 CODE: 2010 FBC.
  
 1- HOUSE IS LOCATED IN FLOOD ZONE A5. ACCORDING TO THE
 CITY CODE FOR FLOOD PREVENTION AND CONTROL ALL NEW
 CONSTRUCTION OR SUBSTANTIAL IMPROVEMENT OF ANY EXISTING
 RESIDENTIAL STRUCTURE SHALL HAVE THE LOWEST FLOOR
 ELEVATED TO SIX INCHES ABOVE THE BASE FLOOD ELEVATION.
 SEC. 94-546(B)(1). THE BASE FLOOD ELEVATION FOR FLOOD
 ZONE A5 IS 7'-0". THE ADDITION AND THE EXISTING HOUSE
 NEED TO BE ELEVATED TO 7'-6" BECAUSE THERE IS MORE THAN
 50% OF SUBSTANTIAL IMPROVEMENT TO THE HOUSE. SEE BELOW
 FOR THE DEFINITION OF SUBSTANTIAL IMPROVEMENT:
 SUBSTANTIAL IMPROVEMENT MEANS ANY COMBINATION OF
 REPAIRS, RECONSTRUCTION, ALTERATION, OR IMPROVEMENTS TO
 A STRUCTURE, TAKING PLACE DURING THE LIFE OF A
 STRUCTURE, IN WHICH THE CUMULATIVE COST EQUALS OR
 EXCEEDS 50 PERCENT OF THE MARKET VALUE OF THE
 STRUCTURE. THE MARKET VALUE OF THE STRUCTURE SHOULD BE
 THE APPRAISED VALUE OF THE STRUCTURE PRIOR TO THE START
 OF THE INITIAL REPAIR OR IMPROVEMENT, OR IN THE CASE OF
 DAMAGE, THE VALUE OF THE STRUCTURE PRIOR TO THE DAMAGE
 OCCURRING. FOR THE PURPOSES OF THIS DEFINITION,
 "SUBSTANTIAL IMPROVEMENT" IS CONSIDERED TO OCCUR WHEN
 THE FIRST ALTERATION OF ANY WALL, CEILING, FLOOR, OR
 OTHER STRUCTURAL PART OF THE BUILDING COMMENCES,
 WHETHER OR NOT THAT ALTERATION AFFECTS THE EXTERNAL
 DIMENSIONS OF THE STRUCTURE. THE TERM "SUBSTANTIAL
 IMPROVEMENT" DOES NOT, HOWEVER, INCLUDE ANY IMPROVEMENT
 OF A STRUCTURE TO COMPLY WITH EXISTING HEALTH,
 SANITARY, OR SAFETY CODES WHICH ARE SOLELY NECESSARY TO
 ENSURE SAFE LIVING CONDITIONS
  
 ***NOTE: ELEVATION CERTIFICATES WILL BE REQUIRED DURING
 CONSTRUCTION AND AT THE END FOR FINAL INSPECTION....
  
 2- BRING PLANS TO PALM BEACH COUNTY BUILDING TO VERIFY
 IF IMPACT FEES ARE DUE. THEN, BRING BACK COUNTY STAMPED
 PLANS AND COPY OF PAID RECEIPT IF FEES ARE DUE.
 REQUIRED BY THE COUNTY IMPACT FEE ORDINANCE OF THE
 UNIFIED LAND DEVELOPMENT CODE.
  
 3- PROVIDE CURRENT ENERGY CALCULATIONS FORM. FORM
 600C-01 SUBMITTED WAS FOR 2001 FBC. SEE SEC. 103.2.1 OF
 2010 FBC-ENERGY CONSERVATION FOR CORRECT FORM TO BE
 USED. ***NOTE; ALSO COMPLETE AL THE INFORMATION ON TOP
 OF FORM AND MAKE SURE ALL THE INFORMATION REQUESTED ON
 THE FORM IS COMPLETED TO AVOID CONFLICTS OR DELAYS.
  
 4- SHEET A1:
 A) ACCORDING TO SEC. R301.2.1.4.3 OF 2010
 FBC-RESIDENTIAL THIS BUILDING IS LOCATED ON EXPOSURE
 "D" NOT "B". REVISE THE WIND EXPOSURE AND UPLIFT LOADS
 ON THE CODE COMPLIANCE TABLE.
  
 B) UPDATE THE GARAGE REFERENCE. CURRENT CODE IS THE
 2010 FBC-RESIDENTIAL NOT 2007.
  
 5- SHEET A2:
 A) REVISE THE WIND EXPOSURE ON THE WIND DESIGN
 INFORMATION TABLE. SEE ITEM 4(A) ABOVE.
  
 B) REVISE THE DESIGN PRESSURES ON DOOR AND WINDOW
 SCHEDULES TO COMPLY WITH EXPOSURE "D". SEE ITEM 4(A)
 ABOVE.
  
 C) REVISE FINISH FLOOR ELEVATION SPECIFIED ON THE
 PROPOSED KITCHEN ADDITION. THIS HOUSE IS LOCATED ON
 FLOOD ZONE A7. MINIMUM FINISH FLOOR ELEVATION NEEDS TO
 BE 7-6". SEE ITEM #1 ABOVE.
  
 6- CLARIFY WHY SUBMITTING PRODUCT APPROVALS FOR
 CASEMENT WINDOWS. PLANS SUBMITTED DON'T SHOW CASEMENT
 WINDOWS. SEC. 107.2.1 CITY AMENDMENTS TO FBC.
  
 7- PROVIDE PRODUCT APPROVALS (2 COPIES) AS REQUIRED BY
 DCA RULE 9N-3 FOR: (NOTE: MAKE SURE DESIGN PRESSURES
 MEET THE REVISED DESIGN PRESSURES AS REQUIRED BY ITEM #
 4(A) ABOVE).
 A) SINGLE HUNG WINDOWS AS SPECIFIED ON PLANS. NONE
 SUBMITTED AT THIS TIME. ONLY CASEMENT WINDOWS DRAWINGS.
  
 B) FRENCH DOORS AS SHOWN ON PLANS. DRAWINGS SUBMITTED
 DON'T HAVE A COVER PAGE. UNABLE TO VERIFY IF THESE
 DRAWINGS ARE APPROVED BY DCA OR BY MIAMI-DADE. PROVIDE
 COVER PAGE WITH PRODUCT APPROVAL NUMBER THAT CORRESPOND
 TO DRAWINGS SUBMITTED.

 THE LOWEST PROPOSED TRELLIS IS 6'-3.5". THIS CREATES A
 HAZARD BECAUSE THE HEADROOM IS TOO LOW. THIS DOESN'T
 COMPLY WITH SECTION 101.3 OF CITY AMENDMENTS TO FBC.
  
 10- SHEET A4: REVISE THE FINISH FLOOR ELEVATION
 SPECIFICATIONS SHOWN ON THE FOUNDATION PLAN, STARTER
 COLUMN DETAIL AND MONOLITHIC FOOTER DETAIL. SEE ITEMS
 #1 AND # 5(C) ABOVE.
  
 11- PROVIDE SOIL TEST REPORT. SEC. R401.4 OF 2010
