 THE SCOPE OF THIS APPROVAL IS FOR CONSTRUCTION OF THE
 BUILDING ONLY...AND DOES NOT INCLUDE ANY SITE WORK,
 LANDSCAPING, ETC. THIS REVIEW HAS BEEN PASSED SUBJECT
 TO THE FOLLOWING PROVISOS:
  
 1. ANY REQUIRED EASEMENTS (I.E. DRAINAGE, UTILITIES,
 PUBLIC ACCESS, ETC.) SHALL BE PROVIDED VIA PLAT OR
 SEPARATE LEGAL INSTRUMENT.
  
 2. ALL CHAINLINK FENCING SHALL BE COMPLETELY SCREENED
 FROM VIEW UTILIZING SHRUBS, HEDGING, OR OTHER
 ACCEPTABLE LANDSCAPE MATERIAL.
  
 3. THE DEVELOPER SHALL BE RESPONSIBLE FOR THE
 INSTALLATION OF IRRIGATION AND LANDSCAPING WITHIN THE
 RIGHTS-OF-WAY ADJACENT TO THE CSPD, AND SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF SUCH IMPROVEMENTS,
 IN PERPETUITY.
  
 4. ALL UTILITY ELEMENTS (I.E. BACKFLOW PREVENTERS,
 ETC.) SHALL BE SCREENED WITH LANDSCAPING TO THE MAXIMUM
 EXTENT ALLOWED BY THE CONTROLLING UTILITY AGENCY. IT
 APPEARS THAT THERE ARE CONFLICTS BETWEEN SUCH UTILITY
 ELEMENTS AND FENCING, ETC. ALL CONFLICTS SHALL BE
 RESOLVED AND SUFFICIENT SCREENING PROVIDED.
  
 5. IMPROVEMENTS WITHIN THE SOUTH DIXIE RIGHT-OF-WAY
 (INCLUDING NEW CURBING, BOLLARDS, LIGHTING, SIDEWALKS,
 ETC.) SHALL BE SUBJECT TO PERMITTING BY FDOT.
 MAINTENANCE AGREEMENTS MAY BE REQUIRED.
  
 6. ALL IMPROVEMENTS WITHIN THE JEFFERSON ROAD,
 CRANESNEST WAY, AND SOUTH OLIVE AVENUE RIGHT-OF-WAY
 (I.E. ON-STREET PARKING, RESURFACING, ETC.) SHALL BE
 SUBJECT TO A CITY OF WPB RIGHT-OF-WAY PERMIT, OBTAINED
 FROM THE CITY'S ENGINEERING DEPARTMENT.
  
 7. ALL SIGNAGE (WALL MOUNTED, FREESTANDING, ETC.) SHALL
 BE SUBMITTED AND REVIEWED UNDER SEPARATE PERMITS.
  
 8. PRIOR TO THE ISSUANCE OF ANY CERTIFICATE OF
 OCCUPANCY:
  
  A. THE PROPERTY SHALL BE RE-PLATTED IN ACCORDANCE WITH
 ALL APPLICABLE STATUTES, REGULATIONS, AND THE CITY?S
 POLICIES AND PROCEDURES.
  
  B. JEFFERSON ROAD, BETWEEN SOUTH DIXIE HIGHWAY AND
 SOUTH OLIVE AVENUE SHALL BE MILLED AND RESURFACED. ALL
 APPLICABLE PERMITS SHALL BE OBTAINED FROM THE CITY?S
 PUBLIC WORKS DEPARTMENT.
  
  C. ANY DAMAGE TO EXISTING UTILITIES RESULTING FROM THE
 DEVELOPER'S CONSTRUCTION ACTIVITIES SHALL BE REPAIRED,
 AT THE DEVELOPER'S EXPENSE.
  
 THE FOLLOWING COMMENTS SHALL BE ADDRESSED PRIOR TO
 AUTHORIZING ANY SITE WORK (AS REFERENCED ABOVE):
  
 9. A MINOR AMENDMENT SHALL BE APPROVED BY THE
 DEVELOPMENT SERVICES DEPARTMENT - PLANNING DIVISION
 PROVIDING DETAILED LANDSCAPE PLANS FOR CONSTRUCTION
 IMPLEMENTATION. SUCH PLANS SHALL:
  
  A. SPECIFY THE EXACT SPECIES AND LOCATION OF ALL
 TREES, SHRUBS, HEDGES, GROUNDCOVER, ETC. AND BE IN
 COMPLIANCE WITH ARTICLE XIV OF THE CITY?S ZONING AND
 LAND DEVELOPMENT REGULATIONS, EXCEPT FOR THOSE
 PREVIOUSLY WAIVERS GRANTED
  
  B. IDENTIFY THE LOCATION OF ALL TREES/PALMS THAT ARE
 TO BE RELOCATED ON-SITE;
  
  C. IDENTIFY THE LOCATIONS REQUIRED FOR ROOT BARRIERS;
  
  I. INCLUDE A SHRUB PLANTING PLAN FOR THE OFF-SITE
 PARKING LOT LOCATED ON THE WEST SIDE OF SOUTH DIXIE
 HIGHWAY;
  
  II. PROVIDE THE DETAILED LANDSCAPE IMPROVEMENTS
 PROPOSED WITHIN THE SOUTH DIXIE HIGHWAY RIGHT-OF-WAY.
 PLEASE NOTE THAT ANY PLANTINGS SHALL NOT IMPEDE WITH
 THE SITE DISTANCE AND SHALL BE APPROVED BY FDOT.
  
 10. ALL LANDSCAPING SHALL BE SUBMITTED AND REVIEWED AS
 A SEPARATE PERMIT APPLICATION, SUBMITTED TO THE CITY'S
 BUILDING DIVISION.
  
 11. PHOTOMETRIC PLAN SHALL BE PROVIDED AND SHALL NOT
 EXCEED 1.0 FOOTCANDLES WHEN MEASURED AT THE PROPERTY
 LINE.
  
 12. THE DATA TABLE ON SHEET L102 SHOWS SIGNIFICANT
 CHANGES FROM WHAT WAS APPROVED BY THE CITY COMMISSION.
 MODIFICATIONS SHALL BE APPROVED THROUGH A MINOR PD
 AMENDMENT, UNLESS TRIGGERING ONE OF THE PROVISIONS OF
 SEC. 94-207(E)(1) OF THE CITY'S ZONING AND LAND
 DEVELOPMENT REGULATIONS. ALSO, THERE ARE
 INCONSISTENCIES IN THE DATA TABLE, SUCH AS SQUARE
 FOOTAGE FOR THE MUSEUM. NOTE THAT AN INCREASE IN SQUARE
 FOOTAGE MAY NECESSITATE ADDITIONAL PARKING, ETC. IN
 YOUR RESPONSE TO THIS COMMENT PREVIOUSLY, IT WAS
 INDICATED THAT SOME OF THE EXISTING SHEDS ARE TO BE
 PARTIALLY DEMOLISHED AND THAT THE NEW SERVICE YARD SHED
 IS LARGER. THERE ARE A COUPLE ISSUES WITH THIS...THE
 EXISTING SHEDS ARE LOCATED WITHIN THE BOUNDARIES OF THE
 HISTORIC SINGLE FAMILY HOMES AND REQUIRE APPROVAL OF
 THE CITY'S HISOTORIC PRESERVATION DIVISION PRIOR TO ANY
 DEMOLITION / RENOVATION. ADDITIONALLY, THESE WERE NOT
 COUNTED TOWARD THE NORTON'S PARKING REQUIREMENTS AS
 THEY WERE NOT DEEMED A PART OF THE MUSEUM ITSELF;
 HOWEVER, THE SERVICE YARD SHED WAS AND IT'S INCREASE IN
 SIZE DOES AFFECT THE PARKING REQUIREMENT, ETC.
  
 13. THROUGHOUT THE PERMIT SET VARIOUS TRADES ARE USING
 DIFFERENT VARIATIONS OF SITE / LANDSCAPE PLANS AS THE
 BASIS FOR THEIR DRAWINGS. ALL PLANS ACROSS ALL TRADES
 NEED TO BE CONSISTENT AND MATCH...AND THEY ALL SHOULD
 MATCH THOSE PLANS THAT HAVE BEEN APPROVED DURING THE
 PLANNED DEVELOPMENT (PD) PROCESS.
  
 14. AS INDICATED PREVIOUSLY, STAFF HAS SIGNFICANT
 CONCERNS REGARDING SOME OF THE PROPOSED REVISIONS TO
 THE SITE / LANDSCAPE PLANS, SUCH AS RECONFIGURATION OF
 THE PARKING / DROP-OFF AT THE CORNER OF JEFFERSON AND
 DIXIE, PROPOSED HEDGING / FENCING, ETC. THESE ISSUES
 NEED TO BE RESOLVED, INCORPORATED INTO THE REVISED
 PLANS, AND APPROVED THROUGH THE PLANNED DEVELOPMENT
 (PD) PROCESS BEFORE PERMITTING SUCH WORK.
