 DENIED BY BUILDING
  
 1) THE PROPOSED STRUCTURE IS LOCATED IN A SPECIAL FLOOD
 HAZARD ZONE A5 WITH A 7' BFE. THE CITY OF WEST PALM
 BEACH'S FLOOD ORDINANCE REQUIRES NEW CONSTRUCTION TO
 HAVE A FINISH FLOOR ELEVATION OF 7.5' NGVD ( WHICH
 INCLUDES A SIX INCH FREEBOARD ). AN ELEVATION
 CERTIFICATE IS REQUIRED FOR THE PROPOSED GARAGE AND
 EQUIPMENT.
 THE PLANS ARE REQUIRED TO SHOW COMPLIANCE WITH FEMA
 REQUIREMENTS. THE ENCLOSED GARAGE CAN ONLY BE USED FOR
 THE PARKING OF VEHICLES. APPLIANCES, HEATING AND
 COOLING EQUIPMENT, PLUMBING FIXTURES, ELECTRICAL
 EQUIPMENT ( OTHER THAN THE MINIMUM REQUIRED FOR LIFE
 SAFETY AND ELECTRIC CODE REQUIREMENTS FOR BUILDING
 ACCESS AND STORAGE AREAS ) AND MATERIALS THAT ARE NOT
 FLOOD DAMAGE-RESISTANT ARE NOT ALLOWED BELOW BFE. SHOW
 THE LOCATIONS AND NUMBER OF VENT OPENINGS ON THE PLANS.
 ONLY THE AREA OF THE VENT OPENINGS THAT ARE BELOW THE
 BFE CAN BE COUNTED TOWARD THE REQUIRED AMOUNT OF FLOOD
 VENT OPENING AREA. FBC R322 SEE ALSO FEMA PUBLICATION
 TECHNICAL BULLETIN 1 / AUGUST 2008 FOR ADDITIONAL
 INFORMATION.
 - THE ELEVATION OF THE GARAGE IS GIVEN AS 7'.0" NGVD ON
 THE PLANS, WHICH IS SIX INCHES BELOW THE REQUIRED FLOOD
 ELEVATION. IF THE FLOOD VENTS ARE INSTALLED AT THE
 FINISH FLOOR ELEVATION, ONLY THE SIX INCHES OF THE VENT
 CAN BE COUNTED TOWARD THE REQUIRED FLOOD OPENING AREA.
 PROVIDE CALCULATIONS TO SHOW THAT THE REQUIRED AREA OF
 FLOOD OPENINGS WILL BE PROVIDED.
  
 2) THE STRUCTURE IS LOCATED IN AN AREA OF QUESTIONABLE
 SOIL. SUBMIT TWO SETS OF A SIGNED AND SEALED SUB
 SURFACE SOIL REPORT. FBC R401.4
 - INDICATE WHAT METHODS WILL BE USED TO RESOLVE THE
 QUESTIONABLE SOIL ISSUE BASED ON THE RECOMMENDATIONS ON
 PAGE 3 OF THE SOIL REPORT.
  
 3) SUBMIT TWO COPIES OF THE PRODUCT APPROVALS FOR THE
 SMART VENT ENGINEERED FLOOD VENTS (FL #5822.3) WITH
 INSTALLATION INSTRUCTIONS AS REQUIRED BY DCA RULE 9N-3.
 -THE INSTALLATION INSTRUCTION PART OF THE PRODUCT
 APPROVALS FOR THE SMART VENTS WERE NOT SUBMITTED.
 PLEASE SUBMIT REQUESTED INFORMATION. DCA RULE 9N-3
  
 4) SUBMIT TWO SETS OF ENERGY CALCULATIONS FOR THE
 SECOND FLOOR STUDIO. CITY AMENDMENTS 107.3.5.3
 - THESE WERE NOT IN THE RE-SUBMITTAL.
  
 5) SPECIFY THE R- VALUE OF THE INSULATION THAT WILL BE
 USED IN THE FLOOR ABOVE THE GARAGE. FBC ENERGY SECTION
 402
 - THE R-VALUE IS SPECIFIED AS R-11 FOR THE FLOOR AND
 WALLS OF SECOND FLOOR. THE MINIMUM FOR EACH USING THE
 PERSCRIPTIVE METHOD IS R-13, UNLESS THE PERFORMANCE
 METHOD IS USED.
  
 6) SPECIFY WHICH ONE OF THE APPROVED ASSEMBLIES LISTED
 IN THE PRODUCT APPROVAL FOR THE TAMKO UNDERLAYMENT NOA
 NO. 12-0406.07 WILL BE USED. CITY AMENDMENTS 107.2.1
 - THIS COMMENT WAS NOT ADDRESSED.
  
 7) SPECIFY WHICH ONE OF THE FASTENING METHODS LISTED IN
 THE PRODUCT APPROVAL FOR THE HANSON ROOF TILE NOA NO.
 12-1218.14 WILL BE USED TO INSTALL THE ROOF TILE AND
 RESIST THE OVERTURN MOMENT. FBC R905.3

 8) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT A
 RESPONSE LETTER INDICATING HOW EACH ONE OF THE REVIEW
