 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) ACCORDING TO THE PALM BEACH COUNTY PROPERTY
 APPRAISER THE MASTER BEDROOM, BATHROOM NO. 1 AND FOYER
 ARE EITHER ENCLOSED OR OPEN PORCHES AND NOT CONSIDERED
 HABITABLE SPACE. YOU WILL NEED TO SUBMIT DOCUMENTATION
 TO SHOW THAT THE PORCHES WERE LEGALLY CONVERTED WITH
 THE PROPER PERMITS AND INSPECTIONS. OTHERWISE, YOU WILL
 HAVE TWO OPTIONS EITHER CONVERT THE AREAS BACK TO
 PORCHES OR BRING THEM INTO COMPLIANCE WITH THE 2010
 FLORIDA BUILDING CODE AND 2008 NATIONAL ELECTRICAL
 CODE. UNDER THE 2010 FBC EXISTING BUILDING THIS IS
 CONSIDERED A CHANGE OF OCCUPANCY WITHOUT A CHANGE OF
 OCCUPANCY CLASSIFICATION. IN ORDER FOR THESE AREAS TO
 BE BROUGHT INTO COMPLIANCE, THEY WILL BE REQUIRED TO
 COMPLY WITH CHAPTER 9 OF THE 2010 FBC EXISTING
 BUILDING. THE FOLLOWING ITEMS WILL BE REQUIRED TO BE
 MADE CODE COMPLIANT. THE STRUCTURE IN THESE AREAS ARE
 REQUIRED TO MEET THE WINDLOAD REQUIREMENTS FOR THE
 BUILDING ENVELOPE ( IN ADDITION TO GRAVITY LOADS),
 PRODUCT APPROVALS FOR EXTERIOR DOORS AND WINDOWS,
 EGRESS REQUIREMENTS, LIGHT AND VENTILATION, SMOKE AND
 CARBON MONOXIDE ALARMS, FIRE SEPARATION REQUIREMENTS (
 SEPARATION DISTANCE AND ALLOWABLE OPENINGS), THE
 REQUIREMENTS OF THE 2010 FBC ENERGY CONSERVATION, 2010
 FBCR MECHANICAL, THE REQUIREMENTS OF THE 2010 FBCR
 PLUMBING AND THE ELECTRICAL SYSTEM IS REQUIRED TO
 COMPLY WITH THE 2008 NATIONAL ELECTRIC CODE. THE PLANS
 ARE REQUIRED TO BE REVIEWED BY PLAM BEACH COUNTY TO
 DETERMINE IF IMPACT FEES ARE DUE. SPECIFY THE SQUARE
 FOOTAGE OT THE EXISTING CONDITIONED SPACE AND THE
 UNCONDITIONED SPACE (ILLEGALLY CONVERTED) ON THE PLANS.
  
 2) THE VALUE OF $7500.00 SPECIFIED ON THE APPLICATION
 IS LOW FOR THE WORK SHOWN ON THE PLANS. FBC 109.3
 BUILDING PERMIT VALUATION. FOR PERMITTING PURPOSES,
 VALUATION OF BUILDINGS AND SYSTEMS SHALL BE TOTAL
 REPLACEMENT VALUE TO INCLUDE STRUCTURAL, ELECTRIC,
 PLUMBING, MECHANICAL, INTERIOR FINISH, RELATIVE SITE
 WORK, ARCHITECTURAL AND DESIGN FEES, MARKETING COSTS,
 OVERHEAD AND PROFIT; EXCLUDING ONLY LAND VALUE.
 VALUATION REFERENCES MAY INCLUDE THE LATEST PUBLISHED
 DATA OF NATIONAL CONSTRUCTION COST ANALYSIS SERVICES
 (MARSHALL-SWIFT, MEANS, ETC.), AS PUBLISHED BY
 INTERNATIONAL CODE CONGRESS. FINAL BUILDING PERMIT
 VALUATION SHALL BE SET BY THE BUILDING OFFICIAL.
  
 3) THE PLANS HAVE AN ENGINEER'S TITLE BLOCK AND ARE
 REQUIRED BY FS 471 & FAC 61G15 TO HAVE HIS SEAL AND
 HANDWRITTEN SIGNATURE ON THEM.
  
 4) THE PLANS SPECIFY NEW IMPACT DOORS AND WINDOWS. FBC
 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS FOR
 THOSE PRODUCTS WHICH ARE REGULATED BY DCA RULE 9N-3
 THAT HAVE BEEN REVIEWED AND APPROVED IN WRITING BY THE
 DESIGNER OF RECORD. PROVIDE TWO COMPLETE PRODUCT
 APPROVALS WITH FL OR NOA NUMBERS INCLUDING INSTALLATION
 INSTRUCTIONS AND MAXIMUM DESIGN PRESSURES FOR EACH OF
 THE DIFFERENT ROOFING MATERIALS, WINDOW/GLASS TYPES,
 STRUCTURAL MULLIONS AND EXTERIOR DOOR TYPES.
  
 5) SPECIFY THE TYPES AND SIZES OF THE WINDOWS THAT WILL
 BE REPLACED. EXISTING BEDROOM EMERGENCY ESCAPE AND
 RESCUE WINDOWS ARE REQUIRED TO COMPLY WITH FBC EXISTING
 BUILDING 604.1 MEANS OF EGRESS FOR BUILDINGS UNDERGOING
 ALTERATION SHALL COMPLY WITH THE REQUIREMENTS OF
 SECTION 601.1 AND THE SCOPING PROVISIONS OF CHAPTER 1
 WHERE APPLICABLE. EXCEPTION: DOOR AND WINDOW
 DIMENSIONS. IN RESIDENTIAL DWELLINGS AND DWELLING
 UNITS, A MAXIMUM OF 5 PERCENT REDUCTION IN THE CLEAR
 OPENING DIMENSIONS OF REPLACEMENT DOORS AND WINDOWS
 SHALL BE ALLOWED.
  
 6) THERE IS CONFLICTING INFORMATION ON SHEET 5. THE
 EXTERIOR WALL SECTION SPECIFIES A WOOD FRAME WALL ON A
 MONOLITHIC CONCRETE SLAB. THE DECK PLAN INDICATES THAT
 THE EXISTING EXTERIOR WALL IS CBS AND PROBABLY HAS A
 CRAWL SPACE SINCE THE DECK IS 3 FEET OFF THE GROUND.
 PLEASE CLARIFY. FBC 107.2.1
  
 7) SHOW COMPLIANCE WITH FBC R311.7.7 AND R312 FOR
 GUARDS AND HANDRAILS ON THE DECK STAIRS.
  
 8) SPECIFY THE CONNECTORS THAT WILL BE USED TO ATTACH
 THE 2 X 8 JOISTS TO THE 2 X 10 BEAMS AND 2 X 6 LEDGERS
 AND THE 2 X 10 BEAMS TO THE 2 X 6 LEDGERS TO PROVIDE A
 CONTINOUS LOAD PATH REQUIRED BY FBC-R 301.1 .
  
 9) SPECIFY THE REQUIRED LIVE LOADS FOR THE PORCH ON THE
 PROPOSED DECK ON THE PLANS. FBC-R301.5
  
 10) SHOW COMPLIANCE WITH FBC-R314.3.1 WHEN ALTERATIONS,
 REPAIRS OR ADDITIONS REQUIRING A PERMIT OCCUR, OR WHEN
 ONE OR MORE SLEEPING ROOMS ARE ADDED OR CREATED IN
 EXISTING DWELLINGS, THE INDIVIDUAL DWELLING UNIT SHALL
 BE EQUIPPED WITH SMOKE ALARMS LOCATED AS REQUIRED FOR
 NEW DWELLINGS.
  
 11) IN ORDER TO REDUCE PLAN REVIEW TIMES AND PROVIDE
 CLARIFICATION, PLEASE SUBMIT A RESPONSE LETTER
 INDICATING HOW EACH OF THE REVIEW COMMENTS HAS BEEN
