 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PRIOR TO THE ISSUANCE OF ANY PERMITS FOR THE SINGLE
 FAMILY DEVELOPMENT WITHIN BANYAN CAY, A MINOR PLANNED
 DEVELOPMENT AMENDMENT SHALL BE SUBMITTED TO THE
 DEVELOPMENT SERVICES DEPARTMENT ? PLANNING DIVISION,
 AND APPROVED. THE MINOR AMENDMENT SHOULD PROVIDE FOR
 ALL OF THE MODELS THAT ARE PROPOSED, AND SHOW
 COMPLIANCE WITH THE BANYAN CAY DESIGN GUIDELINES,
 INCLUDING COLOR SCHEMES, THE MINIMUM NUMBER OF EXTERIOR
 MODIFICATIONS THAT ARE REQUIRED, AND THE MINIMUM NUMBER
 OF UNIT LANDSCAPE PLANS.
  
 2. PRIOR TO THE ISSUANCE OF ANY PERMITS FOR THE SINGLE
 FAMILY DEVELOPMENT WITHIN BANYAN CAY, THE PLAT SHALL BE
 RECORDED TO ESTABLISH THE INDIVIDUAL FEE-SIMPLE LOTS.
 WHILE THE PLAT WAS PREVIOUSLY APPROVED, IT IS REQUIRED
 THAT A MINOR SUBDIVISION APPLICATION BE SUBMITTED TO
 THE DEVELOPMETN SERVICES DEPARTMENT ? PLANNING DIVISION
 AND BE APPROVED BY THE CITY COMMISSION, AS THE NAME OF
 THE PLAT HAS CHANGED, THE LOCATIONS OF THE EASEMENTS
 HAS CHANGED, ETC.
  
 3. THE DIMENSIONS OF THE PROPOSED SITE SETBACKS ON THE
 SITE PLAN DIFFER FROM THAT WHICH IS SHOWN ON THE
 SURVEY. ENSURE THAT ALL PLANS ARE CONSISTENT AND
 ACCURATE.
  
 4. THE SITE PLAN SHOULD IDENTIFY THE LOCATION OF ANY
 PROPOSED MECHANCIAL EQUIPMENT (I.E. A/C CONDENSING
 UNITS). PLEASE NOTE THAT MECHANICAL EQUIPMENT MAY NOT
 ENCROACH MORE THAN FOUR (4) FEET INTO ANY REQUIRED
 PRINCIPAL STRUCTURE SETBACK.
  
 5. ALL LANDSCAPING SHALL BE SUBMITTED AND APPROVED AS A
 SEPARATE LANDSCAPE PERMIT.
  
 6. PLEASE NOTE THAT PRIOR TO THE ISSUANCE OF THE FIRST
 CERTIFICATE OF OCCUPANCY, ALL COMMON AREA LANDSCAPING
 SHALL BE INSTALLED (ENTRY, STREETSCAPE, CONGRESS AVENUE
 BUFFER, ETC.).
  
 7. PLEASE NOTE THAT PRIOR TO THE ISSUANCE OF THE FIRST
 CERTIFICATE OF OCCUPANCY, THE FOUNTAINS REQUIRED BY THE
 DESIGN GUIDELINES SHALL BE INSTALLED IN ALL LAKE AREAS
 THAT SEPARATE THE DEVELOPMENT FROM THE EXISTING
 RESIDENTIAL NEIGHBORHOODS.
  
 8. ACCORDING TO THE APPROVED CROSS SECTION FOR THE 40
 FOOT WIDE PRIVATE ROADWAY, AS APPROVED IN THE DESIGN
 GUIDELINES, THERE IS TO BE A 4 FOOT MEANDERING SIDEWALK
 ALONG THE STREET THAT MEANDERS FROM THE RIGHT-OF-WAY
 INTO THE SIDEWALK EASEMENT, BACK INTO THE RIGHT-OF-WAY,
 ETC.
  
 9. LANDSCAPE PLANS NEED TO SHOW THE PROPERTY
 BOUNDARIES.
  
 10. LANDSCAPE PLANS SHALL PROVIDE A TABLE SHOWING
 COMPLIANCE WITH SECTION 94-442(B)(2)A. OF THE CITY?S
 ZONING AND LAND DEVELOPMENT REGULATIONS (REQUIRED
 AMOUNT OF PLANT MATERIAL).
  
 11. IT APPEARS ON THE LANDSCAPE PLAN THAT THE A LARGE
 SHAD TREE IS PROPOSED TO BE INSTALLED IN THE UTILTY
 EASEMENT. PLANTING IN AN EASEMENT SHALL REQUIRE THE
 CONSENT OF ALL EASEMENT HOLDERS.
  
 12. IT APPEARS THAT THE PROPOSED LANDSCAPE PLAN HAS NOT
 ACCOUNTED FOR THE APPROVED STREETSCAPE PLAN. PLEASE
 ENSURE THAT ALL PLANS ARE COMPATIBLE AND ARE SHOWN IN
 CONTEXT WITH ONE ANOTHER.
