 CODE: FBC 5TH EDITION (2014).
  
 1- AFTER PLANS ARE REVISED, BRING THEM TO PALM BEACH
 COUNTY (2300 N. JOG RD.) FOR IMPACT FEES ASSESSMENT.
 BRING BACK COUNTY STAMPED PLANS AND COPY OF PAID
 RECEIPT IF FEES ARE DUE. COUNTY IMPACT FEE ORDINANCE OF
 THE UNIFIED LAND DEVELOPMENT CODE.
  
 2- PLANS SUBMITTED SHOW AN "EXISTING FLORIDA ROOM"
 CONNECTED TO THE PROPOSED A/C ADDITION. ACCORDING CITY
 RECORDS AND PALM BEACH COUNTY PROPERTY APPRAISER THIS
 ROOM WAS ORIGINALLY APPROVED AS A PORCH NOT AS LIVABLE
 SPACE. THERE ARE TWO OPTIONS TO ADDRESS THIS SITUATION.
 FIRST, TO CONVERT THE USE FROM PORCH TO LIVABLE AREA,
 THEN NEED TO PROVIDE COMPLIANCE WITH CURRENT CODE FOR
 LIVABLE SPACE. PROVIDE COMPLETE INFORMATION OF THE
 EXISTING "FLORIDA ROOM". SHOW ALL DOORS, WINDOWS AND
 PROVIDE COMPLETE OPENING FRAMING DETAILS AND
 SPECIFICATIONS. PROVIDE PRODUCT APPROVALS (2 COPIES)
 FOR ANY EXTERIOR DOOR AND WINDOWS. FINISH FLOOR MAY BE
 REQUIRED TO BE RAISED. FLOOR, WALLS AND CEILING MAY
 NEED INSULATION. SPECIFY ALL ROOM DIMENSIONS. SHOW
 EXISTING FINISH FLOOR ELEVATION IN RELATION TO THE
 GRADE LEVEL. PROVIDE COMPLETE STRUCTURAL WALL SECTION
 FROM FOOTING TO ROOF. PROVIDE COMPLETE DETAILS AND
 SPECIFICATIONS FOR THE FRAMING OF THE FLOOR, WALLS AND
 ROOF OF THE "FAMILY ROOM" AS REQUIRED BY SEC. R301.1
 FBC-RESIDENTIAL, 5TH EDITION (2014).
 SECOND, CONVERT "FAMILY ROOM" BACK TO PORCH AND REVISE
 PLANS AS NECESSARY. CLEARLY DESCRIBE ROOM AS PORCH.
 SEC. 107.2.1 CITY AMENDMENTS.
  
 3- PROVIDE COMPLETE ENERGY CALCULATIONS (2 COPIES) AS
 REQUIRED BY SEC. R101.4.3 FBC-ENERGY CONSERVATION, 5TH
 EDITION (2014).. NOTE: TAKE INTO CONSIDERATION IF THE
 PORCH IS GOING TO BE CONVERTED TO "FAMILY ROOM".
 COORDINATE WITH ITEM #2 ABOVE.
  
 4- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION NEEDS TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT (EVEN FOR
 OWNER/BUILDERS) AND ALL DESIGN PROFESSIONAL FEES AS
 REQUIRED BY SEC. 109.3 CITY AMENDMENTS. NOTE: VALUATION
 WILL BE UPDATED AFTER ITEM # 2 ABOVE IS CLARIFIED.
  
 5- ARCHITECT OF RECORD TO PROVIDE DETAILS AND
 SPECIFICATIONS FOR THE FRAMING AROUND OPENING BETWEEN
 EXISTING "FLORIDA ROOM" AND PROPOSED A/C ADDITION.
 SPECIFY ALL FRAMING MEMBERS AND CONNECTORS. SEC. R301.1

 6- AREA TABULATION INFORMATION SHOWN ON SHEET 01 IS
 INCOMPLETE. PROVIDE COMPLETE INFORMATION FOR ALL AREAS.

 7- WALL SECTION ON SHEET 02:
 A) SPECIFICATIONS FOR THE 2X12 ROOF JOISTS NEED TO BE
 CLARIFIED AND REVISED. CUTTING THE TOP OF THE 2X12 ROOF
 JOISTS TO ALLOW FOR THE ROOF SLOPE WILL INTERFERE WITH
 THE 1" MIN. CLEARANCE REQUIRED FOR THE ROOF CROSS
 VENTILATION. REVISE AS REQUIRED. SEC. 107.2.1 CITY
 AMENDMENTS.
  
 B) SPACING OF THE 2X12 ROOF JOIST DOESN'T MATCH SPACING
 SHOWN ON THE ROOF LAYOUT PLAN ON SHEET 03. REVISE AS
 REQUIRED TO MATCH. SEC. 107.2.1 CITY AMENDMENTS.
  
 C) SPECIFY LOCATION OF ROOF VENTS. NEED TO PROVIDE ROOF
 CROSS VENTILATION. CLEARLY SPECIFY IF THE VENTS ARE
 LOCATED BETWEEN EACH 2X12 ROOF JOISTS.? SEC. 107.2.1

 8- DESIGN CRITERIA ON SHEET 03:
 A) SPECIFY THE DESIGN PRESSURES FOR DOORS AND WINDOWS.
 SEC. R301.1 FBC-RESIDENTIAL. NOTE: KEEP IN MIND WINDOW
 IS LOCATED IN THE END ZONE. SEC. R301.1

 B) CLARIFY WHAT IS "OCCUPANCY FACTOR = 1" ?.. SEC.
 107.2.1 CITY AMENDMENTS.
  
 9- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR:
 A) FLAT ROOF SYSTEM TO BE INSTALLED. NOTE: SPECIFY
 WHICH APPROVED ASSEMBLY FROM THE PRODUCT APPROVAL
 SUBMITTED IS GOING TO BE INSTALLED TO VERIFY COMPLIANCE
 WITH THE DESIGN PRESSURES. IF THE SELECTED ASSEMBLY
 DON'T MEET THE DESIGN PRESSURES FOR ALL ROOF ZONES,
 THEN SIGNED AND SEALED RAS 117 CALCULATIONS WILL BE
 REQUIRED.
  
 B) SINGLE HUNG WINDOWS:
 (1) PROVIDE THE FLORIDA PRODUCT APPROVAL COVER PAGE
 THAT CORRESPONDS TO DRAWINGS SUBMITTED.
 (2) DRAWINGS SUBMITTED ARE NOT LEGIBLE. PROVIDE LEGIBLE
 DRAWINGS.
  
 C) EXTERIOR DOOR:
 (1) PROVIDE THE FLORIDA PRODUCT APPROVAL COVER PAGE
 THAT CORRESPONDS TO DRAWINGS SUBMITTED.
 (2) DRAWINGS SUBMITTED ARE NOT LEGIBLE. PROVIDE LEGIBLE
 DRAWINGS.
  
 D) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON PLANS
 AND DETAILS. NOTE: ARCHITECT OF RECORD TO REVISE
 INFORMATION ON THE TRUSS CONNECTOR SCHEDULE SHOWN ON
 SHEET 03. PROVIDE THE ACTUAL FLORIDA PRODUCT APPROVAL
 NUMBER NOT THE CODE REFERENCE. OR PROVIDE THE FLORIDA
 PRODUCT APPROVAL COVER PAGE AND PAGE SHOWING THE
 SPECIFIED CONNECTOR.
  
 E) PRECAST LINTELS SPECIFIED ON PLANS.
  
 10- ARCHITECT OF RECORD TO REVIEW AND APPROVE IN
 WRITING (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS
 AS REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
  
 ***PLEASE PROVIDE RESPONSE LETTER ADDRESSING EACH
 COMMENT TO EXPEDITE THE REVIEW PROCESS.
 ***PLEASE INSERT ANY REVISED DRAWING AND REMOVE OLD
 DRAWING. DON"T STAPLE OLD DRAWINGS. SUBMIT OLD DRAWINGS
