 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) SHOW COMPLIANCE WITH 2014 FBC ENERGY CONSERVATION
 SECTIONS 101.5.1 & 103.1 BY SUBMITTING THE PROPER
 CONSTRUCTION DOCUMENTS. SEE RESIDENTIAL BUILDING FORMS
 402 OR 405. THIS IS REQUIRED FOR THE REMODELED MAIN
 HOUSE AND THE GARAGE BEING CONVERTED TO A GUEST HOUSE.
  
 2) SHOW THAT THE GUEST HOUSE COMPLIES WITH FBC-R314.3.1
 ALTERATIONS, REPAIRS AND ADDITIONS. WHEN ALTERATIONS,
 REPAIRS OR ADDITIONS REQUIRING A PERMIT OCCUR, OR WHEN
 ONE OR MORE SLEEPING ROOMS ARE ADDED OR CREATED IN
 EXISTING DWELLINGS, THE INDIVIDUAL DWELLING UNIT SHALL
 BE EQUIPPED WITH SMOKE ALARMS LOCATED AS REQUIRED FOR
 NEW DWELLINGS.
  
 3) SPECIFY THE LOCATION OF THE AIR HANDLER ON THE
 EXISTING AND PROPOSED FLOOR PLANS. FBC 107.2.1
  
 4) SPECIFY THE LOCATION OF THE ATTIC ACCESS ON THE
 PROPOSED FLOOR PLAN. FBCR 807.1
  
 5) PROVIDE A PROPOSED FLOOR PLAN FOR THE PROPOSED GUEST
 HOUSE AND STORAGE AREA. FBC 107.2.1
  
 6) SHOW HOW THE GUEST HOUSE WILL COMPLY WITH R303.9
 REQUIRED HEATING. WHEN THE WINTER DESIGN TEMPERATURE IN
 TABLE R301.2(1) IS BELOW 60F (16C), EVERY DWELLING UNIT
 SHALL BE PROVIDED WITH HEATING FACILITIES CAPABLE OF
 MAINTAINING A MINIMUM ROOM TEMPERATURE OF 68F (20C) AT
 A POINT 3 FEET (914 MM) ABOVE THE FLOOR AND 2 FEET (610
 MM) FROM EXTERIOR WALLS IN ALL HABITABLE ROOMS AT THE
 DESIGN TEMPERATURE. THE INSTALLATION OF ONE OR MORE
 PORTABLE SPACE HEATERS SHALL NOT BE USED TO ACHIEVE
 COMPLIANCE WITH THIS SECTION.
  
 7) INDICATE THE ELEVATION OF THE FINISH GRADE ON THE
 GARAGE WALL SECTION ON SHEET S-1. R404.1.6 HEIGHT ABOVE
 FINISHED GRADE. CONCRETE AND MASONRY FOUNDATION WALLS
 SHALL EXTEND ABOVE THE FINISHED GRADE ADJACENT TO THE
 FOUNDATION AT ALL POINTS A MINIMUM OF 4 INCHES (102 MM)
 WHERE MASONRY VENEER IS USED AND A MINIMUM OF 6 INCHES
 (152 MM) ELSEWHERE.
  
 8) SHOW HOW THE GUEST HOUSE WILL COMPLY WITH R806.1
 VENTILATION REQUIRED. ENCLOSED ATTICS AND ENCLOSED
 RAFTER SPACES FORMED WHERE CEILINGS ARE APPLIED
 DIRECTLY TO THE UNDERSIDE OF ROOF RAFTERS SHALL HAVE
 CROSS VENTILATION FOR EACH SEPARATE SPACE BY
 VENTILATING OPENINGS PROTECTED AGAINST THE ENTRANCE OF
 RAIN OR SNOW. VENTILATION OPENINGS SHALL HAVE A LEAST
 DIMENSION OF 1/16 INCH (1.6 MM) MINIMUM AND 1/4 INCH
 (6.4 MM) MAXIMUM. VENTILATION OPENINGS HAVING A LEAST
 DIMENSION LARGER THAN 1/4 INCH (6.4 MM) SHALL BE
 PROVIDED WITH CORROSION-RESISTANT WIRE CLOTH SCREENING,
 HARDWARE CLOTH, OR SIMILAR MATERIAL WITH OPENINGS
 HAVING A LEAST DIMENSION OF 1/16 INCH (1.6 MM) MINIMUM
 AND 1/4 INCH (6.4 MM) MAXIMUM. OPENINGS IN ROOF FRAMING
 MEMBERS SHALL CONFORM TO THE REQUIREMENTS OF SECTION
 R802.1.8. REQUIRED VENTILATION OPENINGS SHALL OPEN
 DIRECTLY TO THE OUTSIDE AIR.
  
 9) THE EXISTING GARAGE THAT WILL BE CONVERTED TO A
 GUEST HOUSE IS CONSIDERED A CHANGE OF OCCUPANCY WITHOUT
 A CHANGE OF OCCUPANCY TYPE AND IS REQUIRED TO COMPLY
 WITH FBC EXISTING BUILDING 1001.2. THE STRUCTURE WILL
 HAVE TO BE BROUGHT INTO COMPLIANCE WITH THE CURRENT
 WINDLOAD PROVISIONS. SPECIFY THE CONNECTORS, STRAPS,
 HOLD DOWNS, ETC. THAT WILL BE USED TO PROVIDE A
 CONTINUOUS LOAD PATH AND SAFELY SUPPORT ALL LOADS FOR
 THE WOOD FRAME STRUCTURE OF THE GARAGE.
  
 10) FBC 107.2.5 SITE PLAN. THE CONSTRUCTION DOCUMENTS
 SUBMITTED WITH THE APPLICATION FOR PERMIT SHALL BE
 ACCOMPANIED BY A SITE PLAN SHOWING TO SCALE THE SIZE
 AND LOCATION OF NEW CONSTRUCTION AND EXISTING
 STRUCTURES ON THE SITE, DISTANCES FROM LOT LINES, THE
 ESTABLISHED STREET GRADES AND THE PROPOSED FINISHED
 GRADES AND, AS APPLICABLE, FLOOD HAZARD AREAS,
 FLOODWAYS, AND DESIGN FLOOD ELEVATIONS; AND IT SHALL BE
 DRAWN IN ACCORDANCE WITH AN ACCURATE BOUNDARY LINE
 SURVEY. IN THE CASE OF DEMOLITION, THE SITE PLAN SHALL
 SHOW CONSTRUCTION TO BE DEMOLISHED AND THE LOCATION AND
 SIZE OF EXISTING STRUCTURES AND CONSTRUCTION THAT ARE
 TO REMAIN ON THE SITE OR PLOT. THE BUILDING OFFICIAL IS
 AUTHORIZED TO WAIVE OR MODIFY THE REQUIREMENT FOR A
 SITE PLAN WHEN THE APPLICATION FOR PERMIT IS FOR
 ALTERATION OR REPAIR OR WHEN OTHERWISE WARRANTED.
  
 11) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT
 A RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
