 BASED ON THE RESEARCH THAT I HAVE DONE, IT APPEARS THAT
 THIS STRUCTURE WAS ORIGINALLY A GARAGE APARTMENT BUILT
 IN 1925. THE SECOND FLOOR WAS LIVING SPACE AND THE
 FIRST FLOOR WAS A GARAGE. THE GARAGE HAD A 3 FIXTURE
 BATH ROOM. THERE ARE NOT ANY RECORDS ON FILE WITH THE
 CITY TO INDICATE THAT THE GARAGE WAS CONVERTED TO
 LIVING AREA WITH THE PROPER PERMITS AND INSPECTIONS.
 THERE IS A 4 TIMES THE FEE HOLD NOTE IN THE FILE FOR
 WORKING WITHOUT PERMITS FROM 2016 FOR CONVERTING THE
 GARAGE TO LIVING SPACE. A PERMIT WAS NEVER ATTAINED.
 THE WORK TO THE FIRST FLOOR GARAGE THAT IS SHOWN ON THE
 PLANS THAT WERE SUBMITTED WAS DONE WITHOUT THE PROPER
 PERMITS AND INSPECTIONS. PLEASE BE ADVISED THE
 INSPECTOR MAY REQUIRE PREVIOUSLY COMPLETED WORK TO BE
 MADE ACCESSIBLE AND OPEN FOR INSPECTION OR REQUIRE
 ADDITIONAL DOCUMENTATION FOR ALL CONCEALED WORK
 PREVIOUSLY COMPLETED PURSUANT TO FBC 110 & FBC 117.
 FBC 110.1 GENERAL. CONSTRUCTION OR WORK FOR WHICH A
 PERMIT IS REQUIRED SHALL BE SUBJECT TO INSPECTION BY
 THE BUILDING OFFICIAL AND SUCH CONSTRUCTION OR WORK
 SHALL REMAIN ACCESSIBLE AND EXPOSED FOR INSPECTION
 PURPOSES UNTIL APPROVED.
 FBC 117 - THE BUILDING OFFICIAL MAY REQUIRE TESTS OR
 TEST REPORTS AS PROOF OF COMPLIANCE. REQUIRED TESTS ARE
 TO BE MADE AT THE EXPENSE OF THE OWNER, OR AGENT, BY AN
 APPROVED TESTING LABORATORY OR OTHER APPROVED AGENCY.
  
 NOTE: IN ORDER TO LEGALLY CONVERT THE GARAGE TO LIVING
 SPACE, THE APPROVED PLANS WILL BE REQUIRED TO BE
 REVIEWED BY PALM BEACH COUNTY TO DETERMINE IF ANY
 IMPACT FEES ARE DUE.
  
 DENIED BY BUILDING - THE COMMENTS FROM THE LAST REVIEW
 HAVE NOT BEEN ADDRESSED. PLEASE ADDRESS THE ITEMS NOTED
 BELOW:
  
  
 1) SUBMIT TWO SETS OF ARCHITECTURAL DRAWINGS THAT SHOW
 THE EXISTING FLOOR PLANS AND THE PROPOSED FLOOR PLANS.

 2) PROVIDE THE COMPLETE SCOPE OF WORK THAT IS PROPOSED
 TO BE DONE ON THE FLOOR PLANS. FBC 107.2.1
  
 3) THE ENERGY FORM R405-2014 IS REQUIRED TO BE SIGNED
 AND DATED BY THE OWNER/AGENT. FBC ENERGY CONSERVATION
 SECTION R103.1.1.2
  
 4) THE ENERGY FORM R405-2014 CONTAINS ERRORS. THE FORM
 HAS ONE BEDROOM AND THERE ARE 2 BEDROOMS. THERE IS NO
 WHOLE HOUSE FAN SHOWN ON THE PLANS. THE FORM SPECIFIES
 TWO DUCTLESS A/C UNITS AND ONE DUCTED SPLIT A/C SYSTEM.
 THE PLANS SHOW TWO DUCTED SPLIT A/C SYSTEMS AND ONE
 WINDOW UNIT. PLEASE REVIEW THE FORM AND MAKE
 CORRECTIONS SO THAT THE PLANS AND FORM MATCH. FBC
