 PLEASE PROVIDE RESPONSES TO THE COMMENTS IN WRITING
  
 1) THE CITYPLACE MANAGEMENT APPROVAL STAMP IS REQUIRED
 ON THE PLANS.
  
 2) THE CITYPLACE MASTER SIGN PLAN REQUIRES THAT AWNINGS
 SHALL PROVIDE A MINIMUM OF EIGHT (8) FEET OF CLEARANCE
 BETWEEN THE FLOOR AND THE LOWEST POINT OF THE AWNING.
  
 A. THE PERMIT FOR THE EXTERIOR TENANT FACADE
 RENOVATIONS SHOWS THE ENTRANCE AND WINDOW AWNINGS AT 8+
 FEET FROM THE SIDEWALK LEVEL; HOWEVER, THE AWNING
 PERMIT DOES NOT SHOW THE LOCATION OF THE AWNING ON THE
 BUILDING FACADE AND THE HEIGHT. PROVIDE A FACADE
 ELEVATION WITH DIMENSIONS.
 B. THE PERMIT FOR THE EXTERIOR TENANT FACADE
 RENOVATIONS SHOWS THE DINING AREA AWNING AT 9 FEET FROM
 THE SIDEWALK LEVEL; HOWEVER, THE AWNING PERMIT SHOWS A
 13 FOOT CLEARANCE. ALL PLANS SHALL SHOW THE SAME
 CONDITION.
  
 3) IT APPEARS THAT THE WEST DINING AREA "AWNING" IS
 SUPPORTED BY POSTS ON THE AWING PERMIT AND THUS CANNOT
 BE APPROVED UNLESS A MINOR PLANNED DEVELOPMENT
 AMENDMENT IS APPROVED BY THE PLANNING DIVISION. THIS IS
 DUE TO THE SUPPORT POSTS. THIS IS NOW A CANOPY
 EXTENSION OF THE BUILDING AND NO LONGER AN AWNING. THE
 TRUE AWNINGS THAT ARE ONLY ATTACHED TO THE BUILDING DO
 NOT NEED THE AMENDMENT AND ONLY NEED APPROVAL AS PART
 OF A BUILDING PERMIT.
  
 4) THE MINOR AMENDMENT SHALL INCLUDE DETAILS OF THE
 SUPPORT POSTS, PICTURES OF THE CANOPY AND A SURVEY/SITE
 PLAN SHOWING THE OUTDOOR SEATING AREA AND ITS
 DIMENSIONS, TO INCLUDE THE SETBACK TO THE CURB LINE.
 PLEASE NOTE THAT THE RESTAURANT BUILD-OUT PLANS DO NOT
 SHOW THE POSTS AND STAFF IS CONCERNED THAT THE POSTS
 WILL INTERFERE WITH MOBILITY THROUGH THE OUTDOOR DINING
 AREA.
  
 5) THE CITYPLACE MASTER SIGN PLAN REQUIRES THAT AWNINGS
 ON THE STREET LEVEL SHALL PROJECT FOUR (4) FEET FROM
 THE BUILDING FACADE, UNLESS OTHERWISE APPROVED BY
 CITYPLACE RETAIL IN WRITING. THIS APPLIES TO THE
 ENTRANCE AWNING. YOU WOULD NEED TO PROVIDE A NOTARIZED
 LETTER FROM CITYPLACE THAT THEY HAVE GRANTED THIS
 SPECIFIC VARIANCE.
  
 6) THE CITYPLACE MASTER SIGN PLAN REQUIRES THAT ALL
 AWNINGS ON STREET LEVEL SHALL HAVE AN EIGHT (8) INCH
 VERTICAL VALANCE ALONG THE FRONT OF THE AWNING. ALL OF
 THE AWNINGS INCLUDED WITH THIS PERMIT HAVE A 14 INCH
 VALANCE. ADDITIONALLY, THE VALANCE MUST BE PROVIDED
 WITH CONCEALED WEIGHT TO PREVENT EXCESSIVE MOVEMENT IN
 HIGH WINDS.
  
 A COPY OF THESE COMMENTS HAS BEEN SENT TO CARLOS BERNAL
 AT CITYPLACE.
