 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THIS PROJECT CONSISTS OF A LATERIAL ADDITION AND A
 RENOVATION TO THE EXISTING STRUCTURE. THE LATERAL
 ADDITION IS STRUCTURALLY CONNECTED TO THE EXISTING
 BUILDING AND IT IS A SUBSTANTIAL IMPROVEMENT TO A
 PRE-FIRM BUILDING. THEREFORE, THE BUILDING AND THE
 ADDITION ARE REQUIRED TO COMPLY WITH THE NEW ELEVATION
 REQUIREMENTS. FEMA P-758 ACCORDING TO THE FLOOD
 INSURANCE RATE MAP WHICH WAS ADOPTED ON OCTOBER 5, 2017
 AND IS APPLICABLE TO THIS PROJECT, THE STRUCTURE IS
 LOCATED IN AN AE FLOOD ZONE WHICH IS A SPECIAL FLOOD
 HAZARD AREA. THE BASE FLOOD ELEVATION FOR THE PROPERTY
 IS 7' NAVD 88. THE CITY OF WEST PALM BEACH HAS ADOPTED
 A FLOOD ORDINANCE THAT REQUIRES A TWO (2) FOOT FREE
 BOARD. THIS MEANS THAT THE LOWEST FLOOR AND ALL
 EQUIPMENT SERVICING THE RESIDENCE IS REQUIRED TO BE AT
 OR ABOVE 9' NAVD 88. THE GARAGE AND STORAGE CAN BE
 BELOW BFE, IF FLOOD VENTS ARE INSTALLED AND NO
 MATERIALS OR EQUIPMENT THAT CAN BE DAMAGED BY FLOOD
 WATERS ARE BELOW BFE. SHOW COMPLIANCE WITH THESE
 REQUIREMENTS ON THE PLANS. SPECIFY ALL ELEVATIONS IN
 NAVD 88.
  
 2) SUMIT TWO SETS OF A DRAINAGE PLAN THAT SHOWS
 COMPLIANCE WITH FBC-R401.3 DRAINAGE. SURFACE DRAINAGE
 SHALL BE DIVERTED TO A STORM SEWER CONVEYANCE OR OTHER
 APPROVED POINT OF COLLECTION THAT DOES NOT CREATE A
 HAZARD. LOTS SHALL BE GRADED TO DRAIN SURFACE WATER
 AWAY FROM FOUNDATION WALLS. THE GRADE SHALL FALL A
 MINIMUM OF 6 INCHES (152 MM) WITHIN THE FIRST 10 FEET
 (3048 MM). PROVIDE ELEVATIONS TO SHOW COMPLIANCE ON THE
 PLANS.
 EXCEPTION: WHERE LOT LINES, WALLS, SLOPES OR OTHER
 PHYSICAL BARRIERS PROHIBIT 6 INCHES (152 MM) OF FALL
 WITHIN 10 FEET (3048 MM), DRAINS OR SWALES SHALL BE
 CONSTRUCTED TO ENSURE DRAINAGE AWAY FROM THE STRUCTURE.
 IMPERVIOUS SURFACES WITHIN 10 FEET (3048 MM) OF THE
 BUILDING FOUNDATION SHALL BE SLOPED A MINIMUM OF 2
 PERCENT AWAY FROM THE BUILDING.
  
 3) SPECIFY THE HEIGHT FROM THE LOWEST ADJACENT GRADE OF
 THE THE TALLEST PART OF THE STRUCTURE OR ARCHITECTURAL
 EMBELLISHMENT ON THE PLANS. FBC 107.2.1
  
 4) THE AREA TABULATIONS THAT ARE LISTED ON THE PLANS
 ARE NOT CLEAR. PROVIDE AREA TABULATIONS FOR THE
 EXISTING AND PROPOSED A/C AND NON-A/C AREAS ON THE
 PLANS. FBC 107.2.1
  
 5) THE INSULATION NOTES ON SHEET A-002 DO NOT MATCH THE
 ENERGY FORMS. THE PLANS SPECIFY R-4.1 WALLS AND R-19
 CEILING AND THE ENERGY FORMS HAVE R-5.0 AND R-20.
 PLEASE CORRECT. FBC ENERGY CONSERVATION R405
  
 6) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY FAC
 61G20-3.001 PER FLORIDA STATUTE 553.842 (5) THAT HAVE
 BEEN REVIEWED AND APPROVED IN WRITING BY THE DESIGNER
 OF RECORD. PROVIDE TWO COMPLETE PRODUCT APPROVALS WITH
 FL OR NOA NUMBERS INCLUDING INSTALLATION INSTRUCTIONS
 AND MAXIMUM DESIGN PRESSURES FOR EACH OF THE DIFFERENT
 ROOFING MATERIALS, WINDOW/GLASS TYPES, STRUCTURAL
 MULLIONS AND EXTERIOR DOOR TYPES (INCLUDING THE
 SECTIONAL GARAGE DOOR).
  
 7) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT A
 RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
 COMMENTS HAS BEEN ADDRESSED.
