 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) FBC ENERGY CONSERVATION SECTIONS R101.5.1.1.1 OR
 R101.5.1.1.2. SUBMIT TWO SETS OF ENERGY COMPLIANCE
 FORMS AS REQUIRED. THE FORMS ARE REQUIRED TO HAVE THE
 NAME OF THE PREPARER AND THE SIGNATURE OF THE
 OWNER/AGENT.
  
 2) SUBMIT ELEVATIONS OF THE STRUCTURE THAT SPECIFY
 CEILING HEIGHT, ROOF HEIGHT & SLOPE, FINISH FLOOR
 HEIGHT ABOVE GRADE, ETC. FBC-R305, R301.2.1, FBC107.2.1
  
 3) PROVIDE WALL SECTIONS THAT SHOW WALL TYPE, INTERIOR
 AND EXTERIOR FINISHES, INSULATION, ETC. FBC 107.2.1 &
 FBC ENERGY CONSERVATION R103.2
  
 4) PROVIDE FLOOR PLANS WITH ALL DIMENSIONS SPECIFIED.
 FBC-R304.4 AND FBC 107.2.1
  
 5) PROVIDE AREA TABULATIONS THAT SPECIFIES THE EXISTING
 HABITABLE SPACE AND NON-HABITABLE SPACES FOR THE
 STRUCTURE AND THE SPACE THAT IS BEING CONVERTED TO
 HABITABLE SPACE. THE PALM BEACH COUNTY PROPERTY
 APPRAISER AND THE CITY OF WEST PALM BEACH RECORDS
 INDICATE THAT THIS ENTIRE AREA IS A GARAGE WITH A TWO
 FIXTURE BATHROOM. THE PLANS INDICATE THAT THERE IS AN
 EXISTING POOL CABANA IN A PORTION OF THE GARAGE. THERE
 ARE NO RECORDS OF THE CABANA AT THE CITY. FBC 107.2.1
  
 6) PROVIDE A FLOOR PLAN THAT SHOWS THE ENTIRE STRUCTURE
 AND LABEL THE ROOMS OF THE EXISTING HOUSE ARE ADJACENT
 TO THE GARAGE ON THE FLOOR PLANS. FBC 107.2.1
  
 7) SHOW THE LOCATION OF THE ATTIC ACCESS FBC-R807.1
 BUILDINGS WITH COMBUSTIBLE CEILING OR ROOF CONSTRUCTION
 SHALL HAVE AN ATTIC ACCESS OPENING TO ATTIC AREAS THAT
 EXCEED 30 SQUARE FEET (2.8 M2) AND HAVE A VERTICAL
 HEIGHT OF 30 INCHES (762 MM) OR GREATER. THE VERTICAL
 HEIGHT SHALL BE MEASURED FROM THE TOP OF THE CEILING
 FRAMING MEMBERS TO THE UNDERSIDE OF THE ROOF FRAMING
 MEMBERS. THE ROUGH-FRAMED OPENING SHALL NOT BE LESS
 THAN 22 INCHES BY 30 INCHES (559 MM BY 762 MM) AND
 SHALL BE LOCATED IN A HALLWAY OR OTHER READILY
 ACCESSIBLE LOCATION. WHEN LOCATED IN A WALL, THE
 OPENING SHALL BE A MINIMUM OF 22 INCHES WIDE BY 30
 INCHES HIGH. WHEN THE ACCESS IS LOCATED IN A CEILING,
 MINIMUM UNOBSTRUCTED HEADROOM IN THE ATTIC SPACE SHALL
 BE AT SOME POINT 30 INCHES (762 MM) ABOVE THE ACCESS
 MEASURED VERTICALLY FROM THE BOTTOM OF CEILING FRAMING
 MEMBERS. SEE SECTION M1305.1.3 FOR ACCESS REQUIREMENTS
 WHERE MECHANICAL EQUIPMENT IS LOCATED IN ATTICS.
  
 8) THE WINDOW THAT IS SPECIFIED ON THE PLANS DOES NOT
 COMPLY WITH FBC-R310.1 EMERGENCY ESCAPE AND RESCUE
 REQUIRED. BASEMENTS, HABITABLE ATTICS AND EVERY
 SLEEPING ROOM SHALL HAVE AT LEAST ONE OPERABLE
 EMERGENCY ESCAPE AND RESCUE OPENING. WHERE EMERGENCY
 ESCAPE AND RESCUE OPENINGS ARE PROVIDED THEY SHALL HAVE
 A SILL HEIGHT OF NOT MORE THAN 44 INCHES (1118 MM)
 ABOVE THE FLOOR. FBC-R310.1.1 ALL EMERGENCY ESCAPE AND
 RESCUE OPENINGS SHALL HAVE A MINIMUM NET CLEAR OPENING
 OF 5.7 SQUARE FEET (0.530 M2). EXCEPTION: GRADE FLOOR
 OPENINGS SHALL HAVE A MINIMUM NET CLEAR OPENING OF 5
 SQUARE FEET (0.465 M2). FBC-R310.1.2 THE MINIMUM NET
 CLEAR OPENING HEIGHT SHALL BE 24 INCHES (610 MM).
 FBC-R310.1.3 THE MINIMUM NET CLEAR OPENING WIDTH SHALL
 BE 20 INCHES (508 MM).
  
 9) SHOW THAT THE GARAGE CONVERSION COMPLIES WITH
 FBC-R404.1.6 HEIGHT ABOVE FINISHED GRADE. CONCRETE AND
 MASONRY FOUNDATION WALLS SHALL EXTEND ABOVE THE
 FINISHED GRADE ADJACENT TO THE FOUNDATION AT ALL POINTS
 A MINIMUM OF 4 INCHES (102 MM) WHERE MASONRY VENEER IS
 USED AND A MINIMUM OF 6 INCHES (152 MM) ELSEWHERE.
  
 10) THE VASD WINDSPEED ON S1 IS INCORRECT. THE VASD IS
 132 MPH FOR THIS PROJECT. FBC-R301.2.1.3
  
 11) THE STRUCTURAL PLANS S1 ARE REQUIRED TO HAVE THE
 FLORIDA ENGINEER'S SEAL AND ORIGINAL HANDWRITTEN
 SIGNATURE, COPIES OR OTHER FACSIMILES ARE NOT
 ACCEPTABLE. FAC 61G15 - 23.002 DIGITAL SIGNATURES ARE
 ONLY ACCEPTABLE FOR ELECTRONICALLY TRANSMITTED PLANS
 AND DOCUMENTS.
  
 12) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THE EXTERIOR DOOR AND WINDOWS IN THE GARAGE THAT
 HAVE BEEN REVIEWED AND APPROVED IN WRITING BY THE
 DESIGNER OF RECORD.
  
 13) SHOW COMPLIANCE WITH FBC-R303.9 FOR REQUIRED
 HEATING. SEE MECHANICAL REVIEW COMMENTS.
  
 14) PLANS WILL BE REQUIRED TO HAVE AN IMPACT FEE REVIEW
 BY PALM BEACH COUNTY. SEE THE IMPACT REVIEW COMMENTS.
  
 15) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT
 A RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
