 THE STRUCTURE IS LOCATED IN A SPECIAL FLOOD HAZARD
 AREA, DESIGNATED FLOOD ZONE A5. THE MINIMUM ELEVATION
 IS 7 FEET BFE PLUS THE ADDITIONAL 6" OF FREEBOARD
 REQUIRED BY CITY ORDINANCE. BASED ON CITY BUILDING
 DEPARTMENT RECORDS THE CUMULATIVE TOTAL COSTS OF WORK
 ON THIS BUILDING INCLUDING $32,000.00 FOR THE PROPOSED
 WORK IS $ 105,889.00. THE CONTRACTOR SUBMITTED AN
 APPRAISAL FROM CHARLEEN MCMANUS, SRA, OF ANDERSON &
 CARR, INC. STATING THE MARKET VALUE OF THE BUILDING
 IMPROVEMENTS TO BE $ 320,000.00. BECAUSE THE TOTAL OF
 PREVIOUS IMPROVEMENTS AND THE PROPOSED WORK IS LESS
 THAN 50 PERCENT OF THE MARKET VALUE, THIS IS NOT
 CONSIDERED A SUBSTANTIAL IMPROVEMENT. ACCORDING TO THE
 PROPERTY APPRAISER'S RECORDS THE STRUCTURE WAS BUILT IN
 1935 AND HAS HAD NO SUBSTANTIAL IMPROVEMENTS PRIOR TO
 THE DATE OF THE INITIAL FIRM (MARCH 1, 1979) .
 THEREFORE THIS IS BUILDING IS CONSIDERED TO BE
 PRE-FIRM. BASED ON TABLE 6-1A IN FEMA PUBLICATION P-758
 NEITHER THE LATERAL ADDITION NOR THE REMODEL IS
 REQUIRED TO COMPLY WITH NFIP REQUIREMENTS FOR NEW
 CONSTRUCTION.
