 CODE: 2010 FBC.
  
 1- ACCORDING TO PALM BEACH COUNTY PROPERTY APPRAISAL
 AND CITY RECORDS, THERE IS ONLY ONE SINGLE FAMILY
 RESIDENCE FOR THIS PROPERTY. THE REAR BUILDING HAS
 STORAGE AND GARAGE ON THE FIRST FLOOR. THERE ARE NO
 PERMITS FOR THE CONVERSION TO A DWELLING UNIT. PLANS
 NEED TO BE REVISED TO REFLECT PROPOSED USE AND NUMBER
 OF DWELLING UNITS. PLANS TO PROVIDE THE FOLLOWING:
  
 A) DESIGN PRESSURES FOR DOORS AND WINDOWS. SEC.
 R301.2.1.4.3 OF 2010 FBC-RESIDENTIAL.
  
 B) COMPLETE DETAILS AND SPECIFICATIONS FOR THE TWO
 FAMILY DWELLINGS FIRE RATED SEPARATION AS REQUIRED BY
 SEC. R302.3. (***NOTE: SPECIFIED ASSEMBLY NEED TO BE
 TESTED IN ACCORDANCE WITH ASTM E119 OR UL 263).
  
 C) COMPLETE DETAILS AND SPECIFICATIONS FOR THE
 DWELLING/GARAGE SEPARATION AS REQUIRED BY SEC. R302.5
 AND SEC. R302.6.
  
 D) BATHROOMS VENTILATION AS REQUIRED BY SEC. R303.3.
  
 E) HEATING AS REQUIRED BY SEC. R303.8.
  
 F) MINIMUM ROOM DIMENSIONS. SEC. R304. (***NOTE:
 BEDROOM ON SECOND FLOOR OF REAR BUILDING SCALES LESS
 THAN 7'-0". THIS DIMENSION TO BE VERIFIED IN FIELD AT
 TIME OF INSPECTION).
  
 G) TOILET, BATH AND SHOWER FIXTURE CLEARANCES TO COMPLY
 WITH SEC. R307 AND FIGURE R307.1.
  
 H) GLAZING HAZARDOUS LOCATIONS AS REQUIRED BY SEC.
 R308.4.
  
 I) BEDROOM EMERGENCY EGRESS AS REQUIRED BY SEC. R310
 FOR FIRST AND SECOND FLOOR BEDROOM. SPECIFY SIZE AND
 TYPE OF ALL BEDROOM WINDOWS.WINDOWS.
  
 J) MEANS OF EGRESS AS REQUIRED BY SEC. R311. SPECIFY
 SIZE OF ENTRY DOOR TO EACH DWELLING UNIT. AND CLEARLY
 IDENTIFY WHICH DOORS ARE GOING TO BE REPLACED.
  
 K) STAIRWAY ON SECOND FLOOR DWELLING UNIT ON REAR
 BUILDING DOESN'T COMPLY WITH THE LANDING EGRESS
 REQUIREMENT OF SEC. R311.3.
  
 L) CARBON MONOXIDE ALARMS AS REQUIRED BY SEC. R315.
  
 2- PLANS NEED TO HAVE THE NAME AND SIGNATURE OF THE
 PERSON RESPONSIBLE FOR THE DESIGN AS REQUIRED BY SEC.
 107.2.1 CITY AMENDMENTS.
  
 3- CLEARLY SPECIFY ON PLANS THE ALTERATION LEVEL AS
 REQUIRED BY SEC. 401.4, SEC. 406 AND/OR SEC. 408 OF
 2010 FBC-EXISTING BUILDING.
  
 4- AFTER PLANS ARE REVISED, BRING THEM TO PALM BEACH
 COUNTY (2300 N. JOG RD) TO CHECK IF IMPACT FEES ARE
 DUE. BRING BACK COUNTY STAMPED PLANS AND COPY OF THE
 PAID RECEIPT IF FEES ARE DUE. REQUIRED BY THE COUNTY
 IMPACT FEE ORDINANCE OF THE UNIFIED LAND DEVELOPMENT
 CODE.
  
 5- THERE ARE TWO BUILDINGS ON THIS PROPERTY. PROVIDE A
 PERMIT APPLICATION FOR EACH BUILDING. SEC. 105.1 AND
 SEC. 107.2.1.4 OF CITY AMENDMENTS TO FBC.
  
 6- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 DCA RULE 9N-3 FOR:
 A) ALL TYPE OF WINDOWS SHOWN ON PLANS. FOR EXAMPLE;
 FIXED WINDOWS, ARCHED WINDOWS, SINGLE HUNG WINDOWS,
 ETC.
  
 B) ALL EXTERIOR DOORS THAT ARE GOING TO BE REPLACED.
 CLEARLY IDENTIFY ON PLANS DOORS TO BE REPLACED.
  
 C) WINDOW MULLIONS AS SHOWN ON PLANS. AND, CLEARLY
 IDENTIFY MULLION SIZE AND ANCHORING TO VERIFY
 COMPLIANCE WITH THE DESIGN PRESSURES OF SEC.
 R301.2.1.4.3.
  
 D) HURRICANE SHUTTERS, IF DOORS AND WINDOWS GLAZING IS
 NO HURRICANE IMPACT RESISTANT. NOTE: ALSO NEED TO
 PROVIDE COMPLETE INSTALLATION DETAIL.
  
 7- DESIGNER OF RECORD TO REVIEW AND APPROVE IN WRITING
 ALL PRODUCT APPROVALS PRIOR TO SUBMITTAL. SEC.
 107.3.4.1 CITY AMENDMENTS.
  
 8- CLARIFY HOW DO YOU ENTER GUEST BEDROOM #2 ON MAIN
 HOUSE?. SEC. 107.2.1 CITY AMENDMENTS.
  
 9- SHEET ONE:
 A) FLOOR PLANS DON'T MATCH EXISTING CONDITIONS. SEC.
 107.2.1 CITY AMENDMENTS TO FBC. NOTE: THIS IS A
 HISTORIC CONTRIBUTING HOUSE. BUILDING FACADES CAN'T BE
 ALTERED. SEE HISTORIC COMMENTS. (WE HAVE PICTURES OF
 THE EXISTING FACADES. PLANS SUBMITTED DON'T MATCH THE
 PICTURES. EXISTING OUTSIDE STAIRS ARE NOT CONCRETE.

 D) CLARIFY WINDOW LEGEND. WHY WINDOW "A" SAYS "OPTIONAL
 FOR C". WINDOW SIZES ARE DIFFERENT. IT CAN'T BE

 "A" DOESN'T COMPLY WITH EGRESS REQUIREMENTS SEC. R310.

 BELOW THE EXISTING STAIRS. VISIT SITE AND REVISE AS
