 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1) THE SHEET G-0400.00 CODE SUMMARY SHEET:
 1A) UNDER THE HEADING APPLICABLE CODES, MISSING THE 5TH
 EDITION OF THE FLORIDA EXISTING BUILDING CODE.
  
 1B) THE DESIGNER OF RECORD HAS NOT INDICATED UNDER THE
 2014 EXISTING BUILDING CODE WHICH COMPLIANCE METHOD WAS
 USED IN DEVELOPING THE PLANS. EXISTING BLDG. CODE THE
 CHANGE OF OCCUPANCY OF ALL EXISTING BUILDINGS SHALL
 COMPLY WITH ONE OF THE METHODS LISTED IN SECTIONS
 301.1.1 THROUGH 301.1.3 AS SELECTED BY THE APPLICANT.
 FOR THIS REVIEW THE BUILDING PLAN REVIEWER WILL USE THE
 WORK AREA METHOD SINCE 99 % OF ALL DESIGNERS USE THIS
 DESIGN METHOD FOR ALTERATIONS, CHANGE OF OCCUPANCY,
 ADDITION OR RELOCATION OF EXISTING BUILDINGS. CHANGE OF
 OCCUPANCY, 2014 FBC-EXISTING BUILDING CODE CHAPTER 10.
 1001.3.1 PARTIAL CHANGE OF OCCUPANCY CLASSIFICATION.
 WHERE A PORTION OF AN EXISTING BUILDING IS CHANGED TO A
 NEW OCCUPANCY CLASSIFICATION, SECTION 1012 SHALL APPLY.
  
 1C) UNDER THE HEADING OF OCCUPANCY TYPE: THE PLANS
 INDICATE BUSINESS. PLEASE PROVIDE A MORE DESCRIPTIVE
 USE OF THIS SPACE TO DETERMINE IF THIS TENANT IS TO BE
 CLASSIFIED AS A GENERAL DOCTORS OFFICE, OR SPECIALIZING
 IN THE TREATMENT OF CONDITIONS THAT AFFECT MOBILITY OR
 ONE OF THE SPECIALTY OCCUPANCIES FOUND UNDER CHAPTER 4
 OF THE FBC-B.
  
 1D) UNDER THE HEADING CONSTRUCTION TYPE THE PLANS STATE
 CONFIRM AND CODE SECTION, THIS SECTION IS NOT FOUND IN
 EITHER THE 2014 FBC-B NOR EXISTING BUILDING CODE. THE
 OTHER ISSUE WITH TRYING TO IDENTIFY A BUILDING
 CONSTRUCTION TYPE WE CAN GO TO FBC-B TABLE 601 FIRE
 RESISTANCE RATINGS BUT THE RATINGS DO NOT MATCH ANY OF
 THE BUILDING TYPES. THE CLOSEST IS A BUILDING TYPE
 CONSTRUCTION IA BUT MORE RESTRICTIVE WITH 3 HOUR FIRE
 RATING ON THE EXTERIOR BEARING WALLS. 107.2.1.3
 ADDITIONAL INFORMATION IS REQUIRED.
  
 1E) EGRESS REQUIREMENTS INDICATE (2) ARE REQUIRED AND 4
 ARE PROVIDED. IN THE SCOPING REQUIREMENTS CHAPTER 2 OF
 THE ACCESS. CODE SECTION 206.4.1. PUBLIC ENTRANCES. IN
 ADDITION TO ENTRANCES REQUIRED BY 206.4.2 THROUGH
 206.4.9, AT LEAST 60 PERCENT OF ALL PUBLIC ENTRANCES
 SHALL COMPLY WITH 404. BARRIERS AT COMMON OR EMERGENCY
 ENTRANCES AND EXITS OF BUSINESS ESTABLISHMENTS
 CONDUCTING BUSINESS WITH THE GENERAL PUBLIC THAT ARE
 EXISTING, UNDER CONSTRUCTION, OR UNDER CONTRACT FOR
 CONSTRUCTION WHICH WOULD PREVENT A PERSON FROM USING
 SUCH ENTRANCES OR EXITS SHALL BE REMOVED. PLEASE NOTE
 IN SPEAKING WITH THE BUILDING OFFICIAL WE ARE
 CONSIDERING THE FRONT ENTRY DOORS AS ONE ENTRANCE, 3 X
 0.6 = 1.8 OR (2) ACCESSIBLE MEANS OF EGRESS ARE
 REQUIRED, PLEASE SHOW ON THE PLANS .
 2) SHEET A-110.00 PLEASE REVIEW THE LAYOUT OF THE FRONT
 ENTRY, RECEPTION AND WAITING AREAS AND SHOW HOW
 COMPLIANCE WITH SECTION 206.3 OF THE ACCESS. CODE IS TO
 BE COMPLIED WITH. 206.3 LOCATION.
 ACCESSIBLE ROUTES SHALL COINCIDE WITH OR BE LOCATED IN
 THE SAME AREA AS GENERAL CIRCULATION PATHS. WHERE
 CIRCULATION PATHS ARE INTERIOR, REQUIRED ACCESSIBLE
 ROUTES SHALL ALSO BE INTERIOR.
  
 ADVISORY 206.3 LOCATION. THE ACCESSIBLE ROUTE MUST BE
 IN THE SAME AREA AS THE GENERAL CIRCULATION PATH. THIS
 MEANS THAT CIRCULATION PATHS, SUCH AS VEHICULAR WAYS
 DESIGNED FOR PEDESTRIAN TRAFFIC, WALKS, AND UNPAVED
 PATHS THAT ARE DESIGNED TO BE ROUTINELY USED BY
 PEDESTRIANS MUST BE ACCESSIBLE OR HAVE AN ACCESSIBLE
 ROUTE NEARBY. ADDITIONALLY, ACCESSIBLE VERTICAL
 INTERIOR CIRCULATION MUST BE IN THE SAME AREA AS STAIRS
 AND ESCALATORS, NOT ISOLATED IN THE BACK OF THE
 FACILITY.
  
 3) DISCREPANCY IN PLANS SHEET S-301 DETAIL # 5
 INDICATING THE NEW ROOF TOP A/C UNIT TO SIT ON A NEW
 W4X13 BEAM PER THE MANUFACTURERS REQUIREMENT. THE PLANS
 SHOW THE NEW BEAM TO BE WELDED TO AN EXISTING BEAM. THE
 M1.2 NOTE # 1 INDICATES THE NEW ROOF TOP UNIT IS TO SIT
 ON TOP OF A NOA APPROVED ROOF RACK TO BE DESIGNED BY
 THE STRUCTURAL ENGINEER? 107.2.1.3 ADDITIONAL
 INFORMATION IS REQUIRED.
  
 4) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY, COLLATE AND STAPLE INTO SETS OF PLANS. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE THE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
