 1. PURSUANT TO THE PALM BEACH ZOO'S LEASE AGREEMENT
 WITH THE CITY OF WEST PALM BEACH, INDIVIDUAL STRUCTURES
 OR IMPROVEMENTS IN EXCESS OF $5,000 ARE TO BE SUBMITTED
 TO THE CITY COMMISSION FOR PRIOR APPROVAL AS SUCH
 IMPROVEMENTS WOULD OCCUR ON CITY-OWNED PROPERTY.
  
 2. BEFORE COMMENCING THE IMPROVEMENTS, THE ZOO SHALL
 PROVIDE THE CITY'S RISK MANAGER WITH CERTIFICATES OF
 INSURANCE EVIDENCING THAT ANY CONTRACTOR(S) PERFORMING
 THE IMPROVEMENTS CARRIES COMMERCIAL GENERAL LIABILITY
 INSURANCE (INCLUDING, WITHOUT LIMITATION, CONTRACTOR?S
 LIABILITY COVERAGE), WRITTEN ON AN OCCURRENCE BASIS
 WITH A MINIMUM COMBINED SINGLE LIMIT OF $2,000,000,
 ALONG WITH WORKERS COMPENSATION INSURANCE AS REQUIRED
 BY LAW, AND INCLUDING THE CITY OF WEST PALM BEACH AS AN
 ADDITIONAL INSURED.
  
 3. ALL LANDSCAPING SHALL BE SUBMITTED UNDER A SEPARATE
 PERMIT APPLICATION.
  
 4. ALL IRRIGATION SHALL BE SUBMITTED UNDER A SEPARATE
 PERMIT APPLICATION.
  
 5. PLANS REFERENCE A NEW MONUMENT SIGN. ALL SIGNAGE
 SHALL BE SUBMITTED UNDER SEPARATE PERMIT AND SHALL
 COMPLY WITH THE REQUIREMENTS OF SECTION 94-408(F) OF
 THE CITY'S ZONING AND LAND DEVELOPMENT REGULATIONS. OF
 CONCERN IS THE MAXIMUM NUMBER OF FREESTANDING SIGNS,
 MAXIMUM SIZE OF ALL SIGNS, AND THE MAXIMUM HEIGHT.
