 1) THIS PROPERTY IS ZONED COMMERCIAL PLANNED
 DEVELOPMENT, SO ANY CHANGES TO THE EXTERIOR OF THE SITE
 REQUIRE A PLANNED DEVELOPMENT AMENDMENT. THE MINOR
 AMENDMENT COMMENTS HAVE NOT BEEN SUFFICIENTLY ADDRESSED
 TO ISSUE AN APPROVAL LETTER OR FOR ZONING TO APPROVE
 THIS PERMIT APPLICATION.
  
 2) PERMIT NO. 13090825 IS ONLY FOR THE RENOVATION TO
 THE EXISTING BUILDINGS. AS STATED IN PREVIOUS COMMENTS,
 THE CITY DOES NOT REVIEW ALL OF THE WORK DESCRIBED,
 INCLUDING THE SITE WORK, PARKING, FENCING AND
 LANDSCAPING PLANS, ON THE SAME PERMIT AS THE WORK ON
 THE BUILDINGS. THE PLANS FOR THIS WORK HAVE BEEN
 REMOVED FROM THE PLANS SUBMITTED FOR PERMIT NO.
 13090825 FOR RETURN TO THE CONTRACTOR. SEPARATE PERMITS
 WITH PLANS, EACH WITH THE VALUE OF THE WORK APPLIED
 SEPARATELY, ARE REQUIRED FOR THE FOLLOWING:
  
 A. PARKING LOT, TO INCLUDE THE STRIPING.
 B. LANDSCAPE WORK. NOTE ANY TREE REMOVAL OR RELOCATION
 REQUIRES A TREE ALTERATION PERMIT.
 C. SIGNAGE
 D. FENCES AND GATES.
 E. TRASH ENCLOSURES.
 F. IRRIGATION.
 G. EXTERIOR SITE DEMOLITION
  
 THE ZONING REVIEW WILL BE CHANGED TO "PASS" WITH THE
 SUBMITTAL OF THE PERMITS FOR THE ITEMS IN LISTED IN 2)
 A, B, F AND G. THE COMMENTS LISTED BELOW RELATE TO THE
 EXTERIOR SITE IMPROVEMENTS THAT SHALL BE ADDRESSED AS
 PART OF THE INDIVIDUAL PERMITS LISTED IN 2) A. THROUGH
 G. PLEASE NOTE THAT MORE COMMENTS MAY BE GENERATED UPON
 SUBMITTAL OF THE INDIVIDUAL PERMITS.
  
 3) WHEN SUBMITTED, THE PERMITS FOR EXTERIOR WORK WILL
 REQUIRE THE SUBMITTAL OF TWO COPIES OF A RECENT SIGNED
 AND SEALED SURVEY, LESS THAN ONE YEAR OLD, SHOWING THE
 EXTERIOR FEATURES ON THE SITE. THE EXISTING CONDITIONS
 PLAN IS NOT A SURVEY. WHILE IT MAY INCLUDE THE BASE
 INFORMATION FROM A SURVEY, THE SURVEY SHALL BE
 SUBMITTED FOR VERIFICATION PURPOSES.
  
 4) THE PORTION OF THE PARKING LOT ALONG THE SOUTH
 PROPERTY LINE WHERE PAVEMENT IS BEING REMOVED SHALL BE
 REPLACED WITH LANDSCAPE IN ACCORDANCE WITH THE CITY'S
 LANDSCAPE REQUIREMENTS. THE PORTION IN THE RIGHT-OF-WAY
 SHALL BE REPLACED WITH SOD. THIS IS NOT CLEARLY SHOWN
 ON THE SUBMITTED LANDSCAPE SHEETS.
  
 5) THE PAVING AND GRADING PLAN STILL INCLUDES A TAG
 LINE WITH ?MILLING/OVERLAY LIMITS? WHICH SHALL BE
 REMOVED ON THE PARKING LOT PERMITS IF IT IS NOT TO
 OCCUR.
  
 6) THE AREAS WHERE THE PARKING LOT IS MODIFIED, TO
 INCLUDE THE NORTHWEST AREA REQUIRES COMPLIANCE WITH THE
 CITY?S LANDSCAPE REGULATIONS. THE LANDSCAPE PLAN WILL
 BE FULLY REVIEWED AS PART OF THE REQUIRED LANDSCAPE
 PERMIT. PLEASE NOTE THE FOLLOWING REPEAT COMMENTS:
  
 A) THE PLANS SHOW SABAL PALMS USED AS A PARKING LOT
 ISLAND TREE, WHICH REQUIRES A GROUPING OF THREE PALM
 TREES, NOT TWO PALM TREES. IF THREE SABAL PALMS DO NOT
 FIT, AND THUS ARE INAPPROPRIATE, USE A DIFFERENT PALM
 SPECIES WHICH COMPLIES WITH THE CITY?S REQUIREMENTS OR
 USE A SMALL SHADE TREE SUCH AS A DAHOON HOLLY.
  
 B) THE TREE PLANTING DIAGRAM SHALL CLEARLY INDICATE
 THAT THE TOP OF THE ROOTBALL SHALL BE ABOVE THE
 FINISHED GRADE. NO NOTE WAS ADDED TO THE TREE PLANTING
 DIAGRAM TO CALL THIS OUT (THE PALM PLANTING DIAGRAM
 DOES INCLUDE THE NOTE).
