 PRIOR TO ISSUANCE OF A CERTIFICATE OF OCCUPANCY, THE
 FOLLOWING CONDITIONS SHALL BE ADDRESSED:
  
 1. A LANDSCAPE PERMIT, WHICH INCLUDES A LANDSCAPE PLAN,
 SHALL BE SUBMITTED TO THE BUILDING DIVISION FOR REVIEW.
 2. THE LANDSCAPE MATERIAL SHOWN ON THE APPROVED
 LANDSCAPE PERMIT SHALL BE INSTALLED AND PASS A FINAL
 LANDSCAPE INSPECTION.

 THE VALUE OF THE CONSTRUCTION EXCEEDS 50% OF THE
 STRUCTURE'S VALUE ACCORDING TO THE P.B.C. PROPERTY
 APPRAISER'S OFFICE; THEREFORE, PURSUANT TO SECTION
 94-441(C)(2) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDR), THE LANDSCAPE ON THE SITE SHALL BE
 IN COMPLIANCE WITH ALL APPLICABLE REGULATIONS FOUND IN
 ARTICLE XIV OF THE ZLDR. IF THE SITE CONFORMS TO
 ARTICLE XIV, THEN TWO (2) COPIES OF A LANDSCAPE PLAN
 DEMONSTRATING COMPLIANCE SHALL BE INCLUDED WITH THE
 PERMIT RE-SUBMITTAL. IF THE SITE DOES NOT CONFORM TO
 ARTICLE XIV, THEN PRIOR TO THE ZONING APPROVAL OF THIS
 PERMIT A SEPARATE LANDSCAPE PERMIT AND IRRIGATION
 PERMIT SHALL BE SUBMITTED SHOWING MATERIAL TO BRING THE
 SITE INTO CONFORMITY.
  
 A CONDITIONAL APPROVAL CAN BE ISSUED THROUGH THE ZONING
 AND PLANNING DIVISION. AS A PART OF THE APPROVAL THE
 OWNER MUST AGREE TO THE FOLLOWING:
 1) PRIOR TO THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY
 FOR THE NEW SINGLE FAMILY RESIDENCE:
 A. A LANDSCAPE PERMIT, WHICH INCLUDES A LANDSCAPE PLAN
 IN COMPLIANCE WITH THE ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDR) ARTICLE XIV, SHALL BE SUBMITTED TO
 THE BUILDING DIVISION FOR REVIEW.
 B. AN IRRIGATION PERMIT SHALL BE SUBMITTED TO THE
 BUILDING DIVISION FOR REVIEW.
 C. THE LANDSCAPE MATERIAL SHOWN ON THE APPROVED
 LANDSCAPE PERMIT SHALL BE INSTALLED AND PASS A FINAL
 LANDSCAPE INSPECTION (502).
 D. THE IRRIGATION SHALL BE INSTALLED IN ACCORDANCE WITH
 THE APPROVED IRRIGATION PERMIT AND PASS A PLUMBING
 FINAL INSPECTION (703).

 IF THERE ARE TREES THAT ARE REQUIRED TO BE REMOVED AS
 APART OF BUILDING PERMIT, A TREE ALTERATION PERMIT
 APPLICATION MUST BE SUBMITTED TO THE CITY?S LANDSCAPE
 ENGINEER. PLEASE CONTACT THE ZONING AND PLANNING
 DIVISION AT 561-822-1435 FOR MORE INFORMATION.
