 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THE EXISTING STRUCTURE WAS CONSTRUCTED IN 1950 AS AN
 ATTACHED OPEN CARPORT. YOU ARE PROPOSING TO ENCLOSE THE
 CARPORT AND CHANGE IT TO HABITABLE SPACE. THIS IS A
 CHANGE OF OCCUPANCY WITH NO CHANGE OF OCCUPANCY
 CLASSIFICATION. THE EXISTING STRUCTURE IS REQUIRED TO
 BE EVALUATED FOR STRUCTURAL LOADS PER FBC EXISTING
 BUILDING SECTION 1007. SUBMIT STRUCTURAL DRAWINGS THAT
 SHOW THAT THE RENOVATED STRUCTURE WILL SAFELY SUPPORT
 ALL LOADS, INCLUDING DEAD, LIVE LOADS, ROOF LOADS, WIND
 LOADS, ETC. AND PROVIDE A CONTINUOUS LOAD PATH THAT
 MEETS ALL THE REQUIREMENTS FOR THE TRANSFER OF ALL
 LOADS FROM THEIR POINT OF ORIGIN THROUGH THE LOAD
 RESISTING ELEMENTS TO THE FOUNDATION. FBC R301.1
  
 2) PROVIDE STRUCTURAL DETAILS OF THE EXISTING
 STRUCTURE. SPECIFY THE RAFTER SIZE AND SPACING, THE
 BEAM SIZES AND SPANS, THE COLUMN TYPE AND SPACING, AND
 ALL CONNECTIONS. FBC 107.2.1
  
 3) SHOW THE LOCATION OF THE WATER HEATER ON THE
 PROPOSED PLANS. FBCR P2801.1
  
 4) PROVIDE AREA TABULATIONS ON THE PLANS. FBC 107.2.1
  
 5) FBC 107.3.5.3 - PROVIDE WIND DESIGN DATA PURSUANT TO
 FBC-R301.2 ON THE PLANS.
  
 6) FBC 107.3.5.3 - INDICATE THE MEANS OF TERMITE
 PROTECTION PROPOSED FOR THE ADDITION PURSUANT TO
 FBC-R318.
  
 7) FBC-R404.1.6 HEIGHT ABOVE FINISHED GRADE. CONCRETE
 AND MASONRY FOUNDATION WALLS SHALL EXTEND ABOVE THE
 FINISHED GRADE ADJACENT TO THE FOUNDATION AT ALL POINTS
 A MINIMUM OF 4 INCHES (102 MM) WHERE MASONRY VENEER IS
 USED AND A MINIMUM OF 6 INCHES (152 MM) ELSEWHERE.
 PROVIDE TWO COPIES OF AN EXTERIOR WALL SECTION THAT
 SHOWS THE EXTERIOR GRADE, THE FINISH FLOOR ELEVATION
 AND THE CEILING ELEVATION. THE ELEVATION OF THE
 CONCRETE SLAB ON GRADE WILL NEED TO BE 6" ABOVE THE
 EXTERIOR FINISH GRADE.
  
 8) R506.2.3 VAPOR RETARDER. A 6-MIL (0.006 INCH)
 POLYETHYLENE OR APPROVED VAPOR RETARDER WITH JOINTS
 LAPPED NOT LESS THAN 6 INCHES (152 MM) SHALL BE PLACED
 BETWEEN THE CONCRETE FLOOR SLAB AND THE BASE COURSE OR
 THE PREPARED SUBGRADE WHERE NO BASE COURSE EXISTS.
 EXCEPTION: THE VAPOR RETARDER MAY BE OMITTED: 1. FROM
 GARAGES, UTILITY BUILDINGS AND OTHER UNHEATED ACCESSORY
 STRUCTURES. 2. FOR UNHEATED STORAGE ROOMS HAVING AN
 AREA OF LESS THAN 70 SQUARE FEET (6.5 M2) AND CARPORTS.
 3. FROM DRIVEWAYS, WALKS, PATIOS AND OTHER FLATWORK NOT
 LIKELY TO BE ENCLOSED AND HEATED AT A LATER DATE. 4.
 WHERE APPROVED BY THE BUILDING OFFICIAL, BASED ON LOCAL
 SITE CONDITIONS.
  
 9) FBC-R704 INSPECTION FOR TERMITES IN ORDER TO PROVIDE
 FOR INSPECTION FOR TERMITE INFESTATION, CLEARANCE
 BETWEEN EXTERIOR WALL COVERINGS AND FINAL EARTH GRADE
 ON THE EXTERIOR OF A BUILDING SHALL NOT BE LESS THAN 6
 INCHES (152 MM).
 EXCEPTIONS:
 1. PAINT OR DECORATIVE CEMENTITIOUS FINISH LESS THAN
 5/8 INCH (17.1 MM) THICK ADHERED DIRECTLY TO THE
 MASONRY FOUNDATION SIDEWALL.
 2. ACCESS OR VEHICLE RAMPS WHICH RISE TO THE INTERIOR
 FINISH FLOOR ELEVATION FOR THE WIDTH OF SUCH RAMPS
 ONLY.
 3. A 4-INCH (102 MM) INSPECTION SPACE ABOVE PATIO AND
 GARAGE SLABS AND ENTRY AREAS.
  
 10) SECTION R317 PROTECTION OF WOOD AND WOOD BASED
 PRODUCTS AGAINST DECAY
 R317.1 LOCATION REQUIRED. PROTECTION OF WOOD AND WOOD
 BASED PRODUCTS FROM DECAY SHALL BE PROVIDED IN THE
 FOLLOWING LOCATIONS BY THE USE OF NATURALLY DURABLE
 WOOD OR WOOD THAT IS PRESERVATIVE-TREATED IN ACCORDANCE
 WITH AWPA U1.
 5. WOOD SIDING, SHEATHING AND WALL FRAMING ON THE
 EXTERIOR OF A BUILDING HAVING A CLEARANCE OF LESS THAN
 6 INCHES (152 MM) FROM THE GROUND OR LESS THAN 2 INCHES
 (51 MM) MEASURED VERTICALLY FROM CONCRETE STEPS, PORCH
 SLABS, PATIO SLABS, AND SIMILAR HORIZONTAL SURFACES
 EXPOSED TO THE WEATHER.
  
 11) R806.1 VENTILATION REQUIRED.
 ENCLOSED ATTICS AND ENCLOSED RAFTER SPACES FORMED WHERE
 CEILINGS ARE APPLIED DIRECTLY TO THE UNDERSIDE OF ROOF
 RAFTERS SHALL HAVE CROSS VENTILATION FOR EACH SEPARATE
 SPACE BY VENTILATING OPENINGS PROTECTED AGAINST THE
 ENTRANCE OF RAIN OR SNOW. VENTILATION OPENINGS SHALL
 HAVE A LEAST DIMENSION OF 1/16 INCH (1.6 MM) MINIMUM
 AND 1/4 INCH (6.4 MM) MAXIMUM. VENTILATION OPENINGS
 HAVING A LEAST DIMENSION LARGER THAN 1/4 INCH (6.4 MM)
 SHALL BE PROVIDED WITH CORROSION-RESISTANT WIRE CLOTH
 SCREENING, HARDWARE CLOTH, OR SIMILAR MATERIAL WITH
 OPENINGS HAVING A LEAST DIMENSION OF 1/16 INCH (1.6 MM)
 MINIMUM AND 1/4 INCH (6.4 MM) MAXIMUM. OPENINGS IN ROOF
 FRAMING MEMBERS SHALL CONFORM TO THE REQUIREMENTS OF
 SECTION R802.1.8. REQUIRED VENTILATION OPENINGS SHALL
 OPEN DIRECTLY TO THE OUTSIDE AIR.
  
 12) THE PLANS SPECIFY R - 30 INSULATION IN THE CEILING.
 VERIFY THAT THE EXISTING RAFTER SPACE WILL BE ADEQUATE
 FOR THE INSULATION AND AIR SPACE. FBC 107.2.1
  
 13) FBC-R314.3.1 ALTERATIONS, REPAIRS AND ADDITIONS.
 WHEN ALTERATIONS, REPAIRS OR ADDITIONS REQUIRING A
 PERMIT OCCUR, OR WHEN ONE OR MORE SLEEPING ROOMS ARE
 ADDED OR CREATED IN EXISTING DWELLINGS, THE INDIVIDUAL
 DWELLING UNIT SHALL BE EQUIPPED WITH SMOKE ALARMS
 LOCATED AS REQUIRED FOR NEW DWELLINGS.
  
 14) THE FOUNDATIONS FOR OPEN CARPORTS SUCH AS THIS ARE
 TYPICALLY ISOLATED PADS AT THE SUPPORT COLUMNS WITH A
 4" THICK SLAB ON GRADE. VERIFY THAT THE EXISTING SLAB
 HAS A REINFORCED THICKENED EDGE. IF NOT YOU WILL NEED
 TO INSTALL AN ADEQUATE FOOTING FOR THE EXTERIOR WALLS.

 15) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT
 A RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
