 REVIEW STATUS: FAILED
  
 PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR REVISED
 MATERIALS MAY RESULT IN NEW PLAN REVIEW COMMENTS.
  
 1. PROVIDE TWO (2) COPIES OF A CURRENT SURVEY, WHICH
 INCLUDES THE PROPERTY?S ADDRESS AND LEGAL DESCRIPTION.
  
  
 2. PURSUANT TO SECTION SEC. 94-72 OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS ("ZLDR"), THE MINIMUM
 SETBACKS FOR PRINCIPAL BUILDING IN A SINGLE-FAMILY LOW
 DENSITY ("SF7") RESIDENTIAL DISTRICT IS AS FOLLOWS:
  
 A. FRONT: 25 FEET;
 B. CORNER: 12.5 FEET;
 C. REAR: 15 FEET OR TEN PERCENT OF LOT DEPTH, WHICHEVER
 IS LESS;
 D. SIDE: FIVE FEET MINIMUM, 15 FEET TOTAL
 THE PROPOSED FRONT BUILDING SETBACK DOES NOT MEET THE
 MINIMUM REQUIREMENTS. A APPLICANT MAY APPLY FOR A
 VARIANCE.
  
  
 3. PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDR): AS THE VALUE OF
 THE PROPOSED WORK EXCEEDS 50% OF THE STRUCTURE'S VALUE
 (LISTED AS "IMPROVEMENT VALUE" WITH THE P.B.C. PROPERTY
 APPRAISER'S OFFICE), LANDSCAPING SHALL BE IN COMPLIANCE
 WITH ALL APPLICABLE REGULATIONS FOUND IN ARTICLE XIV OF
 THE ZLDR. PLEASE SUBMIT TWO (2) COPIES OF A LANDSCAPE
 PLAN SHOWING COMPLIANCE WITH SECTIONS 94-442 AND 94-445
 OF THE ZLDR.
  
  
 4. PLEASE INDICATE SQUARE FOOTAGE OF ALL IMPERMEABLE
 SURFACES (EXISTING AND PROPOSED) LOCATED WITHIN THE
 FRONT YARD (FROM FRONT PROPERTY LINE TO THE FRONT
 BUILDING FACADE).THE MAXIMUM WIDTH FOR THE PROPOSED
 TYPE OF DRIVEWAY IS 20 FEET IN WIDTH. THERE ARE NO
 DIMENSIONS ON THE EXISTING DRIVE OR THE PROPOSED 'NEW
 PAVING AREA' IF THE TOTAL WIDTH OF THE DRIVE EXCEEDS 20
 FEET, THEN THE ADDITIONAL WORK WILL NOT BE ALLOWED.
 ALSO, CALCULATION FOR THE FRONT AREA SHALL BE PROVIDED
 BETWEEN THE FIRST 25 FEET OF LOT DEPTH FROM THE FRONT
 PROPERTY LINE MULTIPLIED BY THE TOTAL WIDTH OF THE
 PROPERTY. SHOW CALCULATION OF LANDSCAPE AREA ON THE
 LANDSCAPE PLAN.
  
  
 5. THE APPLICANT IS REQUESTED TO CLARIFY WHY THE
 PROPOSED 'DRESSING ROOM' APPEARS TO HAVE A KITCHEN,
 SEPERATE ENTRY, PHONE OUTLETS, NEW SEWER LINES, ETC.
 PLEASE BE ADVISED; THE SUBJECT PROPERTY IS LOCATED
 WITHIN AN SF7 ZONING DISTRICT, WHICH ONLY PERMITS
 SINGLE FAMILY USES.
