 IS AN ELEVATION CERTIFICATE.
  
 THE PROPOSED RENOVATION IS CONSIDERED A "SUBSTANTIAL
 IMPROVEMENT", SEE CITY OF WEST PALM BEACH MUNICIPAL
 CODE 94-546(B). SEE ALSO FBC 2010 RESIDENTIAL 322.
  
 1. SCOPE NOT CLEAR. PLANS FOR RENOVATION WERE
 SUBMITTED, BUT THIS IS BEING REVIEWED UNDER ANOTHER
 PERMIT. PLEASE REMOVE SHEETS RELATED TO CONSTRUCTION
 AND SUBMIT ONLY DEMO SHEETS.
  
 2. HOW WILL THE STRUCTURE BE KEPT SECURE IF WINDOWS ARE
 REMOVED? WINDOW REMOVAL WILL BE REMOVED FROM SCOPE OF
 WORK UNLESS CONTRACTOR ADDRESSES THIS ISSUE, FBC 107.
  
 3. PRIOR TO ISSUANCE OF A DEMO PERMIT, PLANS ARE TO
 INDICATE HOW THE STRUCTURE WILL BE BROUGHT INTO FULL
 NFIP COMPLIANCE.
  
 THE GARAGE MAY NEED TO BE RAISED OR VENTS INSTALLED.
 THIS APPLIES TO THE BREEZEWAY, DEPENDING ON WHETHER IT
 IS OPEN OR ENCLOSED.
  
 5. REGARDING THE ELEVATION CERTIFICATE - A
 "CONSTRUCTION DRAWINGS" ELEVATION CERTIFICATE IS
 REQUIRED WHICH PROPOSES HOW THE STRUCTURE WILL BE
 BROUGHT INTO COMPLIANCE:
  
 A7, BUILDING DIAGRAM 1 IS TO BE 1A (SLAB ON GRADE) OR
 1B (RAISED SLAB ON GRADE OR SLAB ON STEM WALL WITH
 FILL).
  
 A9, 400 SF GARAGE AREA IS NOT CONSISTENT WITH PLAN (733
 SF).
  
 B1, COMMUNITY NAME TO BE INCLUDED (CITY OF WEST PALM
 BEACH 120229).
  
 B4 SHOULD INCLUDE MAP NUMBER, ONLY PANEL NUMBER IS
 SHOWN (SHOULD BE 120229 0020).
  
 C1, "FINISHED CONSTRUCTION" WAS SUBMITTED. PROVIDE A
 "CONSTRUCTION DRAWINGS" ELEVATION CERTIFICATE SHOWING
 PROPOSED CONSTRUCTION.
  
 C2 IS BLANK, PROVIDE INFORMATION REGARDING BENCHMARK.
  
 C2A(B), AS HOUSE IS TWO STORY, THIS SHOULD NOT BE NA.

 THE CURRENT ELEVATION CERTIFICATE FORM SHOULD BE USED
 FOR THE NEW ELEVATION CERTIFICATE.
  
 SECOND PAGE OF ELEVATION CERTIFICATE IS MISSING. THERE
 IS A COMMENTS SECTION WHERE SURVEYOR CAN INDICATE
 SOURCE OF LAT/LONG, DESCRIBE MECHANICAL EQUIPMENT, AND
 ALSO CAN NOTE WHICH ITEMS ARE PROPOSED AS OPPOSED TO
 EXISITING.
  
 THREE ELEVATION CERTIFICATES ARE REQUIRED FOR ALL NEW
 CONSTRUCTION OR SUBSTANTIAL IMPROVEMENTS IN THE SPECIAL
 HAZARD FLOOD AREA - CONSTRUCTION DOCUMENTS (AT TIME OF
 PLAN REVIEW), BUILDING UNDER CONSTRUCTION (AT TIME OF
 FORM BOARD INSPECTION OR IN PROGRESS), AND FINISHED
 CONSTRUCTION (AFTER FINAL GRADE IS COMPLETE).
  
 6. ALL FLOOD PROVISIONS OF THE NFIP HAVE BEEN
 INCORPORATED INTO THE FLORIDA BUILDING CODE. PLEASE
 HAVE THE DESIGN PROFESSIONALS (ARCHITECT/ENGINEER) BE
 AWARE THAT THEY ARE REQUIRED TO DESIGN IN COMPLIANCE
 WITH THE FBC. PLEASE HAVE THEM CONTACT ME IF THEY NEED
 ASSISTANCE OR DIRECTION. PLEASE CONTACT ME IF YOU WISH
 TO FURTHER DISCUSS NFIP/FLORIDA BUILDING CODE
 REQUIREMENTS AND COMPLIANCE.
  
 APPLICABLE CODE REFERENCES: FBC 2010 RESIDENTIAL 322,
 FBC 2010 EXISTING BUILDING 601.3. NOTE THAT FBC 2010
 R322.1.4 (2) INCORPORATES FREEBOARD.
  
 7. APPLICATION INCLUDES DECKING AND MODIFICATION TO THE
 ELEVATOR SHAFT. IT IS DIFFICULT TO DETERMINE WHAT IS TO
 BE INCLUDED IN THE SCOPE OF THIS PERMIT SINCE ALL
 RENOVATION DOCUMENTS WERE SUBMITTED. PLANS ARE TO SHOW
 SCOPE OF WORK UNDER THIS PERMIT, FBC 107.
  
 PLEASE HAVE DESIGNERS AND SURVEYOR CALL ME TO DISCUSS
 IF THEY NEED ASSISTANCE IN UNDERSTANDING THE COMMENTS
 AND DETERMINING THE BEST WAY TO SHOW COMPLIANCE ON THE
