 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. LANDSCAPE PLANS SHALL BE SUBMITTED UNDER A SEPARATE
 LANDSCAPE PERMIT APPLICATION. IF THE DESIRE IS TO
 OBTAIN CERTIFICATES OF OCCUPANCY AT DIFFERENT TIMES FOR
 EACH BUILDING, A LANDSCAPE PHASING PLAN MAY NEED TO BE
 DEVELOPED TO DISTINGUISH WHICH LANDSCAPING IS REQUIRED
 TO BE INSTALLED WITH EACH BUILDING. STAFF IS WILLING TO
 DISCUSS THIS ISSUE FURTHER IF NEEDED.
  
 2. AS THE PLANS HAVE BEEN REVISED SINCE THE ADOPTION OF
 RESOLUTION NO. 187-16, A MINOR AMENDMENT TO THE DUNBAR
 VILLAGE RPD SHALL BE SUBMITTED TO AND APPROVED BY THE
 DEVELOPMENT SERVICES DEPARTMENT - PLANNING DIVISION. IT
 SEEMS THAT THE FOLLOWING MODIFICATIONS HAVE BEEN
 MADE...
  
  A. REMOVAL OF THE POOL.
  
  B. RELOCATION OF STEPS INTO UNITS FACING DIVISION
 AVENUE ? IT WAS EXPRESSED TO STAFF THAT THE ISSUES THAT
 AROSE WITH SILVER PALM PLACE WOULD NOT BE EXPERIENCED
 AT ROYAL PALM PLACE, AND THAT THE LOCATION OF THE STEPS
 WOULD REMAIN AT THE ENTRANCES INTO THE UNITS.
  
  C. MODIFICATION TO ON-STREET PARKING ALONG INTERNAL
 NORTH/SOUTH ROAD.
  
  D. REDUCTION IN THE AMOUNT OF PARKING (SEVERAL
 ON-STREET PARKING SPACES NO LONGER PROPOSED).
  
  E. MODIFICATION TO THE INGRESS/EGRESS POINT AT L.A.
 KIRKSEY (15TH STREET). HAS THIS BEEN APPROVED BY
 ENGINEERING? I THOUGHT THIS WAS TO BE A RIGHT-IN AND
 RIGHT-OUT ONLY.
  
 3. PRIOR TO THE ISSUANCE OF ANY BUILDING PERMIT FOR
 BUILDINGS #3 & #4 (STRUCTURES FRONTING 15TH STREET),
 VARIATION SHALL BE PROVIDED TO DIFFERENTIATE THEM FROM
 ONE ANOTHER. SUCH VARIATIONS DO NOT HAVE TO BE
 SUBSTANTIAL STRUCTURAL MODIFICATIONS, BUT MAY CONSIST
 OF DIFFERENT ARCHITECTURAL DETAILING, RAILINGS,
 COLUMNS, ETC. VARIATIONS SHOULD BE PROVIDED BETWEEN
 EACH 3-UNIT CLUSTER.
  
 4. THE LOCATION OF ALL IMPROVEMENTS, INCLUDING BUT NOT
 LIMITED TO ABOVE-GROUND UTILITIES AND REQUIRED
 SCREENING, SHALL BE MODIFIED ACCORDINGLY TO COMPLY WITH
 MAXIMUM HEIGHT PERMITTED WITHIN THE VISIBILITY
 TRIANGLE.
  
 5. SIDEWALK CROSSING AT DIVISION AVENUE DRIVEWAY
 ENTRANCE SHOULD BE REMOVED?PEDESTRIANS SHOULD USE THE
 CROSSING AT THE RIGHT-OF-WAY LINE.
  
 6. LOCATION OF THE MECHANICAL EQUIPMENT NORTH OF THE
 LEASING OFFICE, IMMEDIATELY ADJACENT TO THE ENTRANCE
 INTO THE EXERCISE ROOM? MECHANICAL EQUIPMENT IS NOT TO
 EXTEND MORE THAN FOUR (4) FEET INTO THE SETBACK.
  
 7. SITE PLAN, PAVING PLANS, ETC. DO NOT REFLECT THE TWO
 (2) TREE GRATES PROPOSED ALONG THE ON-STREET PARKING,
 SOUTHWEST OF THE LEASING CENTER.
  
 8. POOL EQUIPMENT IS STILL BEING SHOWN ON THE SITE AND
 LANDSCAPE PLANS, DESPITE THE REMOVAL OF THE POOL FROM
 THE PROJECT.
  
 9. THERE?S A LABEL ON THE SITE PLAN THAT INCORRECTLY
 STATES THAT THERE ARE 143 OFF-STREET PARKING SPACES AND
 22 ON-STREET PARKING SPACES?.THE DATA TABLE INDICATES
 ONLY 156 PARKING SPACES.
  
 10. ELEVATION D OF BUILDING II DOES NOT MATCH THE
 FLOOR/SITE PLAN. THE PLANS INDICATE A DOUBLE-DOOR
 EXITING THE EXERCISE ROOM ONTO 17TH STREET; THIS IS NOT
 REFLECTED ON THE ELEVATION.
  
 11. ELEVATION D OF BUILDING II INDICATES THAT THE
 WINDOWS ALONG NORTH FA?ADE OF THE EXERCISE ROOM,
 LEASING CENTER, ETC. ARE S-1 TYPE STOREFRONTS, WHICH
 ARE IDENTIFIED AS HAVING A DOOR OPENING. ACCORDING TO
 THE SITE PLAN, ONLY ONE OPENING IS TO HAVE A
 DOUBLE-DOOR, WHILE THE OTHER OPENINGS APPEAR TO BE
 FIXED STOREFRONT WINDOWS.
  
 12. WHAT IS THE PROPOSED TREATMENT FOR THE FACES OF THE
 VARIOUS RETAINING WALLS?
  
 13. ALL SITE LIGHTING SHALL BE DESIGNED SO AS NOT TO
 EXCEED 0.5 FOOTCANDLES, IN ACCORDANCE WITH SECTION
 94-310(D), WHEN MEASURED AT THE BOUNDARY OF THE RPD.
  
 14. SOME LIGHT POLES ARE SHOWN IN THE MIDDLE OF
 WALKWAYS, PARKING AREAS, ETC. ENSURE THAT ALL PLANS ARE
 CONSISTENT AND THAT CONFLICTS AND INCONSISTENCIES ARE
 ADDRESSED.
  
 15. THE APPLICANT/PROPERTY OWNER SHALL SUBMIT FOR A
 TREE ALTERATION PERMIT, PRIOR TO THE ISSUANCE OF A
 LANDSCAPE PERMIT. THE TREE ALTERATION PERMIT SHALL
 INCLUDE A TREE SURVEY OF EXISTING TREES TO BE REMOVED.
