WORK WITHOUT FIRST
 MEETING THE ABOVE CRITERIA.
  
 5. PLEASE SHOW HOW SLOPE LIMITS WILL BE ACHIEVED. FBC
 3304.1.1 SLOPE LIMITS. SLOPES FOR PERMANENT FILL SHALL
 NOT BE STEEPER THAN ONE UNIT VERTICAL IN TWO UNITS
 HORIZONTAL (50-PERCENT SLOPE). CUT SLOPES FOR PERMANENT
 EXCAVATIONS SHALL NOT BE STEEPER THAN ONE UNIT VERTICAL
 IN TWO UNITS HORIZONTAL (50-PERCENT SLOPE). DEVIATION
 FROM THE FOREGOING LIMITATIONS FOR CUT SLOPES SHALL BE
 PERMITTED ONLY UPON THE PRESENTATION OF A SOIL
 INVESTIGATION REPORT ACCEPTABLE TO THE BUILDING
 OFFICIAL.
  
 6. WHEN EXCAVATING WILL THE EXCESS SOILS BE STORED ON
 SITE? FBC 3304.1.2 SURCHARGE. NO FILL OR OTHER
 SURCHARGE LOADS SHALL BE PLACED ADJACENT TO ANY
 BUILDING OR STRUCTURE UNLESS SUCH BUILDING OR STRUCTURE
 IS CAPABLE OF WITHSTANDING THE ADDITIONAL LOADS CAUSED
 BY THE FILL OR SURCHARGE. EXISTING FOOTINGS OR
 FOUNDATIONS WHICH CAN BE AFFECTED BY ANY EXCAVATION
 SHALL BE UNDERPINNED ADEQUATELY OR OTHERWISE PROTECTED
 AGAINST SETTLEMENT AND SHALL BE PROTECTED AGAINST LATER
 MOVEMENT.
  
 7. PLEASE PROVIDE COMPLIANCE WITH: POLLUTION PREVENTION
 PLAN. FBC 3307.1 PROTECTION REQUIRED. ADJOINING PUBLIC
 AND PRIVATE PROPERTY SHALL BE PROTECTED FROM DAMAGE
 DURING CONSTRUCTION, REMODELING AND DEMOLITION WORK.
 PROVISIONS SHALL BE MADE TO CONTROL WATER RUNOFF AND
 EROSION DURING CONSTRUCTION OR DEMOLITION ACTIVITIES.
 THE PERSON MAKING OR CAUSING AN EXCAVATION TO BE MADE
 SHALL PROVIDE WRITTEN NOTICE TO THE OWNERS OF ADJOINING
 BUILDINGS ADVISING THEM THAT THE EXCAVATION IS TO BE
 MADE AND THAT THE ADJOINING BUILDINGS SHOULD BE
 PROTECTED. SAID NOTIFICATION SHALL BE DELIVERED NOT
 LESS THAN 10 DAYS PRIOR TO THE SCHEDULED STARTING DATE
 OF THE EXCAVATION.
 FBC 109.3.10 IMPACT OF CONSTRUCTION. ALL CONSTRUCTION
 ACTIVITY REGULATED BY THIS CODE SHALL BE PERFORMED IN A
 MANNER SO AS NOT TO ADVERSELY IMPACT THE CONDITION OF
 ADJACENT PROPERTY, UNLESS SUCH ACTIVITY IS PERMITTED TO
 AFFECT SAID PROPERTY PURSUANT TO CONSENT BY THE
 APPLICABLE PROPERTY OWNER, UNDER TERMS & CONDITIONS
 AGREEABLE TO THE APPLICABLE PROPERTY OWNER. THIS
 INCLUDES BUT IS NOT LIMITED TO THE CONTROL OF DUST,
 NOISE, WATER OR DRAINAGE RUN-OFF, DEBRIS, AND THE
 STORAGE OF CONSTRUCTION MATERIALS. NEW CONSTRUCTION
 ACTIVITY SHALL NOT ADVERSELY IMPACT HISTORIC SURFACE
 WATER DRAINAGE FLOWS SERVING ADJACENT PROPERTIES, & MAY
 REQUIRE SPECIAL DRAINAGE DESIGN COMPLYING WITH
 ENGINEERING STANDARDS TO PRESERVE THE POSITIVE PATTERNS
 OF THE AFFECTED SITES. ACCORDINGLY, DEVELOPERS,
 CONTRACTORS, AND OWNERS OF ALL NEW RESIDENTIAL
 DEVELOPMENT, INCLUDING ADDITIONS, POOLS, PATIOS,
 DRIVEWAYS, DECKS, OR SIMILAR ITEMS, ON EXISTING
 PROPERTIES RESULTING IN A DECREASE IN EXCESS OF 800SQ.
 FT. OF PERMEABLE LAND AREA ON ANY PARCEL SHALL AS A
 PERMIT CONDITION, PROVIDE A PROFESSIONALLY PREPARED
 DRAINAGE PLAN CLEARLY INDICATING COMPLIANCE WITH THIS
 PARAGRAPH. UPON COMPLETION OF THE IMPROVEMENT, A
 CERTIFICATION FROM A LICENSED ENGINEER SHALL BE
 SUBMITTED TO THE INSPECTOR IN ORDER TO RECEIVE APPROVAL
 OF THE FINAL INSPECTION.
  
 8. FBC 3306.9 ADJACENT TO EXCAVATIONS. EVERY EXCAVATION
 ON A SITE LOCATED 5 FEET (1524 MM) OR LESS FROM THE
 STREET LOT LINE SHALL BE ENCLOSED WITH A BARRIER NOT
 LESS THAN 6 FEET (1829 MM) HIGH. WHERE LOCATED MORE
 THAN 5 FEET (1524 MM) FROM THE STREET LOT LINE, A
 BARRIER SHALL BE ERECTED WHEN REQUIRED BY THE BUILDING
 OFFICIAL. BARRIERS SHALL BE OF ADEQUATE STRENGTH TO
 RESIST WIND PRESSURE AS SPECIFIED IN CHAPTER 16.
  
 9. ALL CONSTRUCTION TRAILERS (MOBILE OR MODULAR
 BUILDINGS) THAT ARE GOING TO HAVE MEETING IN THEM WILL
 BE REQUIRED TO GET A PERMIT, 102.2(E) MOBILE OR MODULAR
 STRUCTURES USED AS TEMPORARY OFFICES, EXCEPT THAT THE
 PROVISIONS OF PART V FS 553.501-553.513, FLORIDA
 STATUTES, RELATING TO ACCESSIBILITY BY PERSONS WITH
 DISABILITIES, AND PERMITS SHALL BE REQUIRED FOR
 STRUCTURAL SUPPORT AND TIE DOWN, ELECTRICAL SUPPLY, AND
 ALL UTILITY CONNECTIONS TO SUCH MOBILE OR MODULAR
 STRUCTURES.
  
 10. PROVIDE SOILS EXPLORATION REPORT THAT WAS COMPLETED
 BY NUTTING ENGINEERING.
 GEOTECHNICAL INVESTIGATIONS SHALL BE CONDUCTED IN
 ACCORDANCE WITH FBC SECTION 1803.2 AND REPORTED IN
 ACCORDANCE WITH SECTION 1803.6. WHERE REQUIRED BY THE
 BUILDING OFFICIAL OR WHERE GEOTECHNICAL INVESTIGATIONS
 INVOLVE IN-SITU TESTING, LABORATORY TESTING OR
 ENGINEERING CALCULATIONS, SUCH INVESTIGATIONS SHALL BE
 CONDUCTED BY A REGISTERED DESIGN PROFESSIONAL.
  
 FBC 107.2.1 ALL INFORMATION, DRAWINGS, SPECIFICATIONS
 AND ACCOMPANYING DATA SHALL BEAR THE NAME AND SIGNATURE
 OF THE PERSON RESPONSIBLE FOR THE DESIGN. (SEE ALSO
 SECTION 107.3.5).
  
 11. BEFORE A PERMIT TO CONSTRUCT, MAY BE ISSUED, IMPACT
 FEES MUST BE PAID TO PALM BEACH COUNTY. THE ACTUAL
 PERMIT SET OF PLANS MUST BE STAMPED BY THAT OFFICE, AND
 A COPY OF THE PAID RECEIPT ATTACHED TO THE PERMIT
 APPLICATION. PLEASE CALL (561) 233-5025 FOR MORE
 INFORMATION.
  
 12. FBC 105.13 PHASED PERMIT APPROVAL. AFTER SUBMITTAL
 OF THE APPROPRIATE CONSTRUCTION DOCUMENTS, THE BUILDING
 OFFICIAL IS AUTHORIZED TO ISSUE A PERMIT FOR THE
 CONSTRUCTION OF FOUNDATIONS OR ANY OTHER PART OF A
 BUILDING OR STRUCTURE BEFORE THE CONSTRUCTION DOCUMENTS
 FOR THE WHOLE BUILDING OR STRUCTURE HAVE BEEN
 SUBMITTED. THE HOLDER OF SUCH PERMIT FOR THE FOUNDATION
 OR OTHER PARTS OF A BUILDING OR STRUCTURE SHALL PROCEED
 AT THE HOLDER?S OWN RISK WITH THE BUILDING OPERATION
 AND WITHOUT ASSURANCE THAT A PERMIT FOR THE ENTIRE
 STRUCTURE WILL BE GRANTED. CORRECTIONS MAY BE REQUIRED
 TO MEET THE REQUIREMENTS OF THE TECHNICAL CODES. THIS
 PROVISION IS ONLY FOR THE FLORIDA BUILDING CODE, ALL
 OTHER AGENCY APPROVALS NECESSARY FOR CONSTRUCTION MUST
 BE SECURED PRIOR TO THIS PROVISION BEING APPLIED.
