 EXISTING FINISH FLOOR ELEVATION AS 16.34' NAVD 88. THIS
 BUILDING IS LOCATED IN A AH FLOOD ZONE WITH A BASE
 FLOOD ELEVATION AT 17.00' NGVD. THE FLOOD INSURANCE
 RATE MAP (FIRM) IS USING TTHE NGVD 29 TERMINOLOGY AND
 ALL ELEVATIONS SHALL BE NGVD ON THE PLANS AS WELL AS
 FLOOD ELEVATION CERTIFICATES. PLEASE PROVIDE THE
 EXISTING SLAB ELEVATION FOR THIS STRUCTURE IN NGVD.
 PLEASE NOTE A ELEVATION OF 17.5 FT. NGVD IS REQUIRED BY
 CITY MUNI CODE 94-546 FOR RESIDENTIAL CONSTRUCTION. FOR
 COMMERCIAL PROJECTS THEY CAN BE FLOOD PROOFED PLEASE
 SEE CITY MUNI-CODE 94-546(2) .
  
 IF THE DESIGNER OF RECORD IS GOING TO USE THE NGVD
 TERMINOLOGY THEY WILL ALSO NEED TO PROVIDE THE
 EQUIVALENCY ON THE PLANS IN NGVD 29 TERMINOLOGY. THE
 ADOPTED FLOOD MAPS ARE IN NGVD AND WHEN FEMA COMPLETES
 OUR YEARLY AUDIT THEY WILL NOT ACCEPT THE FLOOD ZONE
 CERTIFICATES UNLESS THEY ARE IN NGVD.

 PLEASE SEE THE ORIGINAL COMMENT THE CITY MUNI CODE
 REQUIRES AN ADDITIONAL 0.5 FT IN ELEVATION OR A MINIMUM
 HEIGTH OF 17.5 FT NGVD FOR A FINISH FLOOR ELEVATION FOR
 THE ADDITION. I AM TAKING THE CERTIFICATE THAT THE
 EXISTING DINING ROOM IS AT THIS BASE FLOOD ELEVATION OR
 0.5" BELOW THE ESTABLISHED FLOOD ELEVATION OF 17.5'
 NGVD. THERE IS TWO
 AVENUES THAT NEED TO BE DECIDED WHICH WILL BE BETTER
 FOR YOUR CLIENT, SINCE THIS IS A COMMERCIAL PROJECT THE
 CITY MUNI-CODE DOES ALLOW FOR FLOOD PROOFING WHEN THE
 FINISHED FLOOR IS LOWER THAN THE REQUIRED ELEVATION IF
 TRAVELING IN THAT DECISSION THE FLOOD PROOFING HAS TO
 BE ONE FOOT HIFHER THAN THE 17.5' NGVD THE OTHER OPTION
 WITH SUBSTANIAL IMPROVEMENTS AN ADDITION PLUS OTHER
 WORK TO THE STRUCTURE WOULD BE TO RAISE THE EXISTING
 FLOOR TO THE REQUIRED 17.5 FT NGVD AND THE NEW ADDITION
 TO BE POURED AND FINISHED AT THE 17.5 NGVD. AN
 EVALUATION IS TO BE PREPARED TO DETERMINE IF ALL THE
 PROPOSED WORK WILL TRIGGER THE SUBSTANIAL IMPROVEMENT
 REQUIREMENT.
  
 1B) THIS SITE HAS MULTIPLE BUILDINGS UNDER ONE PCN
 NUMBER WITHOUT IDENTIFYING BUILDINGS IN REGARDS TO
 PERMITTING. PLEASE REVIEW CITY MUNI-CODE IN REGARDS TO
 SUBSTANIAL IMPROVEMENTS AND THE REQUIREMENTS FOR ALL
 NEW CONSTRUCTION AND SUBSTANTIAL IMPROVEMENTS SHALL BE
 ANCHORED TO PREVENT FLOTATION, COLLAPSE OR LATERAL
 MOVEMENT OF THE STRUCTURE, AND SHALL BE CONSTRUCTED
 WITH MATERIALS AND UTILITY EQUIPMENT RESISTANT TO FLOOD
 DAMAGE BY METHODS AND PRACTICES THAT MINIMIZE FLOOD
 DAMAGE.
  
 IT WILL BE DIFFICULT TO DETERMINE SUBSTANIAL
 IMPROVEMENT SINCE THE BUILDINGS ON THIS SITE DO NOT
