 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY EXISTING
 TREES, A TREE ALTERATION PERMIT SHALL BE OBTAINED FROM
 THE DEVELOPMENT SERVICES DEPARTMENT ? PLANNING
 DIVISION.
  
 2. ANY REQUIRED EASEMENTS (I.E. DRAINAGE, UTILITIES,
 PUBLIC ACCESS, ETC.) SHALL BE PROVIDED VIA PLAT OR
 SEPARATE LEGAL INSTRUMENT.
  
 3. ALL CHAINLINK FENCING SHALL BE COMPLETELY SCREENED
 FROM VIEW UTILIZING SHRUBS, HEDGING, OR OTHER
 ACCEPTABLE LANDSCAPE MATERIAL.
  
 4. THE DEVELOPER SHALL BE RESPONSIBLE FOR THE
 INSTALLATION OF IRRIGATION AND LANDSCAPING WITHIN THE
 RIGHTS-OF-WAY ADJACENT TO THE CSPD, AND SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF SUCH IMPROVEMENTS,
 IN PERPETUITY.
  
 5. ALL UTILITY ELEMENTS (I.E. BACKFLOW PREVENTERS,
 ETC.) SHALL BE SCREENED WITH LANDSCAPING TO THE MAXIMUM
 EXTENT ALLOWED BY THE CONTROLLING UTILITY AGENCY. IT
 APPEARS THAT THERE ARE CONFLICTS BETWEEN SUCH UTILITY
 ELEMENTS AND FENCING, ETC. ALL CONFLICTS SHALL BE
 RESOLVED AND SUFFICIENT SCREENING PROVIDED.
  
 6. A MINOR AMENDMENT SHALL BE SUBMITTED TO AND APPROVED
 BY THE DEVELOPMENT SERVICES DEPARTMENT ? PLANNING
 DIVISION PROVIDING DETAILED LANDSCAPE PLANS FOR
 CONSTRUCTION IMPLEMENTATION. SUCH PLANS SHALL:
  
  A. SPECIFY THE EXACT SPECIES AND LOCATION OF ALL
 TREES, SHRUBS, HEDGES, GROUNDCOVER, ETC. AND BE IN
 COMPLIANCE WITH ARTICLE XIV OF THE CITY?S ZONING AND
 LAND DEVELOPMENT REGULATIONS, EXCEPT FOR THOSE
 PREVIOUSLY WAIVERS GRANTED
  
  B. IDENTIFY THE LOCATION OF ALL TREES/PALMS THAT ARE
 TO BE RELOCATED ON-SITE;
  
  C. IDENTIFY THE LOCATIONS REQUIRED FOR ROOT BARRIERS;
  
  I. INCLUDE A SHRUB PLANTING PLAN FOR THE OFF-SITE
 PARKING LOT LOCATED ON THE WEST SIDE OF SOUTH DIXIE
 HIGHWAY;
  
  II. PROVIDE THE DETAILED LANDSCAPE IMPROVEMENTS
 PROPOSED WITHIN THE SOUTH DIXIE HIGHWAY RIGHT-OF-WAY.
 PLEASE NOTE THAT ANY PLANTINGS SHALL NOT IMPEDE WITH
 THE SITE DISTANCE AND SHALL BE APPROVED BY FDOT.
  
 7. ALL OF THE LANDSCAPING ON THE APPROVED LANDSCAPE
 PLANS SHALL BE INSTALLED. PLEASE CLARIFY WHY
 SIGNIFICANT AMOUNTS OF THE PREVIOUSLY-APPROVED
 LANDSCAPE PLAN ARE BEING EXCLUDED.
  
 8. A CONSTRUCTION SITE SECURITY AND MANAGEMENT PLAN
 SHALL BE REVIEWED AND APPROVED BY THE CITY OF WEST PALM
 BEACH POLICE DEPARTMENT ? CRIME PREVENTION UNIT. A COPY
 OF THE MANAGEMENT PLAN AND APPROVAL LETTER FROM THE
 CRIME PREVENTION UNIT SHALL BE PROVIDED TO THE
 DEVELOPMENT SERVICES DEPARTMENT ? PLANNING DIVISION.
  
 9. THE CITY OF WEST PALM BEACH POLICE DEPARTMENT ?
 CRIME PREVENTION UNIT SHALL REVIEW AND APPROVE ALL
 CONSTRUCTION DRAWINGS TO ENSURE THEY ADHERENCE TO
 GENERALLY-ACCEPTED CRIME PREVENTION THROUGH
 ENVIRONMENTAL DESIGN (CPTED) PRINCIPLES. A LETTER FROM
 THE CRIME PREVENTION UNIT INDICATING THAT SUCH PLANS
 HAVE BEEN REVIEWED AND APPROVED SHALL BE PROVIDED TO
 THE DEVELOPMENT SERVICES DEPARTMENT ? PLANNING
 DIVISION.
  
 10. ON SHEET C102, PLEASE CLARIFY WHY THE NEW CURB ON
 SOUTH DIXIE HIGHWAY IS NOT IN LINE WITH THE EXISTING
 CURB LINE AT JEFFERSON ROAD AND CRANESNEST WAY. THIS
 DOES NOT MATCH WHAT IS SHOWN ON SHEET L101 AND THE
 APPROVED SITE PLAN.
  
 11. ON SHEET C102, THERE ARE MULTIPLE SIGNS SHOWN IN
 THE SOUTH DIXIE HIGHWAY PEDESTRIAN SIDEWALK. PLEASE
 CLARIFY.
  
 12. IMPROVEMENTS WITHIN THE SOUTH DIXIE RIGHT-OF-WAY
 (INCLUDING NEW CURBING, BOLLARDS, LIGHTING, SIDEWALKS,
 ETC.) SHALL BE SUBJECT TO PERMITTING BY FDOT.
 MAINTENANCE AGREEMENTS MAY BE REQUIRED.
  
 13. ALL IMPROVEMENTS WITHIN THE JEFFERSON ROAD,
 CRANESNEST WAY, AND SOUTH OLIVE AVENUE RIGHT-OF-WAY
 (I.E. ON-STREET PARKING, RESURFACING, ETC.) SHALL BE
 SUBJECT TO A CITY OF WPB RIGHT-OF-WAY PERMIT, OBTAINED
 FROM THE CITY?S ENGINEERING DEPARTMENT.
  
 14. ALL LANDSCAPING SHALL BE SUBMITTED AND REVIEWED AS
 A SEPARATE PERMIT APPLICATION, SUBMITTED TO THE CITY?S
 BUILDING DIVISION.
  
 15. ON SHEET L101, REMOVE ALL LANDSCAPE MATERIAL FROM
 THE PLAN.
  
 16. ON SHEET L101 THERE IS A LOT OF DEMARCATION AND
 MARKINGS THAT ARE NOT CLEARLY IDENTIFIED/LABELED,
 LABELS ARE IN THE WRONG LOCATION, DETAILS ARE NOT
 REFERENCED, ETC.
  
 17. ON SHEET L101, THE EXISTING EAST ENTRANCE HAS A
 LABEL INDICATING ?EXISTING PATH TO BE REMOVED?, BUT
 DOES NOT SHOW WHAT THE PROPOSED IMPROVEMENTS ARE. THE
 SITE PLAN SHOULD BE AN ACCURATE REFLECTION OF THE
 COMPLETED PROJECT.
  
 18. SITE DATA TABLE SHALL BE PROVIDED. THIS WAS ON
 SHEET L102 OF THE APPROVED SITE PLAN BUT IS NO LONGER
 SHOWN.
  
 19. ON SHEET L102 NOT ALL OF THE PARKING LOT STRIPING
 IS SHOWN. THIS SHALL BE PROVIDED TO ENSURE COMPLIANCE
 WITH THE NUMBER OF PARKING SPACES REQUIRED.
  
 20. PHOTOMETRIC PLAN SHALL BE PROVIDED AND SHALL NOT
 EXCEED 1.0 FOOTCANDLES WHEN MEASURED AT THE PROPERTY
 LINE.
  
 21. PLEASE PROVIDE INFORMATION PERTAINING TO THE USE FO
 THE EXTERIOR IMAGE PROJECTOR. WHAT IS THE INTENDED USE?
 WHERE WILL IT BE PROJECTING TO? WHAT INFORMATION WILL
 BE PROJECTED?
  
 22. ALL SIGNAGE (WALL MOUNTED, FREESTANDING, ETC.)
 SHALL BE SUBMITTED AND REVIEWED UNDER SEPARATE PERMITS.
  
 23. PRIOR TO THE ISSUANCE OF ANY CERTIFICATE OF
 OCCUPANCY:
  
  A. THE PROPERTY SHALL BE RE-PLATTED IN ACCORDANCE WITH
 ALL APPLICABLE STATUTES, REGULATIONS, AND THE CITY?S
 POLICIES AND PROCEDURES.
  
  B. JEFFERSON ROAD, BETWEEN SOUTH DIXIE HIGHWAY AND
 SOUTH OLIVE AVENUE SHALL BE MILLED AND RESURFACED. ALL
 APPLICABLE PERMITS SHALL BE OBTAINED FROM THE CITY?S
 PUBLIC WORKS DEPARTMENT.
  
  C. ANY DAMAGE TO EXISTING UTILITIES RESULTING FROM THE
 DEVELOPER?S CONSTRUCTION ACTIVITIES SHALL BE REPAIRED,
 AT THE DEVELOPER?S EXPENSE.
