 COMMENTS.
 CODE: 2010 FBC.
  
 1- AFTER PLANS ARE REVISED, BRING THEM TO PALM BEACH
 COUNTY TO VERIFY IF IMPACT FEES ARE DUE. BRING BACK
 COUNTY STAMPED PLANS AND COPY OF PAID RECEIPT IF FEES
 ARE DUE. REQUIRED BY THE COUNTY IMPACT FEE ORDINANCE OF
 THE UNIFIED LAND DEVELOPMENT CODE.
  
 2- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. SEC. 109.3 CITY AMENDMENTS TO FBC. VALUATION TO
 INCLUDE ALL LABOR, MATERIALS, OVERHEAD AND PROFIT AND
 DESIGN PROFESSIONAL FEES. VALUE WAS UPDATED TO $60,054.
 THE PERMIT BALANCE FEE IS $1628.51.
  
 3- PROVIDE ENERGY CALCULATIONS. SEC. 103.2 OF 2010
 FBC-ENERGY CONSERVATION.
  
 4- WINDOW REPLACEMENT. CLEARLY IDENTIFY THE EXISTING
 WINDOW TYPE AND SIZE ON EXISTING BEDROOMS AND THE
 PROPOSED TYPE AND SIZE OF WINDOW TO VERIFY COMPLIANCE
 WITH THE EGRESS REQUIREMENTS. SEC. 601.2 OF 2010
 FBC-EXISTING BUILDING.
  
 5- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 DCA RULE 9N-3 FOR:
 A) METAL ROOF AS SHOWN ON PLANS.
  
 B) WIDOW MULLIONS. IF USED.
  
 C) FLAT ROOF. AND. PROVIDE RAS 117 CALCULATIONS FOR
 NAIL ENHANCING AT PERIMETER AND CORNER AREAS. IF THE
 PRODUCT APPROVAL SUBMITTED REQUIRES SIGNED AND SEALED
 CALCULATIONS, THEN PROVIDE SIGNED AND SEALED
 CALCULATIONS.
  
 D) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON
 PLANS, DETAILS AND SECTIONS.
  
 E) PRECAST LINTELS AS SPECIFIED ON PLANS.
  
 F) SLIDING GLASS WINDOW WITH THE SIZE AS SHOWN ON FRONT
 ELEVATION TO REPLACE EXISTING SLIDING GLASS DOORS.
  
 6- DESIGNER OF RECORD TO REVIEW AND APPROVE IN WRITING
 (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS. SEC.
 107.3.4.1 OF CITY AMENDMENTS TO FBC.
  
 7- PROVIDE DOOR AND WINDOW STRUCTURAL BUCK DETAILS.

 8- PROVIDE COMPLETE DETAIL/SPECIFICATIONS FOR COLUMN C4
 SHOWN ON SHEET S-1. AND, PROVIDE CALCULATIONS SHOWING
 WHY ONLY SPECIFYING ONE #5 RE-BAR?. SEC. 107.2.1.3 CITY
 AMENDMENTS TO FBC.
  
 9- SHEET S-2:
 A) REVISE DESIGN CRITERIA. ACCORDING TO SEC.
 R301.2.1.4.3 THIS BUILDING IS LOCATED IN EXPOSURE "C"
 NOT EXPOSURE "B". REVISE EXPOSURE AND THE WINDOWS,
 DOORS AND ROOF PRESSURES ACCORDINGLY.
  
 B) SPECIFY CROSS VENTILATION ON NEW FLORIDA ROOM AREA
 AS REQUIRED BY SEC. R806. ***NOTE: KEEP IN MIND THAT
 ROOF RAFTERS ARE 2X10 AND THAT 2X10 BLOCKING IS
 SPECIFIED ON ROOF FRAMING PLAN. IN ADDITION THERE IS
 ONE 3(2X10) BEAM ABOVE THE NEW WET BAR AREA. THIS
 DOESN'T ALLOW CROSS VENTILATION. ALSO, COORDINATE
 REQUIRED INSULATION WITH ENERGY CALCULATIONS SUBMITTED.
  
 C) TYPICAL ADDITION SECTION. CLARIFY "EXISTING 4X6 WOOD
 BEAM TO REMAIN". WHAT'S THIS BEAM SUPPORTING. SEC.
 107.2.1 CITY AMENDMENTS TO FBC.
  
 D) SPECIFY ROOF SHEATHING SIZE AND NAILING TYPE AND
 SPACING AS REQUIRED BY SEC. R803.2.3.1.
  
 E) CLARIFY ATTIC VENTILATION SIZE AND SPACING FOR NEW
 PORCH. SOFFIT VENTING SPECIFICATIONS SHOWN ON THE PORCH
 ROOF FRAMING PLAN DON'T MATCH SPECIFICATIONS SHOWN ON
 THE ENTRANCE PORCH SECTION. SEC. 107.2.1 CITY
 AMENDMENTS TO FBC.
  
 F) REVISE NAILING SPECIFICATIONS SHOWN ON THE PORCH
 ROOF FRAMING PLAN. MISSING THE ROOF ZONE #3. AND, NEED
 TO SPECIFY 8D RING SHANK NAILS AS REQUIRED BY SEC.
 R803.2.3.1. REVISE ALL THE SPECIFICATIONS SHOWN ON THE
 ROOF FRAMING PLAN. INCLUDING THE NOTE SHOWN ON THE
 PORCH ROOF FRAMING PLAN.
