 1) THE PROPOSED SIGNS ARE NOT CURRENTLY PERMITTED. THE
 CITYPLACE MASTER SIGN PLAN IS IN THE PROCESS OF BEING
 AMENDED TO PERMIT FUTURE DEVELOPMENT PHASE SIGNAGE. THE
 FINALL APPROVAL HEARING IS SCHEDULED FOR JANUARY 22,
 2013. ZONING WILL NOT APPROVE A FUTURE DEVELOPMENT
 PHASE SIGN UNTIL AFTER THE APPROVAL OF THE REQUEST.
  
 2) THE PROPOSED SIGNS DO NOT COMPLY WITH THE PROPOSED
 FUTURE DEVELOPMENT PHASE SIGNAGE REGULATIONS, WHICH
 STAFF HAS INCLUDED BELOW:
  
 SIGNAGE ADVERTISING FUTURE DEVELOPMENT PHASES WITHIN
 THE CITYPLACE PROJECT SHALL BE PERMITTED ON ALL FUTURE
 DEVELOPMENT PARCELS WITHIN THE OVERALL CITYPLACE
 DEVELOPMENT. FUTURE DEVELOPMENT PHASE SIGNAGE IS
 LIMITED TO POTENTIAL DEVELOPMENT IMAGES AND
 DESCRIPTIONS, DEVELOPER TEAM AND REAL ESTATE
 PROFESSIONAL TRADE NAMES, LOGOS, AND CONTACT
 INFORMATION. FUTURE DEVELOPMENT PHASE SIGNS SHALL BE
 LIMITED TO A MAXIMUM OF TWO (2) LOCATIONS ON A FUTURE
 DEVELOPMENT PHASE PARCEL AND SHALL NOT EXCEED AN
 AGGREGATE TOTAL SIGN FACE AREA OF MORE THAN ONE HUNDRED
 (100) SQUARE FEET. FUTURE DEVELOPMENT PHASE SIGNAGE
 SHALL BE SET BACK A MINIMUM OF FIVE (5) FEET FROM AN
 ADJACENT RIGHT-OF-WAY AND SHALL NOT EXCEED TEN (10)
 FEET IN HEIGHT.
  
 3) THE PROPOSED SIGNS ARE TOO LARGE AT 256 FEET OF
 AGGREGATE SIGN FACE AREA.
  
 4) NO SITE PLAN WAS PROVIDED TO SHOW THE LOCATION OF
 SIGNS ON THE PROPERTY IN RELATION TO THE PROPERTY LINES
 ADJACENT TO THE RIGHTS-OF-WAY, TO INCLUDE THE SET
 BACKS.
