 BLVD LOCATION AS WELL AS THE PALM BEACH COUNTY
 PICTOMETRY OF THE BUILDING AND SITE LOCATION.

 ADMINISTRATION. 107.2.1 INFORMATION ON CONSTRUCTION
 DOCUMENTS. CONSTRUCTION DOCUMENTS SHALL BE OF
 SUFFICIENT CLARITY TO INDICATE THE LOCATION, NATURE AND
 EXTENT OF THE WORK?
  
 2) PLEASE REFER TO SHEET A2.0 THE EXISTING LOFT, PLEASE
 DEFINE THE OCCUPANCY OF THIS AREA, WORK IS SHOWN TO
 OCCUR IN THIS AREA. THE LOFT AREA STILL IS A 2ND STORY
 MID-LEVEL STORY. THERE ARE 2 CODE SECTIONS TO LOOK AT,
 COMMON PATH OF TRAVEL AND AREAS OF STORIES WITH ONLY
 ONE ACCESS TO AN EXIT.
  
 2A) COMMON PATH OF TRAVEL SEE 2014 FBC-B TABLE 1014.3
 FOR BOTH BUSINESS & STORAGE OCCUPANCIES WHEN THE
 OCCUPANT LOAD IS LESS THAN 30/ NON-SPRINKLERED BUILDING
 IS 100 FEET. THE TRAVEL DISTANCE IN THE FURTHEST POINT
 OF THE LOFT AREA IS APPROXIMATELY 148 FEET TO WHERE YOU
 HAVE A CHOICE OF EXITS. THE OTHER ISSUE IS IF THIS
 SPACE IS TO BE DECLARED AS AN OCCUPANCY THEN THE
 OVERALL DIAGONAL DISTANCE (1/2 OF THE OVERALL DIAGONAL
 IS INCREASED FBC-B 1015.2.1.) WHICH YOU DO NOT HAVE ON
 THIS FLOOR. I DO NOT BELIEVE THIS AREA WAS TO BE USED
 EXCEPT FOR EXCESS TO A/C EQUIPMENT, ATTIC SPACE.
  
 2B) UNDER THE FBC-B TABLE 1021.2(2) STORIES WITH ONE
 EXIT OR ACCESS TO ONE EXIT FOR A SECOND FLOOR FOR
 BUSINESS AND STORAGE OCCUPANCIES IT IS LIMITED TO 75
 FEET AND 29 OCCUPANTS, THE 75 FEET IS A MORE
 RESTRICTIVE REQUIREMENT AND BE THE ONE WE WOULD NEED TO
 USE.
  
 3) PLEASE NOTE THIS BUILDING WAS BUILT IN 1963 AND WITH
 AN ELEVATOR SINCE A PORTION OF THE BUILDING IS A 4
 STORY BUILDING. THE VALUE OF THIS PERMIT IS STATED AT
 $105,000.00 DOLLARS. WORK IS CURRENTLY ONLY SHOWING ON
 THE 2ND FLOOR LEVEL BUT THE VIOLATION OCCURS ON FLOORS
 2-4, NO AREA OF REFUGE. THE ACCESSIBILITY CODE
 CAN REQUIRE UP TO 20% OF THE CONTRACT VALUE FOR

 THE 2003 IBC-B SECTION 1007. 207.1. MEANS OF EGRESS
 SHALL COMPLY WITH SECTION 1003.2.13 OF THE
 INTERNATIONAL BUILDING CODE (2000 EDITION AND 2001
 SUPPLEMENT) OR SECTION 1007 OF THE INTERNATIONAL
 BUILDING CODE (2003 EDITION) (INCORPORATED BY
 REFERENCE, SEE ?REFERENCED STANDARDS? IN CHAPTER 1).
  
 3A) 2003 IBC-B 1007.6.1. SIZE. EACH AREA OF REFUGE
 SHALL BE SIZED TO ACCOMMODATE ONE WHEEL CHAIR SPACE OF
 30 X 48 INCHES FOR EACH 200 OCCUPANTS.
  
 3B) 2003 IBC-B 1007.6.2. SEPARATION. EACH AREA OF
 REFUGE SHALL BE SEPARATED FROM THE REMAINDER OF THE
 STORY BY A SMOKE BARRIER COMPLYING WITH 709. EACH AREA
 OF REFUGE SHALL BE DESIGNED TO MINIMIZE THE INTRUSION
 OF SMOKE.
  
 3C) 2003 IBC-B 1007.6 .3 TWO-WAY COMMUNICATION. AREAS
 OF REFUGE SHALL BE PROVIDED WITH TWO-WAY COMMUNICATION
 SYSTEM BETWEEN THE AREA OF REFUGE AND A CONTROL POINT.
 IF THE CENTRAL CONTROL POINT IS NOT CONSTANTLY
 ATTENDED, THE AREA OF REFUGE SHALL ALSO HAVE CONTROLLED
 ACCESS TO A PUBLIC TELEPHONE SYSTEM. LOCATION OF THE
 CENTRAL CONTROL POINT SHALL BE APPROVED BY THE FIRE
 DEPARTMENT. TWO-WAY COMMUNICATION SYSTEM SHALL INCLUDE
 BOTH AUDIBLE AND VISIBLE SIGNALS.
  
 3D) 1007.6.4 INSTRUCTIONS. IN AREAS OF REFUGE THAT HAVE
 A TWO-WAY EMERGENCY COMMUNICATIONS SYSTEM, INSTRUCTIONS
 ON THE USE OF THE AREA UNDER EMERGENCY CONDITIONS SHALL
 BE POSTED ADJOINING THE COMMUNICATIONS SYSTEM. THE
 INSTRUCTIONS SHALL INCLUDE ALL OF THE FOLLOWING;
 1) DIRECTIONS TO FIND OTHER MEANS OF EGRESS.
 2) PERSONS ABLE TO USE THE EXIT STAIRWAY DO SO AS SOON
 AS POSSIBLE, UNLESS THEY ARE ASSISTING OTHERS.
 3) INFORMATION ON THE PLANNED AVAILABILITY OF
 ASSISTANCE IN THE USE OF STAIRS OR SUPERVISED OPERATION
 OF ELEVATORS AND HOW TO SUMMON SUCH ASSISTANCE. 4)
 DIRECTIONS FOR THE USE OF THE EMERGENCY COMMUNICATIONS
 SYSTEM.
  
 3E) 1007.6.5 IDENTIFICATION. EACH DOOR PROVIDING ACCESS
 TO AN AREA OF REFUGE FROM AN ADJACENT FLOOR AREA SHALL
 BE IDENTIFIED BY A SIGN COMPLYING WITH ICC A117.,
 STATING AREA OF REFUGE, AND INCLUDING THE INTERNATIONAL
 SYMBOL OF ACCESSIBILITY. WHERE EXIT SIGN ILLUMINATION
 IS REQUIRED BY SECTION 1011.2, THE AREA OF REFUGE SIGN
 SHALL BE ILLUMINATED. ADDITIONALLY, TACTILE SIGNAGE
 COMPLYING WITH ICC A117.1 SHALL BE LOCATED AT EACH DOOR
 TO AN AREA OF REFUGE.
  
 3F) 1007.7. SIGNAGE. AT EXITS AND ELEVATORS SERVING A
 REQUIRED ACCESSIBLE SPACE BUT NOT PROVIDING AN APPROVED
 ACCESSIBLE MEANS OF EGRESS, SIGNAGE SHALL BE INSTALLED
 INDICATING THE LOCATION OF ACCESSIBLE MEANS OF EGRESS.
  
 4) SHEET A2.0. PLEASE ALSO NOTE THIS NEXT CODE
 VIOLATION EXIST ON THE 3RD AND 4TH FLOORS IF THE
 ELEVATOR AND STAIRWAY SHARE THE SAME LANDING AS THE 2ND
 FLOOR CURRENTLY DOES. IN BOTH TODAYS CODE AND THE CODE
 THIS BUILDING WAS BUILT, BUILT IN 1963, UNDER THE 1957
 SOTHERN STANDARD BUILDING CODE THERE WAS REQUIRED
 SEPARATION BETWEEN AN VERTICAL EXIT STAIRWELL AND
 ELEVATOR LANDING. IN THE 1957 STANDARD BUILDING CODE
 SECTION 701.3 STATES ELEVATORS COUNTED AS AN EXIT SHALL
 NOT BE IN THE COMMON ENCLOSING SHAFT WITH A STAIRWAY,
 (WHICH THEY DON?T THEY ARE SEPARATE SHAFTS) AND THE
 PATH OF TRAVEL FROM ONE FLIGHT TO THE NEXT SHALL NOT
 PASS DIRECTLY IN FRONT OF THE ELEVATOR DOORS, WHICH IT
 DOES.
  
 2014 FBC-B 1022.4 OPENINGS. ELEVATORS SHALL NOT OPEN
 INTO INTERIOR EXIT STAIRWAYS AND RAMPS.
 PLEASE REFER TO THE 2014 FBC-EXISTING BUILDING CODE
 SECTION 101.4.2 BUILDINGS PREVIOUSLY OCCUPIED. THE
 LEGAL OCCUPANCY OF ANY BUILDING EXISTING ON THE DATE OF
 ADOPTION OF THIS CODE SHALL BE PERMITTED TO CONTINUE
 WITHOUT CHANGE, EXCEPT AS IS SPECIFICALLY COVERED IN
 THIS CODE, THE FLORIDA FIRE PREVENTION CODE, OR AS IS
 DEEMED NECESSARY BY THE CODE OFFICIAL FOR THE GENERAL
 SAFETY AND WELFARE OF THE OCCUPANTS AND THE PUBLIC.
  
 5) SHEET A2.0 THE 2ND FLOOR ELEVATOR LANDING AND 2ND
 FLOOR STAIRWELL LANDING (SHARED) ALSO HOUSES IN THE
 VERTICAL EXIT, AN EXISTING MAINTENANCE ROOM; IS THIS
 THE ELEVATOR MACHINE ROOM? AGAIN IN TODAYS CODE AS WELL
 AS THE 1957 SSBC YOU CANNOT HAVE EITHER A MAINTENANCE
 ROOM OR ELEVATOR MACHINE ROOM WITH IN THE VERTICAL
 EXIT. UNDER THE 1957 SSBC 701.2 NO OPENINGS SHALL BE
 PERMITTED EXCEPT AS IN SECTION 703.6. IN STAIR
 ENCLOSURE WALLS OR PARTITIONS PROTECTING THE STAIR FROM
 THE INTERIOR OF THE BUILDING, NO OPENINGS EXCEPT THE
 NECESSARY DOORWAYS SHALL BE PERMITTED.
  
 2014 FBC-B 1022.4 OPENINGS. OPENINGS IN INTERIOR EXIT
 STAIRWAYS AND RAMPS OTHER THAN UNPROTECTED EXTERIOR
 OPENINGS SHALL BE LIMITED TO THOSE NECESSARY FOR EXIT
 ACCESS TO THE ENCLOSURE FROM NORMALLY OCCUPIED SPACES
 AND FOR EGRESS FROM THE ENCLOSURE.
 ELEVATORS SHALL NOT OPEN INTO INTERIOR EXIT STAIRWAYS
 AND RAMPS.
  
 PLEASE REFER TO THE 2014 FBC-EXISTING BUILDING CODE
 SECTION 101.4.2 BUILDINGS PREVIOUSLY OCCUPIED. THE
 LEGAL OCCUPANCY OF ANY BUILDING EXISTING ON THE DATE OF
 ADOPTION OF THIS CODE SHALL BE PERMITTED TO CONTINUE
 WITHOUT CHANGE, EXCEPT AS IS SPECIFICALLY COVERED IN

 7) SHEET A2.0 IN NOTE 10 INDICATES A NEW 42 INCH HIGH
 RAILING, THE PLAN DOES NOT INDICATE A GUARD RAIL AND NO
 INDICATION OF A HANDRAIL.
  
 7A) THE GUARDRAIL IS INDICTED TO START ON TOP OF THE
 FIRST RISER. PLEASE REFER TO THE 2014 FBC-B 1013.3
 HEIGHT. REQUIRED GUARDS SHALL NOT BE LESS THAN 42
 INCHES HIGH, MEASURED VERTICALLY AS FOLLOWS ;
 (1) FROM THE ADJACENT WALKING SURFACE, THE GUARDRAIL
 SHOULD CONTINUE OUT PAST THE STAIR THE WIDTH OF THE
 STAIR.
  
 7B) THERE IS NO MENTION OF A HANDRAIL, DETAIL ,ETC.?
 FBC-B 012.6 HANDRAIL EXTENSIONS.
 HANDRAILS SHALL RETURN TO A WALL, GUARD OR THE WALKING
 SURFACE OR SHALL BE CONTINUOUS TO THE HANDRAIL OF AN
 ADJACENT STAIR FLIGHT OR RAMP RUN. WHERE HANDRAILS ARE
 NOT CONTINUOUS BETWEEN FLIGHTS, THE HANDRAILS SHALL
 EXTEND HORIZONTALLY AT LEAST 12 INCHES (305 MM) BEYOND
 THE TOP RISER AND CONTINUE TO SLOPE FOR THE DEPTH OF
 ONE TREAD BEYOND THE BOTTOM RISER. AT RAMPS WHERE
 HANDRAILS ARE NOT CONTINUOUS BETWEEN RUNS, THE
 HANDRAILS SHALL EXTEND HORIZONTALLY ABOVE THE LANDING
 12 INCHES (305 MM) MINIMUM BEYOND THE TOP AND BOTTOM OF
 RAMP RUNS. THE EXTENSIONS OF HANDRAILS SHALL BE IN THE
 SAME DIRECTION OF THE STAIR FLIGHTS AT STAIRWAYS AND
 THE RAMP RUNS AT RAMPS.
  
 8) BEFORE A PERMIT TO CONSTRUCT, MAY BE ISSUED, IMPACT
 FEES MUST BE PAID TO PALM BEACH COUNTY. THE ACTUAL
 PERMIT SET OF PLANS MUST BE STAMPED BY THAT OFFICE, AND
 A COPY OF THE PAID RECEIPT ATTACHED TO THE PERMIT

 9) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS

 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
