 DENIED BY BUILDING
  
 1) THE PROPOSED STRUCTURE IS LOCATED IN A SPECIAL FLOOD
 HAZARD ZONE A5 WITH A 7' BFE. THE CITY OF WEST PALM
 BEACH'S FLOOD ORDINANCE REQUIRES NEW CONSTRUCTION TO
 HAVE A FINISH FLOOR ELEVATION OF 7.5' NGVD ( WHICH
 INCLUDES A SIX INCH FREEBOARD ). AN ELEVATION
 CERTIFICATE IS REQUIRED FOR THE PROPOSED GARAGE AND
 EQUIPMENT. SPECIFY THE PROPOSED FINISH FLOOR ELEVATIONS
 ON THE PLANS IN FEET N.G.V.D.
 TWO COPIES OF A BROCHURE FOR SMART VENT FLOOD VENTS
 WERE IN THE PAPER WORK THAT WAS SUBMITTED. IF THE
 INTENT IS TO CONSTRUCT THE GARAGE WITH A FINISH FLOOR
 BELOW THE REQUIRED BASE FLOOD ELEVATION, THE PLANS ARE
 REQUIRED TO SHOW COMPLIANCE WITH FEMA REQUIREMENTS. THE
 ENCLOSED GARAGE CAN ONLY BE USED FOR THE PARKING OF
 VEHICLES. APPLIANCES, HEATING AND COOLING EQUIPMENT,
 PLUMBING FIXTURES, ELECTRICAL EQUIPMENT ( OTHER THAN
 THE MINIMUM REQUIRED FOR LIFE SAFETY AND ELECTRIC CODE
 REQUIREMENTS FOR BUILDING ACCESS AND STORAGE AREAS )
 AND MATERIALS THAT ARE NOT FLOOD DAMAGE-RESISTANT ARE
 NOT ALLOWED BELOW BFE. SHOW THE LOCATIONS AND NUMBER OF
 VENT OPENINGS ON THE PLANS. ONLY THE AREA OF THE VENT
 OPENINGS THAT ARE BELOW THE BFE CAN BE COUNTED TOWARD
 THE REQUIRED AMOUNT OF FLOOD VENT OPENING AREA. FBC

 2) THE STRUCTURE IS LOCATED IN AN AREA OF QUESTIONABLE
 SOIL. SUBMIT TWO SETS OF A SIGNED AND SEALED SUB
 SURFACE SOIL REPORT. FBC R401.4
  
 3) SUBMIT TWO COPIES OF THE PRODUCT APPROVALS FOR THE
 SMART VENT ENGINEERED FLOOD VENTS (FL #5822.3) WITH
 INSTALLATION INSTRUCTIONS AS REQUIRED BY DCA RULE 9N-3.
  
 4) SEPARATE PERMITS ARE REQUIRED FOR THE GENERATOR,
 POOL, POOL DECK AND POOL EQUIPMENT. IF THESE ITEMS WERE
 INCLUDED IN THE VALUE OF $525,000.00, PLEASE REMOVE
 THEIR COSTS AND ADJUST THE VALUE ACCORDINGLY.
  
 5) SUBMIT TWO COPIES OF THE ICC-ES EVALUATION REPORTS
 FOR THE ICYENE SPRAY FOAM INSULATION. FBC R316
  
 6) PROVIDE A WINDOW AND DOOR BUCK DETAIL THAT SPECIFIES
 HOW THE BUCKS WILL BE ANCHORED TO THE SUBSTRATE. CITY

 7) ON SHEET S1.00, GENERAL NOTE 3E COMPONENT AND
 CLADDING PRESSURES ARE + 48.16 PSF AND - 62.93 PSF. THE

 13) THE MAXIMUM FRAME SIZE HEIGHT ON THE DOOR PRODUCT
 APPROVAL FL-10975.6 IS 82" AND ALL OF THE DOORS SHOWN
 ON THE PLANS ARE 96" IN HEIGHT. PLEASE CORRECT.
  
 14) THE WIDTH OF THE FRONT ENTRY DOOR IS 42" ON THE
 PLANS AND THE MAXIMUM WIDTH LISTED IN THE NOA NO.
 11-1013.24 IS 37". SUBMIT PRODUCT APPROVALS FOR THIS
 DOOR AS REQUIRED BY DCA RULE 9N-3.
  
 15) SUBMIT TWO COPIES OF PRODUCT APPROVALS FOR THE 4'
 8" X 4' 8" AND THE 3' X 4' FIXED GLASS WINDOWS LOCATED
 IN THE MASTER BATHROOM AND LAUNDRY ROOMS AS REQUIRED BY
 DCA RULE 9N-3.
  
 16) SPECIFY WHICH ONE OF THE APPROVED SYSTEMS LISTED IN
 THE PRODUCT APPROVAL (NOA NO. 12-0406.07) FOR THE TAMKO
 UNDERLAYMENT WILL BE INSTALLED.
  
 17) SHOW COMPLIANCE WITH FBCR 302.12 FOR DRAFTSTOPPING
 IN THE CONCEALED SPACE OF THE FLOOR/CEILING ASSEMBLY,
 SO THAT THE AREA OF THE CONCEALED SPACE DOES NOT EXCEED
 1,000 SQUARE FEET.
  
 18) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT
 A RESPONSE LETTER INDICATING HOW EACH ONE OF THE REVIEW
 COMMENTS HAS BEEN ADDRESSED.
