 PLEASE ADDRESS THE FOLLOWING COMMENTS ON SHEET SP-1
 (SITE PLAN). RESPOND TO THE COMMENTS IN WRITING AND/OR
 ON THE PLANS WHERE APPLICABLE:
  
 1.) PARKING FOR LESS THAN THREE (3) RESIDENTIAL UNITS
 MAY BE ACHIEVED BY INSTALLING ACCESS POINTS IN ONE OF
 THE FOLLOWING WAYS: A SINGLE DRIVEWAY WITH A WIDTH OF
 NO GREATER THAN 20 FT. AT THE PROPERTY LINE OR A
 CIRCULAR DRIVEWAY PROVIDED THAT EACH DRIVEWAY OPENING
 SHALL NOT EXCEED 10 FT. IN WIDTH AT THE PROPERTY LINE.
 THE SITE PLAN SHOWS A TOTAL OF TWO (2) SEPARATE
 DRIVEWAYS (ONE FOR EACH UNIT) WHICH IS NOT PERMITTED BY
 ZONING CODE. [ZLDR S.94-313(1)]
  
 2.) A MINIMUM OF 1,000 SQ. FT. OR 75 PERCENT OF THE
 FRONT YARD SHALL BE LANDSCAPED WITH LIVING PLANT
 MATERIAL. PLEASE PROVIDE LANDSCAPE CALCULATIONS FOR THE
 FRONT YARD TO ENSURE THAT THIS REQUIREMENT WILL BE MET.

 3.) ONE (1) GUEST PARKING SPACE IS REQUIRED FOR THE
 PROPOSED RESIDENTIAL DEVELOPMENT. [ZLDR S.94-486]
  
 4.) THE NORTH ARROW IS MISSING FROM THE SITE PLAN.
  
 5.) WHY IS THE VACANT LOT IMMEDIATELY WEST OF THE
 SUBJECT PROPERTY SHOWN AS PART OF THE SITE PLAN? THE
 SITE PLAN SHOULD ONLY REFLECT THE SUBJECT PROPERTY AND
 ITS PROPOSED CONTENTS. PLEASE ADDRESS.
  
 6.) PLEASE CLARIFY THE "OPEN SPACE" CALCULATION (3,334
 SQ. FT.) IN THE SITE DATA TABULAR. "OPEN SPACE" IS
 DEFINED AS PERVIOUS AND IMPERVIOUS SURFACE AREA MINUS
 THE BUILDING FOOTPRINT ACCORDING TO THE ZONING AND LAND
 DEVELOPMENT REGULATION (ZLDR) DEFINITION. IT SEEMS THE
 PERVIOUS SURFACE CALCULATION MAY BE 3,334 SQ. FT.?
  
 7.) CLARIFY THAT THE "PERVIOUS AREA" IN THE SITE DATA
 TABULAR ONLY PERTAINS TO LANDSCAPED AREAS.
  
 8.) PLEASE MAKE THE FOLLOWING CORRECTIONS TO THE SITE
 DATA TABULAR: BUILDING HEIGHT PROVIDED: 26'-7"
  
 9.) PLEASE MAKE THE FOLLOWING CORRECTIONS TO THE
 DEVELOPMENT REGULATIONS TABULAR: MAXIMUM ALLOWABLE
 BUILDING HEIGHT PER THE ZLDR IS 40' (NOT 35'); MAXIMUM
 BUILDING HEIGHT PROVIDED IS 26'-7".

 * THE SURVEY SHOWS THAT THERE ARE EXISTING TREES THAT
 WILL EVENTUALLY BE REMOVED FOR THE PROJECT. PLEASE NOTE

 FIRST OBTAINING A TREE ALTERATION PERMIT. PLEASE
