 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1) PLEASE CORRECT PLANS, SHEET A0.1.1. NOTE NUMBER 31
 MAKES REFERENCE TO THE CITY OF MIAMI FIRE DEPARTMENT
 REGULATIONS. PLEASE UPDATE PLANS TO THE WEST PALM BEACH
 FIRE DEPARTMENT REGULATIONS. 107.2.1.3. ADDITIONAL
 INFORMATION IS REQUIRED.
  
 2) SHEET ALS1.0 THE LIFE SAFETY SHEET INDICATES THE
 OCCUPANT LOAD BEING 123 TOTAL LOAD WHICH REQUIRES 2
 EXITS. THE LIFE SAFETY SHEET REFERENCES THE FBC-B TABLE
 1015.1. AND THE REQUIREMENT FOR 2 EXITS BUT THE PLAN
 ONLY SHOWS ONE STAIRWAY. OTHER NOTES IN THIS SET OF
 PLANS REFERENCES THIS TO BE A 38 STORY BUILDING. THE
 EXIT STAIRWELL WOULD ALSO BE REQUIRED TO BE 2 HOUR FIRE
 RATED EXITS. PLEASE SHOW THE 2ND MEANS OF EXIT.
  
 3) SHEET AD1.0 THE DEMO PLAN NOTE NUMBER 2 INDICATES
 THE EXTERIOR WINDOW AND DOORS ARE TO BE REMOVED. SHEET
 A1.0.1 SHOWS NEW EURO WALL DOOR SYSTEM AND A PAIR OF
 EXTERIOR SWING DOOR BEING REPLACED. SHEET A2.0.1.
 PROVIDES THE WIND DESIGN POSITIVE AND NEGATIVE (VASD)
 FOR WALL ZONES 4 & 5, NOTE # 3 INDICATES WALL ZONE 5 IS
 TO BE 20 FEET WIDE, BUT THERE IS NO REFERENCE TO THIS
 TENANT SPACE IN THE OVERALL RELATIONSHIP OF THE
 BUILDING? IT IS UNKNOWN IF THIS UNIT IS IN ANY PORTION
 OF WALL ZONE # 5, WITH THE HIGH ASSOCIATED PRESSURES.
 107.2.1.3 ADDITIONAL INFORMATION IS REQUIRED TO
 DETERMINE THE PRESSURES, ALSO THE MEAN ROOF HEIGHT IS
 NOT GIVEN, THIS NEEDS TO BE KNOWN TO VERIFY THE
 NEGATIVE PRESSURES WHICH ARE TAKEN FROM THE ROOF.
  
 4) SHEET A1.0.1 SHOW BOTH NEW EXTERIOR SWING DOORS AS
 WELL AS EURO WALL SYSTEM. TO DATE NO PRODUCT APPROVALS
 HAVE BEEN SUBMITTED. PLEASE SHOW COMPLIANCE WITH 2014
 FBC-B 1609.1.2 PROTECTION OF OPENINGS, 1609.6.4.4.1

 5) PLEASE IDENTIFY ON THE PRODUCT APPROVAL BEFORE
 SUBMITTING TO DESIGNER OF RECORD AND BEFORE SUBMISSION
 TO THE BUILDING DEPARTMENT. FOR ALL PRODUCTS WITH
 GLAZING, PLEASE IDENTIFY THE OPENING WIDTH & HEIGHT,
 TYPE OF GLAZING, MULLION INFORMATION IF REQUIRED,
 ATTACHMENTS AND ASSOCIATE PRESSURES FOR EACH OPENING
 SIZE. 2014 FBC-B 1405.13.1 INSTALLATION. WINDOWS AND
 DOORS SHALL BE INSTALLED IN ACCORDANCE WITH APPROVED
 MANUFACTURER?S INSTRUCTIONS. FASTENER SIZE AND SPACING
 SHALL BE PROVIDED IN SUCH INSTRUCTIONS AND SHALL BE
 CALCULATED BASED ON MAXIMUM LOADS AND SPACING USED IN
 THE TESTS.
 6) FBC 107.3.4.1 PRODUCT APPROVALS. THOSE PRODUCTS
 WHICH ARE REGULATED BY THE DCA RULE 9N-03 SHALL BE
 REVIEWED AND APPROVED IN WRITING BY THE DESIGNER OF
 RECORD PRIOR TO SUBMITTAL FOR JURISDICTIONAL APPROVAL.
 FL 61G1-23.015 (2) THE ARCHITECT IS RESPONSIBLE FOR
 SUPERVISING AND REVIEWING ALL PROJECT DATA, REPORTS,
 SHOP DRAWINGS ETC..
  
 7A) 1710.5.1.1FBC-B EXTERIOR WINDOWS AND DOORS.
 (EXCEPTION) 2. DOOR ASSEMBLIES INSTALLED WHERE THE
 OVERHANG (OH) RATIO IS EQUAL TO OR MORE THAN 1 NEED NOT
 BE TESTED FOR WATER INFILTRATION. THE OVERHANG RATIO
 SHALL BE CALCULATED BY THE FOLLOWING EQUATION:
 OH RATIO = OH LENGTH/OH HEIGHT
 WHERE:
 OH LENGTH = THE HORIZONTAL MEASURE OF HOW FAR AN
 OVERHANG OVER A DOOR PROJECTS OUT FROM DOOR SURFACE.
 OH HEIGHT = THE VERTICAL MEASURE OF THE DISTANCE FROM
 THE DOOR SILL TO THE BOTTOM OF THE OVERHANG OVER A
 DOOR.
  
 7B) THERE ARE 2 ISSUES, THE PLANS DO NOT PROVIDE A CUT
 SECTION THROUGH THE INTERIOR FINISH FLOOR, TRACK AND
 THE EXTERIOR FINISH FLOOR WITH NEW TILE. SHEET A2.01
 DOOR & HARDWARE NOTE NUMBER 14 INDICATES ALL THRESHOLDS
 SHALL HAVE NO STEP GREATER THAN ? INCH PER A.D.A.
 REQUIREMENTS. WITH NOT SEEING THE PRODUCT APPROVAL FOR
 THE EURO WALL SYSTEM THIS MAY OR MAY NOT BE AN ISSUE
 BUT A LOT OF THESE DOOR SYSTEMS HAVE DISCLAIMERS LIKE,
 WHEN AN ADA/ FLUSH SILL IS USED, THESE DOORS ARE NOT
 APPROVED FOR THE USE WHERE WATER INFILTRATION
 RESISTANCE IS REQUIRED. 107.2.1.3 ADDITIONAL
 INFORMATION IS REQUIRED.
  
 8) SHEET A2.01;
 8A) THE 3 ENTRY DOORS 300, 321 & 328A ALL SHOW AS 45
 MINUTE RATED DOORS IN THE DOOR SCHEDULE FOUND ON A2.01.
 NONE OF THE WALLS THE DOORS ARE INSTALLED SHOW AS RATED
 WALLS. SECTION 708.1 FIRE PARTITIONS NO LONGER REQUIRES
 A FIRE RATING AND TABLE 1018.1 FOR BUSINESS OCCUPANCIES
 AND A FIRE SPRINKLERED BUILDING DOES NOT REQUIRE RATED
 CORRIDORS. 107.2.1.3 PLEASE PROVIDE ADDITIONAL
 INFORMATION WHY THE DOORS ARE RATED?
  
 8B) THE NEW DOOR IDENTIFIED AS 328A DOES NOT HAVE THE
 REQUIRED 18 INCHES ON THE LATCH SIDE OF THE DOOR.
 PLEASE REVIEW SECTION 404.2.4 OF THE 2014 ACCESS. CODE
 AND FIGURE 404.2.1(A).
  
 8C) DOOR 328B BLOCKS THE EGRESS PATH, MUST COMPLY WITH
 FBC-B 1005.7 ENCROACHMENT.
 ENCROACHMENTS INTO THE REQUIRED MEANS OF EGRESS WIDTH
 SHALL BE IN ACCORDANCE WITH THE PROVISIONS OF THIS
 SECTION.
 1005.7.1 DOORS. DOORS, WHEN FULLY OPENED, SHALL NOT
 REDUCE THE REQUIRED WIDTH BY MORE THAN 7 INCHES (178
 MM). DOORS IN ANY POSITION SHALL NOT REDUCE THE
 REQUIRED WIDTH BY MORE THAN ONE-HALF.
  
 8D) PLEASE PROVIDE AN OVERALL FLOOR PLAN FOR THIS
 FLOOR. IF THE WORK AREA IS OVER 50 % OF THE FLOOR PLATE
 THEN
 PLEASE SHOW COMPLIANCE WITH THE 2014 EXISTING BUILDING
 CODE 803.2.2 SUPPLEMENTAL SHAFT AND FLOOR OPENING
 ENCLOSURE REQUIREMENTS. WHERE THE WORK AREA ON ANY
 FLOOR EXCEEDS 50 PERCENT OF THAT FLOOR AREA, THE
 ENCLOSURE REQUIREMENTS OF SECTION 803.2 SHALL APPLY TO
 VERTICAL OPENINGS OTHER THAN STAIRWAYS THROUGHOUT THE
 FLOOR. THE 2007 EXISTING COMMENTARY ON THE EXISTING
 BUILDING CODE SPEAKS ABOUT THE FIRST TIME THE CODE
 REQUIRES WORK OUTSIDE OF THE TENANT SPACE. SINCE THE
 DESIGNER OF RECORD IS ALREADY WORKING OUTSIDE OF THE
 TENANT SPACE THIS COMMENT IF OVER 50 % OF THE FLOOR
 PLATE IS BEING CONSIDERED THE WORK AREA THEN THIS
 COMMENT STANDS.
 THE PLANS DO NOT SHOW WHERE EITHER OF THE TENANT SPACES
 HAVE AT LEAST ONE MEANS OF EGRESS WITH NOT GOING
 THROUGH THE ELEVATOR LOBBY. 2014 FBC-B 713.14.1 AND
 EXCEPTIONS 1-7, PLEASE PROVIDE CODE COMPLIANCE.
 9) SHEET A3.2 THE BOTTOM OF THE MIRROR, THE BOTTOM OF
 THE REFLECTIVE SURFACE IS NOT PROVIDED IN DETAIL 4,
 SHOW COMPLIANCE WITH 2014 ACCESS. CODE 603.3.
  
 SHEET A1.04 SHOWS THE USE OF PROFLEX MSC 90 AS A FLOOR
 UNDERLAYMENT, PLEASE PROVIDE COMPLIANCE WITH;
 FOR TILE, STONE, MARBLE, VINYL AND WOOD FLOORING ALL
 NEED TO HAVE HAD THE SOUND UNDERLAYMENT TESTED FLOOR
 ASSEMBLIES TO THE FOLLOWING STANDARD FLAME SPREAD-
 FBC-B 2014 603.1. EXCEPTION 2. INSULATION INSTALLED
 BETWEEN A FINISHED FLOOR AND SOLID DECKING WITHOUT
 INTERVENING AIRSPACE SHALL BE ALLOWED TO HAVE A FLAME
 SPREAD INDEX OF NOT MORE THAN 200.
  
 FLAME SPREAD INDEX. A COMPARATIVE MEASURE, EXPRESSED AS
 A DIMENSIONLESS NUMBER, DERIVED FROM VISUAL
 MEASUREMENTS OF THE SPREAD OF FLAME VERSUS TIME FOR A
 MATERIAL TESTED IN ACCORDANCE WITH ASTM E 84 OR UL 723.
  
 10) WHEN RESUBMITTING PLANS PLEASE INDICATE THE
 REVISION & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES
 AS NECESSARY, COLLATE AND STAPLE INTO SETS OF PLANS. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE THE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
