 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 PLEASE PROVIDE A RECORDED UNITY OF TITLE FOR THE 2
 UNITS. UNITY OF TITLE. THE PROPOSED BUILDING STRUCTURE
 TRANSGRESSES LEGAL BOUNDARY LINES BETWEEN THE LOTS
 WHICH COMBINE TO FORM 'THE SITE'. A 'UNITY OF TITLE'
 SHALL BE RECORDED AT THE COUNTY COURTHOUSE. SUBMIT A
 COPY OF THE RECORDED 'UNITY OF TITLE' DOCUMENT SO THAT
 FBC TABLE 601 BOUNDARY LINE REQUIREMENTS MAY BE DEEMED
 NOT APPLICABLE.

 NOTES INDICATES THIS IS A TYPE__ BUILDING. PLEASE REFER
 TIN THE 2014 FBC-B TABLE 503 FOR THE ABOVE OCCUPANCIES
 BEING R2 AND IN A 15 STORY HIGHRISE THE BUILDING TYPE
 IS IA. PLEASE UPDATE PLANS.
  
 3) THE LIFE SAFETY SHEET LIST THE OCCUPANT LOAD AS 109,
 PLEASE NOTE THE OCCUPANT LOAD IS TO BE BASED ON THE
 GROSS FLOOR AREA OF 3377 SQ. FT./30= 113 OCCUPANTS.
 PLEASE REVIEW THE 2014 FBC-B TABLE 1004.1.2 MERCANTILE/
 GROSS.
  
 FBC-B 2014 DEFINITIONS;FLOOR AREA, GROSS. THE FLOOR
 AREA WITHIN THE INSIDE PERIMETER OF THE EXTERIOR WALLS
 OF THE BUILDING UNDER CONSIDERATION, EXCLUSIVE OF VENT
 SHAFTS AND COURTS, WITHOUT DEDUCTION FOR CORRIDORS,
 STAIRWAYS, CLOSETS, THE THICKNESS OF INTERIOR WALLS,
 COLUMNS OR OTHER FEATURES. THE FLOOR AREA OF A
 BUILDING, OR PORTION THEREOF, NOT PROVIDED WITH
 SURROUNDING EXTERIOR WALLS SHALL BE THE USABLE AREA
 UNDER THE HORIZONTAL PROJECTION OF THE ROOF OR FLOOR
 ABOVE. THE GROSS FLOOR AREA SHALL NOT INCLUDE SHAFTS
 WITH NO OPENINGS OR INTERIOR COURTS.
  
 IBC-B 2012 CODE COMMENTARY .THE GROSS FLOOR AREA IS
 THAT AREA MEASURED WITHIN THE PERIMETER FORMED BY THE
 INSIDE SURFACE OF THE EXTERIOR WALLS. THE AREA OF ALL
 OCCUPIABLE SPACES AND NONOCCUPIABLE SPACES, INCLUDING
 MECHANICAL & ELEVATOR SHAFTS, TOILET ROOMS, CLOSETS AND
 MECHANICAL EQUIPMENT ROOM.
  
 4) THE LIFE SAFETY SHEET DOES NOT MENTION THE TYPE OF
 DOOR HARDWARE THAT IS REQUIRED. FBC-B 008.1.10 PANIC
 AND FIRE EXIT HARDWARE. DOORS SERVING A GROUP H
 OCCUPANCY AND DOORS SERVING ROOMS OR SPACES WITH AN
 OCCUPANT LOAD OF 50 OR MORE IN A GROUP A OR E OCCUPANCY
 SHALL NOT BE PROVIDED WITH A LATCH OR LOCK UNLESS IT IS
 PANIC HARDWARE OR FIRE EXIT HARDWARE.
  
 5) THE LIFE SAFETY SHEET ALSO DOES NOT INDICATE
 REQUIRED SIGNAGE 2014 FBC-B 703.4.1 HEIGHT ABOVE FINISH
 FLOOR OR GROUND. TACTILE CHARACTERS ON SIGNS SHALL BE
 LOCATED 48 INCHES (1220 MM) MINIMUM ABOVE THE FINISH
 FLOOR OR GROUND SURFACE, MEASURED FROM THE BASELINE OF
 THE LOWEST TACTILE CHARACTER AND 60 INCHES (1525 MM)
 MAXIMUM ABOVE THE FINISH FLOOR OR GROUND SURFACE,
 MEASURED FROM THE BASELINE OF THE HIGHEST TACTILE
 CHARACTER.
  
 6) SHEET A-2 SHOWS THE TOLIET GRAB BARS MEASURED TO THE
 CENTERLINE OF THE BAR. PLEASE NOTE THE CODE CHANGE THAT
 OCCURED IN THE 2014 FBC-ACCESSIBILITY CODE 609.4 THE
 GRAB BARS ARE MEASURED FRROM THE FLOOR SURFACE TO THE
 TOP OF THE GRASPABLE SURFACE NOT CENTERLINED.
  
 7) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY, COLLATE AND STAPLE INTO SETS OF PLANS. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE THE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
