 CODE: FBC 5TH EDITION (2014).
  
 1- THERE ARE TWO STRUCTURES SHOWN ON PLANS SUBMITTED.
 THE MAIN HOUSE AND THE REAR STRUCTURE. NEED TO SUBMIT A
 PERMIT APPLICATION FOR EACH STRUCTURE. SAME SET OF
 PLANS CAN BE USED FOR BOTH STRUCTURES. THERE IS NO NEED
 TO SUBMIT SEPARATE PLANS FOR EACH STRUCTURE. SEC. 105.1
 AND SEC. 107.2.1.4 CITY AMENDMENTS. NOTE: THE SEPARATE
 PERMITS ARE FOR PROPER INSPECTIONS OF EACH STRUCTURE
 AND FOR THE PROPER RECORD RETENTION.
  
 2- AFTER PLANS ARE REVISED, BRING THEM TO PALM BEACH
 COUNTY (2300 N. JOG) FOR IMPACT FEES ASSESSMENT. BRING
 BACK COUNTY STAMPED PLANS AND COPY OF PAID RECEIPT IF
 FEES ARE DUE. COUNTY IMPACT FEE ORDINANCE OF THE
 UNIFIED LAND DEVELOPMENT CODE.
 NOTE: THIS IS FOR THE CONVERSION OF THE GARAGE TO
 HABITABLE AREA.
  
 3- SHEET CS-1:
 A) REAR STRUCTURE SHOWN ON THE SITE PLAN STATES "EXIST.
 ONE STORY PLAYROOM TO BE REMODELED 626 S.F.". ACCORDING
 TO CITY RECORDS THE REAR STRUCTURE IS A GARAGE AND
 HABITABLE AREA. THERE ARE NO CITY RECORDS SHOWING ANY
 PERMIT FOR THE PLAYROOM. REVISE PLANS AS REQUIRED. SHOW
 ALL WORK AS BEING PROPOSED NOT EXISTING. SAME COMMENT
 APPLIES TO FLOOR PLAN ON SHEET A-1 SEC. 105.1 AND SEC.
 107.2.1 CITY AMENDMENTS.
  
 B) CLARIFY WHAT DOES "IMPORTANCE FACTOR = 1.21"
 SPECIFIED ON THE DESIGN LOAD SCHEDULE STANDS FOR? .
 DOES ARCHITECT MEANS RISK CATEGORY?. IF SO, SEE TABLE
 1604.5 FBC-BUILDING, 5TH EDITION (2014) FOR THE CORRECT
 RISK CATEGORY. REVISE AS REQUIRED.
  
 C) CLARIFY THE NOTE AT THE BOTTOM OF THE DESIGN LOAD
 SCHEDULE. WHY THE WINDOW AND DOOR MANUFACTURERS SHALL
 MULTIPLY THE DOORS AND WINDOWS GIVEN DESIGN PRESSURES
 BY THE APPROPRIATE FACTORS TO OBTAIN TEST PRESSURES?
 THIS IS NOT CLEAR. DOORS AND WINDOWS NEED TO MEET THE
 DESIGN PRESSURES THAT ARE CALCULATED BY THE ARCHITECT
 OF RECORD. THERE IS NO NEED TO OBTAIN THE TEST
 PRESSURES. THESE PRESSURES ARE USUALLY GIVEN IN THE
 PRODUCT APPROVAL. CLARIFY/REVISE AS REQUIRED. SEC.
 107.2.1 CITY AMENDMENTS.
  
 D) PROVIDE CORRECT SCOPE OF WORK AND ALTERATION LEVEL
 FOR THE REAR STRUCTURE. THIS IS NOT JUST ALTERATION
 LEVEL 3. THIS IS A "CHANGE OF USE" OF GARAGE TO
 HABITABLE SPACE. REVISE AS REQUIRED. SEC. 506
 FBC-EXISTING BUILDING, 5TH EDITION (2014).
  
 4- SHEET A-1:
 A) PROVIDE COMPLETE DETAIL AND SPECIFICATIONS FOR THE
 SECTIONS OF THE EXTERIOR WALLS TO BE REPAIRED,
 INCLUDING ALL FRAMING MEMBERS AND CONNECTORS. SEC.
 R301.1 FBC-RESIDENTIAL.5TH EDITION (2014).
  
 B) CLEARLY SPECIFY TYPE AND SIZE OF EXISTING BEDROOM
 WINDOWS AND TYPE AND SIZE OF PROPOSED BEDROOM WINDOWS
 TO VERIFY COMPLIANCE WITH THE EGRESS REQUIREMENTS OF
 SEC. 704 OF FBC-EXISTING BUILDING, 5TH EDITION (2014).
  
 C) ARCHITECT TO PROVIDE SPECIFICATIONS SHOWING
 COMPLIANCE WITH THE REQUIRED HEATING ON EACH ROOM OF
 THE PROPOSED PLAYROOM CONVERSION. SEC. R303.9
 FBC-RESIDENTIAL.
  
 5- SPECIFY ALL FRAMING MEMBERS AND CONNECTORS ON ALL
 EXTERIOR WALL FRAMING DETAILS ON SHEET A-3. SEC. R301.1
 FBC-RESIDENTIAL.
  
 6- CLARIFY IF SCOPE OF WORK INCLUDES RE-ROOFING. SEC.
 107.2.1 CITY AMENDMENTS.
  
 7- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR:
 A) FLAT ROOF IF RE-ROOFING IS PART OF THE SCOPE OF
 WORK. COORDINATE WITH ITEM #6 ABOVE. CLEARLY IDENTIFY
 FLAT ROOF ASSEMBLY TO BE INSTALLED AND PROVIDE SIGNED
 AND SEALED RAS 117 CALCULATIONS IF SELECTED ASSEMBLY
 DOESN'T MEET THE DESIGN PRESSURES FOR ALL ROOF ZONES.
  
 B) GLASS BLOCK AS SHOWN ON PLANS. NOTE: COORDINATE WITH
 HISTORIC PLANER IF GLASS BLOCK IS ALLOWED.
  
 C) INSULATED EXTERIOR SWING DOOR. JELD-WEN NOA
 01-0122.09 SUBMITTED EXPIRED ON APRIL 25, 2007. NEED
 CURRENT NOA.
  
 D) SLIDING WINDOWS A SHOWN ON PLANS.
  
 E) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON PLANS
 AND DETAILS. PROVIDE ONLY THE FLORIDA PRODUCT APPROVAL
 COVER PAGE AND PAGE SHOWING THE SPECIFIC CONNECTOR OR
 ARCHITECT OF RECORD TO LIST THE CURRENT FLORIDA PRODUCT
 APPROVAL NUMBER NEXT TO EACH SPECIFIED CONNECTOR.
  
 8- ARCHITECT OF RECORD TO REVIEW AND APPROVE IN WRITING
 (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS AS
 REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
  
 ****PLEASE PROVIDE RESPONSE LETTER ADDRESSING EACH
 COMMENT TO EXPEDITE THE REVIEW PROCESS.
 ****PLEASE INSERT ANY REVISED DRAWING AND REMOVE OLD
 DRAWING. DON'T STAPLE OLD DRAWINGS. SUBMIT OLD DRAWINGS
