 COMMENTS.
 CODE: FBC 5TH EDITION (2014)
  
 1- ACCORDING TO PALM BEACH COUNTY PROPERTY APPRAISER,
 THE FIRST FLOOR IS UNFINISHED STORAGE. THERE ARE NO
 CITY RECORDS FOR THE CONSTRUCTION OF AN APARTMENT AS
 SHOWN ON PLANS SUBMITTED. IN ADDITION ZONING DOESN'T
 ALLOW ANOTHER APARTMENT. ZONING MAY ALLOW ADDITIONAL
 LIVABLE AREA BUT NO AN INDEPENDENT APARTMENT. AFTER THE
 PLANS ARE REVISED, BRING PLANS TO PALM BEACH COUNTY
 (2300 N. JOG RD.) FOR IMPACT FEES ASSESSMENT. BRING
 BACK COUNTY STAMPED PLANS AND COPY OF PAID RECEIPT IF
 FEES ARE DUE. COUNTY IMPACT FEE ORDINANCE OF THE
 UNIFIED LAND DEVELOPMENT CODE.
  
 2- FIRST FLOOR PLAN LAYOUT AND SECOND FLOOR PLAN LAYOUT
 ARE EXACTLY THE SAME BUT THE NAMES OF THE ROOMS ARE
 DIFFERENT. THE PROPOSED USE AND OCCUPANCY OF THE FIRST
 FLOOR IS NOT CLEAR. FOR EXAMPLE, THE LAYOUT SHOWS A
 ROOM WITH A CLOSET AND A BATHROOM, BUT IT IS CALLED
 "ENTERTAINMENT ROOM". THIS IS GENERALLY USED AS A
 BEDROOM AS SHOWN ON THE SECOND FLOOR PLAN. (PLAN REVIEW
 WILL BE DONE BASED ON THE BEDROOM USE). THE LAYOUT ALSO
 SHOWS A KITCHEN AND A LIVING ROOM, BUT IT IS CALLED
 "EXERCISE, RECREATIONAL & ENTERTAINMENT ROOM". THIS IS
 GENERALLY USED AS KITCHEN AND LIVING ROOM AS SHOWN ON
 THE SECOND FLOOR PLAN. ALSO, THE ELECTRICAL FLOOR PLANS
 SHOW TWO SEPARATE METERS. CLARIFY, WHY PROVIDING TWO
 SEPARATE METERS IF ONLY ONE UNIT IS ALLOWED. NOTE:
 ELECTRICAL MAY MAY NEED TO BE REVISED.
 FOR YOUR INFORMATION ZONING MAY ALLOW THE CONVERSION OF
 THE FIRST FLOOR FROM STORAGE TO LIVABLE SPACE WITH SOME
 RESTRICTIONS. COORDINATE WITH ZONING FOR ALLOWED USE.
 CLEARLY DEFINE THE USE AND OCCUPANCY OF EACH ROOM TO
 PERFORM A PROPER PLAN REVIEW. REVISE PLANS AS REQUIRED
 TO VERIFY COMPLIANCE WITH THE PROPOSED USE AND
 OCCUPANCY. SEC. 102.2 CITY AMENDMENTS.
  
 3- COORDINATE WITH ITEM #3 ABOVE AND PROVIDE COMPLIANCE
 WITH THE EGRESS REQUIREMENTS OF THE BEDROOM ON THE
 FIRST FLOOR PLAN. SPECIFY WINDOW TYPE, SIZE. SEC. R310
 FBC-RESIDENTIAL, 5TH EDITION (2014).
  
 4- SCOPE OF WORK IS NOT CLEAR. CLEARLY SPECIFY EXTENT
 OF WORK TO BE PERFORMED. SPECIFY WHAT'S NEW , WHAT'S
 EXISTING, ETC. SEC. 107.2.1 CITY CITY AMENDMENTS.
  
 5- SECOND FLOOR PLAN IS NOT DRAWN CORRECTLY. IT IS
 CONFUSING. IT SHOWS THE APARTMENT ENTRY DOOR THAT IS
 LOCATED ON THE FIRST FLOOR PLAN. REVISE AS REQUIRED.

 6- PROVIDE THE NAME AND SIGNATURE IN ALL PLANS OF THE
 PERSON RESPONSIBLE FOR THE DESIGN AS REQUIRED BY SEC.

 7- THIS HOUSE IS A CONTRIBUTING HISTORIC HOUSE. IT IS
 EXEMPT FROM THE ENERGY CODE. ENERGY CALCULATIONS ARE
 NOT REQUIRED, BUT IF CONTRACTOR WANTS TO SUBMIT THEM,
 THEN REVISE THE FOLLOWING:
