 PILGRIM TO 215 PILGRIM. UNDER THE EXISTING CONDITIONS,
 215 PILGRIM HAS A NON-CONFORMING FRONT YARD AND
 IMPROVEMENTS WITHIN THE PILGRIM ROAD RIGHT-OF-WAY.
 ACCORDING TO SECTION 94-513 OF THE CODE OF ORDINANCES,
 ALTERATIONS MAY BE MADE TO NON-CONFORMING SITES AS LONG
 AS THE ALTERATION REDUCES THE IMPACT ON ADJACENT
 PROPERTIES.
  
 THE EXISTING DIMENSIONAL NON-CONFORMITIES ARE:
 1. THE PROPERTY ACCESS DRIVE EXCEEDS THE MAXIMUM WIDTH
 ALLOWED FOR RESIDENTIAL PROPERTIES. PER CODE OF
 ORDINANCES SECTION 94-313, EACH DRIVEWAY OPENING SHALL
 NOT EXCEED TEN FEET IN WIDTH AT THE PROPERTY LINE OR
 WHERE THE DRIVEWAY OPENING ADJOINS THE APRON IF THE
 APRON IS NOT LOCATED WHOLLY WITHIN THE RIGHT-OF-WAY.
 2. THE PAVER PARKING WITHIN THE RIGHT-OF-WAY APPEARS TO
 HAVE BEEN CONSTRUCTED WITHOUT A PERMIT. A
 NON-CONFORMING DRIVEWAY AGREEMENT MUST BE RECORDED.
 3. THE FRONT YARD DOES NOT APPEAR TO PROVIDE THE
 MINIMUM LANDSCAPED AREA REQUIRED UNDER CODE OF
 ORDINANCES SECTION 94-482. PARKING MAY BE LOCATED IN A
 FRONT YARD; HOWEVER, THE LESSER OF 1,000 SQUARE FEET OR
 75 PERCENT OF THE FRONT YARD AREA SHALL BE LANDSCAPED
 WITH LIVING PLANT MATERIAL (SUCH AS GRASS, GROUND
 COVER, SHRUBS, HEDGES, VINES OR TREES).
  
 CONDITIONS OF APPROVAL:
  
 1. A RECORDED COPY OF THE NON CONFORMING DRIVEWAY
 AGREEMENT MUST BE SUBMITTED TO THE CITY PRIOR TO FINAL
 INSPECTION.
  
 2. THE NEW DRIVEWAY APRONS TO MEET THE CITY?S
 ENGINEERING DESIGN STANDARDS. PLEASE ALSO INCLUDE THE
 DETAILS FOR THE SIDEWALK RAMPS, HTTP://WPB.ORG/ENGINEER
 ING/ENGINEERING-SERVICES/ENGINEERING-STANDARDS/
  
 3. WORK WITHIN RIGHT OF WAY TO COMPLY WITH CITY
 STANDARD DETAILS GC-1 AND GC-6. HTTP://WPB.ORG/ENGINEER
 ING/ENGINEERING-SERVICES/ENGINEERING-STANDARDS/
  
 4. ALL CONCRETE PLACED WITHIN RIGHT-OF-WAY MUST BE FROM
 A CONCRETE MIX PLANT. BATCH TICKETS ARE TO BE SUBMITTED
 TO CITY INSPECTOR. NO BAG CONCRETE IS AUTHORIZED FOR
 USE WITHIN THE RIGHT OF WAY.
