 PLEASE PROVIDE WRITTEN RESPONSE TO COMMENTS.
  
 1) THE BUILDING APPEARS TO BE TALLER THAN THE 110 FEET
 PERMITTED BY THE TRADITIONS PHASE II APPROVALS
 (ORIGINALLY ORD. NO. 4110-08, CURRENT RES. NO. 49-13).
 THE WEST PALM BEACH ZONING AND LAND DEVELOPMENT
 REGULATIONS STATE, "...THE HEIGHT SHALL BE MEASURED AS
 THE VERTICAL DISTANCE FROM THE AVERAGE ELEVATION OF THE
 FINISHED GRADE OF THE BUILDING TO THE HIGHEST POINT OF
 THE TOP OF THE STRUCTURE OF A FLAT ROOF...". SECTION
 94-306 ALLOWS CERTAIN HEIGHT EXCEPTIONS AS FOLLOWS:
 "HEATING, VENTILATION, AND AIR CONDITIONING EQUIPMENT;
 CHURCH STEEPLES, BELL TOWERS, FLAG POLES, CHIMNEYS,
 PARAPETS, STAIR ENCLOSURES, TANKS, DECORATIVE FEATURES,
 ELEVATOR HOISTWAYS OR EQUIPMENT, TELEVISION OR RADIO
 ANTENNAS, AND RELATED MECHANICAL OR FUNCTIONAL FEATURES
 MAY EXCEED DISTRICT HEIGHT REQUIREMENTS BY TEN
 PERCENT." THE ELEVATION DRAWINGS SHALL BE AMENDED TO
 INCLUDE THE FOLLOWING DIMENSION LINES:
  
 A. THE BASE MEASURE SHALL BE FROM THE AVERAGE ELEVATION
 OF THE FINISHED GRADE OF THE BUILDING. IT APPEARS THAT
 THE ELEVATIONS PROVIDED ARE USING FINISHED FLOOR OR TOP
 OF THE SLAB. THE STRUCTURAL DRAWINGS INDICATE THAT THE
 FOUR (4) INCH SLAB IS ON GRADE, NOT AT GRADE, WHICH
 WOULD MAKE IT FOUR (4) INCHES HIGHER THAN THE AVERAGE
 ELEVATION OF THE FINISHED GRADE (THIS IS ALSO INDICATED
 ON THE BUILDING SECTION DRAWINGS). PLEASE CLARIFY.
 B. EXTEND THE DIMENSION LINE TO THE HIGHEST POINT OF
 THE BUILDING. STAFF HAS SCALED THE DRAWING AND IT
 APPEARS THAT THE HIGHEST POINTS ON THE BUILDING ARE 123
 FEET. SECTION 94-306 ALLOWS THE HEIGHT EXCEPTION FOR
 THIS BUILDING TO EXTEND TO 121 FEET (HEIGHT WAIVER TO
 110 FEET X 10% = 11 FEET ADDITIONAL HEIGHT EXCEPTION).
  
 2) PLEASE CLARIFY IF THE RETAINING WALL IS INCLUDED AS
 PART OF THIS PERMIT. THE SITE AND CIVIL PLANS SHOW THE
 MAJORITY OF THE RETAINING WALL AREA AS PART OF THIS
 PERMIT. THE FOUNDATION PLAN SHOWS MOST OF THE WALL NOT
 INCLUDED. PRESUMABLY THE BALANCE OF THE RETAINING WALL
 WOULD BE INCLUDED WITH THE DINING ROOM PERMIT. WHY
 SPLIT UP THE RETAINING WALL AND NOT BUILD IT UNDER ITS
 OWN PERMIT?
  
 3) THE NEW RETAINING WALL IS SHOWN IN DIFFERENT
 LOCATIONS ON THE PLANS LISTED BELOW. PLEASE EXPLAIN WHY
 DIFFERING WALL LOCATIONS ARE SHOWN.

 4) THE LANDSCAPE PLANS CALL FOR LITTORAL PLANTING TO
 THE WEST OF THE OVERLOOK PORTION OF THE RETAINING WALL.
 PLEASE EXPLAIN HOW THIS WILL OCCUR GIVEN THE DEPTH AND
 SLOPE THAT ARE BEING PROPOSED.
  
 5) THE SITE PLANS SHOW A DIFFERENT ORIENTATION FOR THE
 BICYCLE RACK AND AREA BETWEEN THE BUILDINGS THAN THE
 APPROVED PLANS. THE CHANGES SHALL BE REFLECTED ON A
 MINOR PD AMENDMENT. PLEASE NOTE THAT MORSELIFE
 CURRENTLY HAS ONE UNDER REVIEW THAT COULD BE MODIFIED
 TO INCLUDE THE CHANGES.
  
 6) SHEET G101 SHOWS NOTE REFERENCING A 17 FOOT CLEAR
 FIRE TRUCK ACCESS ROAD (SOUTH OF POOL WALL). THE
 APPROVED SITE PLAN SHOWS THIS AS A 20 FOOT WIDE
 DRIVEWAY. PLEASE CORRECT SHEET G101. THIS CHANGE IS
 ALSO SHOWN ON SHEET L101
  
 7) SHEET C101 SHOWS THE 20 FOOT FIRE DEPARTMENT ACCESS
 DRIVE ON THE EAST SIDE OF THE BUILDINGS AS NOT INCLUDED
 WITH THE CONSTRUCTION THE INITIAL TOWER. THIS WAS A
 REQUIREMENT OF THE FIRE DEPARTMENT TO SERVICE THE
 BUILDING AND THUS SHALL BE PROVIDED FOR PHASE 1.
  
 8) THE PARKING LOT, CONSTRUCTION ACCESS ROADWAY AND
 DRIVE, IRRIGATION, LANDSCAPING, SITE LIGHTING,
 GENERATOR BUILDING, BICYCLE RACKS, COMPACTOR ENCLOSURE,
 COOLING TOWER AREA, AND FENCES/GATES REQUIRE SEPARATE
 PERMIT SUBMITTALS, WITH PLANS. PLEASE DO NOT RESUBMIT
 THESE SHEETS. PLEASE NOTE THAT THE ROW OR PARKING TO
 THE NORTH OF THE 20 FOOT FIRE DEPARTMENT ACCESS AREA
 SHALL BE TERMINATED BY THE REQUIRED TREE IN PHASE 1.
  
 9) TREE ALTERATION PERMIT IS REQUIRED PRIOR TO THE
 APPROVAL OF THE TEMPORARY ACCESS DRIVE TREE REMOVAL.
  
 10) NOTE: THE FUTURE TRACT LINE DOES NOT MATCH UP WITH
 THE DOORWAY AS SHOWN ON SHEET L101. THE FUTURE TRACT
 LINE SHALL NOT CUT THROUGH THE CORRIDOR AT AN
 UNPROTECTED POINT.
  
 11) PLEASE REMEMBER THE DEADLINE FOR THE PLAT APPROVAL
 APPROVED BY ROBERT BROWN, BUILDING OFFICIAL.
  
 12) PLEASE NOTE THAT THE TRADITIONS PHASE II SHALL HAVE
 MET THE COMMENCEMENT OF DEVELOPMENT DATE OF NOVEMBER 3,
 2015, IN ACCORDANCE WITH ITS FINAL EXTENSION.
