 1. THE SUBJECT PROPERTY IS LOCATED IN THE NEIGHBORHOOD
 COMMERCIAL (NC) ZONING DISTRICT. SETBACKS SHOWN ON THE
 SITE PLAN WILL NEED TO BE THOSE FOR THE NC ZONING
 DISTRICT (ZLDR SEC. 94-144(2)). PLEASE DEMONSTRATE
 COMPLIANCE.
  
 2. REVISED BUILDING PLANS INDICATE ADDITIONAL SQUARE
 FOOTAGE IS BEING ADDED TO THE BUILDING. PLEASE PROVIDE
 DATA REGARDING THE CHANGE IN BUILDING SQUARE FOOTAGE
 AND INDICATE COMPLIANCE WITH THE MAXIMUM ALLOWABLE FAR
 FOR THE NC ZONING DISTRICT (0.75) - [ZLDR SEC.
 94-144(8)(C)]. PLEASE NOTE THE ADDITION OF 1,001 SQUARE
 FEET OR GREATER WILL REQUIRE A INFORMAL -LEVEL I SITE
 PLAN SUBMITTAL FOR REVIEW AND APPROVAL THROUGH THE
 PLANNING DIVISION PRIOR TO APPROVAL OF THE BUILDING
 PERMIT.
  
 3. THE ADDITION OF SQUARE FOOTAGE REQUIRES THE ADDITION
 OF PARKING SPACES PROPORTIONAL TO THE USE AND SIZE OF
 THE ADDITIONAL SQUARE FOOTAGE. PLEASE CLEARLY INDICATE
 ON THE PLANS THE EXISTING PARKING WHICH SERVICES THE
 BUILDING AND ADDITIONAL REQUIRED PARKING FOR THE NEW
 SQUARE FOOTAGE.
  
 4. THE PLANS PROPOSE AN EXPANSION OF THE BUILDING
 PARAPET. IT APPEARS THE MAXIMUM BUILDING HEIGHT WILL BE
 29 FEET. THE NC ZONING DISTRICT HAS A MAXIMUM BUILDING
 HEIGHT OF 30 FEET [ZLDR SEC. 94-144(6)]. PLEASE
 DEMONSTRATE COMPLIANCE.
  
 5. MECHANICAL EQUIPMENT ON THE EAST SIDE OF THE
 ONE-STORY PORTION OF THE BUILDING IS NOT SCREENED.
 PLEASE PROVIDE SCREENING.
  
 6. PLEASE PROVIDE BICYCLE PARKING DETAIL FOR THE RACK
 AND SPACING. PLEASE CONTACT ME FOR MINIMUM
 SPACING/DIMENSIONAL REQUIREMENTS IF NEEDED.
  
 7. ADA STRIPING IS NOT CORRECT WITH DOUBLE STRIPING
 SPACING. PLEASE CONTACT ME FOR STRIPING DIAGRAM/DETAIL
 IF NEEDED.
  
 8. RESPONSE COMMENTS INDICATE THAT THE DUMPSTER FOR THE
 PROPERTY WILL BE LOCATED ON THE EAST SIDE OF THE
 BUILDING. IF DUMPSTER WILL BE LOCATED OUTSIDE, A
 DUMPSTER ENCLOSURE WILL BE REQUIRED IN ACCORDANCE WITH
 ZLDR SEC. 94-444 AND THE LOCATION WILL NEED TO BE SHOWN
 ON A SITE PLAN FOR REVIEW.
  
 9. SEPARATE LANDSCAPE PERMIT IS REQUIRED. LANDSCAPE
 PLANS WILL NEED TO BE SIGNED AND SEALED BY A LANDSCAPE
 ARCHITECT AND TREE ALTERATION PERMIT THROUGH THE
 PLANNING DIVISION IS REQUIRED FOR REMOVAL OR RELOCATION
 OF ANY TREES. THE LANDSCAPE PLAN WILL ALSO NEED TO BE
 REVIEWED FOR COMPLIANCE WITH VISIBILITY TRIANGLE
 REQUIREMENTS [ZLDR SEC. 94-305].
  
 10. EASEMENT CONSENT FORM IS REQUIRED FOR WORK IN THE 5
 FOOT UTILITY EASEMENT RUNNING ALONG THE NORTH SIDE OF
 THE PROPERTY. THE CENTRALLY LOCATED UTILITY EASEMENT
 RUNNING NORTH-SOUTH ON THE PROPERTY WILL REQUIRE
 APPROVAL OF THE UTILITY EASEMENT VACATION PRIOR TO WORK
 COMMENCING IN THE LOCATION OF THE EASEMENT.
  
 GENERAL COMMENTS:
  
 A. WHEN SEPARATE PERMIT IS SUBMITTED FOR PROPOSED
 BUILDING AWNING, PLEASE PROVIDE SITE PLAN INDICATING
 COMPLIANCE WITH SETBACKS [ZLDR SEC. 94-144 AND 94-305].
 PLEASE NOTE THAT ANY ENCROACHMENT INTO FDOT
 RIGHT-OF-WAY (S. DIXIE HWY.) WILL REQUIRE ADDITIONAL
 APPROVAL FROM FDOT.
