 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THE SCOPE OF WORK FOR THIS PROJECT IS A SUBSTANTIAL
 IMPROVEMENT BASED ON FEMA AND CITY OF WEST PALM BEACH
 FLOOD ORDINANCE REQUIREMENTS. THE STRUCTURE IS LOCATED
 IN A SPECIAL FLOOD HAZARD AREA, SPECIFICALLY AN A5
 FLOOD ZONE WITH A 7' ELEVATION. THE CITY OF WEST PALM
 BEACH'S FLOOD ORDINANCE REQUIRES A 6 INCH "FREEBOARD".
 THEREFORE THE REQUIRED MINIMUM FINISHED FLOOR ELEVATION
 IS 7.5' BFE (NGVD 29). ALL OF THE EQUIPMENT, THE
 EXISTING, THE NEW AND THE FINISHED FLOOR OF THE
 ATTACHED GARAGE IS REQUIRED TO BE AT OR ABOVE 7.5' BFE.
 SPECIFY COMPLIANT ELEVATIONS ON THE PLANS. A
 PRE-CONSTRUCTION ELEVATION CERTIFICATE BASED ON THE
 CONSTRUCTION DRAWINGS IS REQUIRED. FBC R322
  
 2) THE STRUCTURE IS LOCATED WITHIN 600 FEET OF THE
 INTER-COASTAL WATER WAY AND THEREFORE IT IS IN EXPOSURE
 CATEGORY D. PLEASE REVISE THE PLANS AND THE COMPONENT &
 CLADDING PRESSURES. FBC R301.2.1.4.3
  
 3) THE ENERGY CALCULATION FORM THAT WAS SUBMITTED
 INDICATES THAT THESE ARE WORST CASE CALCULATIONS. THE
 ATTACHED EQUIPMENT SIZING CALCULATIONS ARE NOT ALLOWED
 TO BE BASED ON WORST CASE. THEY ARE REQUIRED TO BE
 SPECIFIC TO THE ORIENTATION OF THE STRUCTURE. 403.6.1
 EQUIPMENT SIZING. HEATING AND COOLING EQUIPMENT SHALL
 BE SIZED IN ACCORDANCE WITH ACCA MANUAL S BASED ON THE
 EQUIPMENT LOADS CALCULATED IN ACCORDANCE WITH MANUAL J
 OR OTHER APPROVED HEATING AND COOLING CALCULATION
 METHODOLOGIES, BASED ON BUILDING LOADS FOR THE
 DIRECTIONAL ORIENTATION OF THE BUILDING. THE
 MANUFACTURER AND MODEL NUMBER OF THE OUTDOOR AND INDOOR
 UNITS (IF SPLIT SYSTEM) SHALL BE SUBMITTED ALONG WITH
 THE SENSIBLE AND TOTAL COOLING CAPACITIES AT THE DESIGN
 CONDITIONS DESCRIBED IN SECTION 302.1. THIS CODE DOES
 NOT ALLOW DESIGNER SAFETY FACTORS, PROVISIONS FOR
 FUTURE EXPANSION OR OTHER FACTORS WHICH AFFECT
 EQUIPMENT SIZING. SYSTEM SIZING CALCULATIONS SHALL NOT
 INCLUDE LOADS CREATED BY LOCAL INTERMITTENT MECHANICAL
 VENTILATION SUCH AS STANDARD KITCHEN AND BATHROOM
 EXHAUST SYSTEMS.
  
 4) THE ENERGY CALCULATION FORM IS REQUIRED TO BE SIGNED
 AND DATED BY THE OWNER/AGENT. FBC ENERGY CONSERVATION
 103.2.3.2
  
 5) THE ENERGY CALCULATIONS LIST A 50 GALLON WATER
 HEATER AND A 120 GALLON WATER HEATER IS SPECIFIED ON
 THE PLANS. PLEASE CORRECT. FBC 107.2.1
  
 6) R401.3 DRAINAGE.
 SURFACE DRAINAGE SHALL BE DIVERTED TO A STORM SEWER
 CONVEYANCE OR OTHER APPROVED POINT OF COLLECTION THAT
 DOES NOT CREATE A HAZARD. LOTS SHALL BE GRADED TO DRAIN
 SURFACE WATER AWAY FROM FOUNDATION WALLS. THE GRADE
 SHALL FALL A MINIMUM OF 6 INCHES (152 MM)WITHIN THE
 FIRST 10 FEET (3048 MM).
 EXCEPTION: WHERE LOT LINES, WALLS, SLOPES OR OTHER
 PHYSICAL BARRIERS PROHIBIT 6 INCHES (152 MM) OF FALL
 WITHIN 10 FEET (3048 MM), DRAINS OR SWALES SHALL BE
 CONSTRUCTED TO ENSURE DRAINAGE AWAY FROM THE STRUCTURE.
 IMPERVIOUS SURFACES WITHIN 10 FEET (3048 MM) OF THE
 BUILDING FOUNDATION SHALL BE SLOPED A MINIMUM OF 2
 PERCENT AWAY FROM THE BUILDING.
  
 7) R401.4 SOIL TESTS. WHERE QUANTIFIABLE DATA CREATED
 BY ACCEPTED SOIL SCIENCE METHODOLOGIES INDICATE
 EXPANSIVE, COMPRESSIBLE, SHIFTING OR OTHER QUESTIONABLE
 SOIL CHARACTERISTICS ARE LIKELY TO BE PRESENT, THE
 BUILDING OFFICIAL SHALL DETERMINE WHETHER TO REQUIRE A
 SOIL TEST TO DETERMINE THE SOIL'S CHARACTERISTICS AT A
 PARTICULAR LOCATION. THIS TEST SHALL BE DONE BY AN
 APPROVED AGENCY USING AN APPROVED METHOD. STRUCTURE IS
 LOCATED IN AN AREA OF QUESTIONABLE SOIL. SUBMIT A
 SIGNED AND SEALED SUBSURFACE SOIL REPORT.
  
 8) PROVIDE STRUCTURAL DETAILS FOR THE PROPOSED FIRE
 PLACE, INCLUDING THE FOUNDATION, FIREBOX DIMENSIONS,
 SMOKE CHAMBER DIMENSIONS, HEARTH EXTENSION DIMENSIONS,
 ETC. R1001.1 GENERAL. MASONRY FIREPLACES SHALL BE
 CONSTRUCTED IN ACCORDANCE WITH THIS SECTION AND THE
 APPLICABLE PROVISIONS OF CHAPTERS 3 AND 4. R1001.2
 FOOTINGS AND FOUNDATIONS. FOOTINGS FOR MASONRY
 FIREPLACES AND THEIR CHIMNEYS SHALL BE CONSTRUCTED OF
 CONCRETE OR SOLID MASONRY AT LEAST 12 INCHES (305 MM)
 THICK AND SHALL EXTEND AT LEAST 6 INCHES (152 MM)
 BEYOND THE FACE OF THE FIREPLACE OR FOUNDATION WALL ON
 ALL SIDES. FOOTINGS SHALL BE FOUNDED ON NATURAL,
 UNDISTURBED EARTH OR ENGINEERED FILL BELOW FROST DEPTH.
 IN AREAS NOT SUBJECTED TO FREEZING, FOOTINGS SHALL BE
 AT LEAST 12 INCHES (305 MM) BELOW FINISHED GRADE.
  
 9) PROVIDE STRUCTURAL DETAILS FOR THE CONSTRUCTION OF
 THE ARCHED OPENINGS. FBC-R 301.1 AND FBC 107.2.1
  
 10) THE TRUSS CONNECTOR SCHEDULE NEEDS TO BE COMPLETED
 TO CORRESPOND WITH SHEET S2.0 WITH MATCHING ID TAGS.
 R802.1.6.5 [IRC R802.10.5] TRUSS TO WALL CONNECTION.
 TRUSSES SHALL BE CONNECTED TO WALL PLATES BY THE USE OF
 APPROVED CONNECTORS HAVING A RESISTANCE TO DESIGN
 UPLIFT, LATERAL AND SHEAR FORCES. TRUSSES SHALL BE
 INSTALLED IN ACCORDANCE WITH THE MANUFACTURER'S DESIGN
 AND SPECIFICATIONS.
  
 11) SHOW HOW THE RAIN WATER WILL BE DISCHARGED FROM
 VERANDA #2. FBC R903.4 ROOF DRAINAGE. UNLESS ROOFS ARE
 SLOPED TO DRAIN OVER ROOF EDGES, ROOF DRAINS SHALL BE
 INSTALLED AT EACH LOW POINT OF THE ROOF. WHERE REQUIRED
 FOR ROOF DRAINAGE, SCUPPERS SHALL BE PLACED LEVEL WITH
 THE ROOF SURFACE IN A WALL OR PARAPET. THE SCUPPER
 SHALL BE LOCATED AS DETERMINED BY THE ROOF SLOPE AND
 CONTRIBUTING ROOF AREA. R903.4.1 OVERFLOW DRAINS AND
 SCUPPERS.
 WHEN OTHER MEANS OF DRAINAGE OF OVERFLOW WATER IS NOT
 PROVIDED, OVERFLOW SCUPPERS SHALL BE PLACED IN WALLS OR
 PARAPETS NOT LESS THAN 2 INCHES (51 MM) NOR MORE THAN 4
 INCHES (102 MM) ABOVE THE FINISHED ROOF COVERING AND
 SHALL BE LOCATED AS CLOSE AS PRACTICAL TO REQUIRED
 VERTICAL LEADERS OR DOWNSPOUTS OR WALL AND PARAPET
 SCUPPERS. AN OVERFLOW SCUPPER SHALL BE SIZED IN
 ACCORDANCE WITH THE FLORIDA BUILDING CODE, PLUMBING.
  
 12) IN ORDER TO REDUCE PLAN REVIEW TIMES AND PROVIDE
 CLARIFICATION, PLEASE SUBMIT A RESPONSE LETTER
 INDICATING HOW EACH OF THE REVIEW COMMENTS HAS BEEN
 ADDRESSED.
  
 RESUBMITTAL PROCEDURE
 YOU ARE REQUIRED TO FILL OUT A RESUBMITTAL FORM TO BE
 SUBMITTED WITH THE CORRECTED PLANS.
 THE PERMIT CLERK WILL RETRIEVE THE DENIED APPLICATION,
 PLANS AND OTHER DOCUMENTS FOR YOU.
 YOU ARE REQUIRED TO REMOVE THE OLD PLAN SHEETS THAT
 HAVE BEEN CORRECTED AND REPLACE THEM WITH THE NEW ONES.
 THE CLERK WILL PROVIDE YOU WITH A STAPLE REMOVER AND A
 STAPLER. ONE SET OF THE OLD PLAN SHEETS THAT HAVE BEEN
 REMOVED SHALL BE MARKED AS VOIDED AND RESUBMITTED ALONG
 WITH THE TWO (OR MORE) SETS THAT CONTAIN THE CORRECTED
 SHEETS. IF THERE ARE ANY SHEETS THAT HAVE BEEN STAMPED
 FOR COUNTY IMPACT FEES, HOA APPROVAL STAMPS OR OTHERS,
 RESUBMIT THOSE SHEETS.
 IF ALL OF THE PLAN SHEETS HAVE BEEN CORRECTED, THEN TWO
