 DENIED BY BUILDING
  
 1) THE SCOPE OF WORK ON THE APPLICATION IS FOR
 REPLACING THE WINDOWS WITH IMPACT WINDOWS. BASED ON THE
 PLANS SUBMITTED FOR THE PLUMBING PERMIT, IT APPEARS
 THAT THE EXISTING GARAGE IS BEING CONVERTED TO LIVING
 SPACE TO CREATE A TWO FAMILY DWELLING. THE PBC PROPERTY
 APPRAISER SHOWS A SINGLE FAMILY DWELLING AND A GARAGE
 APARTMENT. UNLESS YOU HAVE PROOF THAT THE GARAGE WAS
 CONVERTED TO LIVING SPACE CREATING A DUPLEX WITH THE
 PROPER PERMITS AND INSPECTIONS, THEN IT IS ASSUMED THAT
 YOU ARE PROPOSING TO CONVERT THE GARAGE APARTMENT INTO
 A TWO FAMILY DWELLING. AN IMPACT FEE REVIEW BY PALM
 BEACH COUNTY WILL BE REQUIRED. PLEASE SUBMIT TWO SETS
 OF PLANS SHOWING THE COMPLETE SCOPE OF THE PROPOSED
 WORK AND PROVIDE AREA TABULATIONS ON THE PLANS. CITY
 AMENDMENTS 107.2.1 IN ADDITION, A REVISION TO THIS
 PERMIT OR A NEW PERMIT APPLICATION MAY BE REQUIRED TO
 INCLUDE THE SCOPE OF WORK REQUIRED TO CONVERT THE
 GARAGE APARTMENT TO A TWO FAMILY DWELLING WITH THE
 APPROPRIATE VALUE FOR THE WORK INDICATED.
  
 2) SUBMIT TWO SETS OF ENERGY CALCULATIONS FOR THE
 DUPLEX SHOWING COMPLIANCE WITH CHAPTER 4 OF THE 2010
 FBC ENERGY CONSERVATION.
  
 3) PROVIDE WALL AND ROOF SECTIONS SHOWING INSULATION,
 FRAMING, VENTING, FINISHES, ETC. CITY AMENDMENTS
 107.2.1
  
 4) SHOW COMPLIANCE WITH FBC R302.3 FOR 1-HOUR FIRE
 RESISTANCE RATED SEPARATION BETWEEN TWO FAMILY
 DWELLINGS FROM THE FOUNDATION TO THE UNDERSIDE OF THE
 ROOF SHEATHING.
  
 5) SHOW COMPLIANCE WITH FBC R311.2 AT THE CONVERTED
 GARAGE FOR THE REQUIRED EGRESS DOOR WITH A MINIMUM 32"
 CLEAR OPENING WIDTH MEASURED FROM THE FACE OF THE DOOR
 TO THE STOP WITH THE DOOR OPEN 90 DEGREES.
  
 6) SHOW COMPLIANCE WITH FBC R310.1 FOR THE EMERGENCY
 ESCAPE AND RESCUE OPENING REQUIRED IN SLEEPING ROOMS.
  
 7) SUBMIT TWO SETS OF DIMENSIONED FLOOR PLANS SHOWING
 COMPLIANCE WITH FBC R307.1 FOR MINIMUM BATHROOM FIXTURE
 CLEARANCES AND R304 MINIMUM ROOM AREAS.
  
 8) SHOW COMPLIANCE WITH FBC R303.3 FOR BATHROOM
 VENTILATION.
  
 9) SHOW COMPLIANCE WITH FBC R305.1 FOR MINIMUM REQUIRED
 CEILING HEIGHT.
  
 10) SHOW COMPLIANCE WITH FBC R314 FOR REQUIRED SMOKE
 ALARMS.
  
 11) IN ORDER TO REDUCE REVIEW TIME, PLEASE SUBMIT A
 RESPONSE LETTER STATING HOW EACH OF THE REVIEW COMMENTS
 WAS ADDRESSED. THANKS.
