 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PLEASE PROVIDE A CURRENT AND ACCURATE SURVEY. FOR
 SOME REASON THE SURVEY WAS NOT VISIBLE IN THE
 PROJECTDOX SYSTEM.
  
 2. PURSUANT TO ORDINANCE NO. 4371-11, WHICH ADOPTED THE
 CITY/ASHLEY FURNITURE COMMERCIAL PLANNED DEVELOPMENT
 (CPD), THE FOLLOWING SHALL BE COMPLETED PRIOR TO THE
 ISSUANCE OF A BUILDING PERMIT:
  
 A. AN UPDATED CONFIRMATION LETTER FROM FLORIDA PUBLIC
 UTILITIES SHALL BE PROVIDED INDICATING THAT THE
 DEVELOPER/CONTRACTOR HAS COORDINATED THE DEACTIVATION
 OR RELOCATION OF THEIR EXISTING FACILITIES.
  
 B. AN APPLICATION FOR A UNITY OF TITLE SHALL BE
 SUBMITTED TO THE CITY'S ENGINEERING SERVICE DEPARTMENT,
 AND SUCH UNITY OF TITLE SHALL BE RECORDED IN THE PUBLIC
 RECORDS OF PALM BEACH COUNTY, FOR ALL REAL PROPERTY
 CONTAINED WITHIN THE CPD. A CERTIFIED COPY OF THE
 RECORDED UNITY OF TITLE SHALL BE PROVIDED TO THE
 PLANNING AND ZONING DEPARTMENT.
  
 C. A RELEASE OF COVENANTS AND RESTRICTIONS SHALL BE
 RECORDED IN THE PUBLIC RECORDS OF PALM BEACH COUNTY FOR
 THE COVENANTS AND RESTRICTIONS CONTAINED IN OFFICIAL
 RECORD BOOK 279, PAGE 1493. THIS SHALL NOT APPLY TO THE
 COVENANT IN PERPETUITY RUNNING WITH THE LAND THAT
 ''THERE SHALL BE NO MINING, EXPLORATION OR DRILLING FOR
 OIL, GAS OR MINERALS ON THE SUBJECT PROPERTY UNLESS
 RELEASED BY THE CITY OF WEST PALM BEACH OR ITS
 SUCCESSOR MUNICIPALITY." A CERTIFIED COPY OF THE
 RECORDED RELEASE OF COVENANTS AND RESTRICTIONS SHALL BE
 PROVIDED TO THE PLANNING AND ZONING DEPARTMENT.
  
 D. A CONSTRUCTION SITE SECURITY AND MANAGEMENT PLAN
 SHALL BE REVIEWED AND APPROVED BY THE CITY OF WEST PALM
 BEACH POLICE DEPARTMENT - CRIME PREVENTION UNIT. A COPY
 OF THE MANAGEMENT PLAN AND APPROVAL LETTER SHALL BE
 PROVIDED TO THE PLANNING AND ZONING DEPARTMENT.
  
 E. THE CITY OF WEST PALM BEACH POLICE DEPARTMENT ?
 CRIME PREVENTION UNIT SHALL REVIEW AND APPROVE ALL
 CONSTRUCTION DRAWINGS TO ENSURE THE ADHERENCE TO
 GENERALLY-ACCEPTED CRIME PREVENTION THROUGH
 ENVIRONMENTAL DESIGN (CPTED) PRINCIPLES. A LETTER
 INDICATING THAT SUCH PLANS HAVE BEEN REVIEWED AND
 APPROVED SHALL BE PROVIDED TO THE PLANNING AND ZONING
 DEPARTMENT.
  
 F. UPDATED LANDSCAPE PLANS SHALL BE PROVIDED TO THE
 DEVELOPMENT SERVICES DEPARTMENT ? PLANNING DIVISION, TO
 BE INCORPORATED INTO THE CASE FILE FOR PB CASE NO.
 1603A, A MINOR PD AMENDMENT THAT WAS APPROVED ON MAY 9,
 2012. THE UPDATED PLANS SHOULD REFLECT THE
 MODIFICATIONS APPROVED THROUGH SUCH CASE. NO BUILDING
 PERMIT WILL BE ISSUED FOR THE PROPOSED ADDITION UNTIL
 SUCH TIME AS THE PLANS ARE SUBMITTED.
  
 3. PRIOR TO THE ISSUANCE O F A CERTIFICATE OF OCCUPANCY
 (CO) FOR THE NEW RETAIL FURNITURE STORE, THAT AREA
 IDENTIFIED ON THE SITE PLAN AS THE LOCATION OF THE
 FUTURE BUILDING PAD (FOR THE FUTURE OUTBUILDING TO BE
 CONSTRUCTED AT A LATER DATE) SHALL BE SODDED AND
 IRRIGATED PURSUANT TO THE ADOPTED SITE PLAN, AND
 SECTIONS 94-443(E)(3) AND 94-445(4)(G)(3) OF THE CITY'S
 ZONING AND LAND DEVELOPMENT REGULATIONS.
  
 4. PLEASE NOTE ON THE PLANS THAT THE MONUMENT SIGN
 LOCATED AT THE ENTRANCE OF THE PARKING LOT WILL BE DONE
 UNDER SEPARATE PERMIT, OR PROVIDE DETAILS REGARDING
 SUCH INSTALLATION, INCLUDING AN ELEVATION, HEIGHT,
 SQUARE FOOTAGE OF THE SIGN FACE, ETC.
  
 5. SHEET A-6.1 DOES NOT MATCH THE FLOOR/SITE PLAN,
 ESPECIALLY WITH REGARD TO THE REAR FA?ADE AND THE
 PLACEMENT OF THE OVERHEAD DOOR, PEDESTRIAN DOOR, ETC.
  
 6. THE PARKING STALL DETAILS SHOWN ON SHEET C3 DO NOT
 MEET THE MINIMUM CRITERIA OF THE CITY'S ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS). PLEASE REFER TO THE
 PARKING DETAILS SHOWN ON SHEET A-1.2 FOR THE CORRECT
 DETAIL.
  
 7. PLEASE MAKE SURE THAT THE SOUTHERNMOST BACKFLOW
 PREVENTER AND WATER METER, ADJACENT TO THE FRONTAGE
 ROAD, DO NOT CONFLICT WITH THE PROPOSED TREE THAT IS
 REQUIRED IN THAT LANDSCAPE ISLAND. SEE SHEET C4.
  
 8. IRRIGATION NEEDS TO BE PROVIDED TO THE LANDSCAPE
 ISLANDS THAT ARE BEING ADDED TO THE WEST OF THE
 EXISTING CITY FURNITURE BUILDING, ADJACENT TO THE
 ALLEY.
  
 9. PLEASE NOTE THAT LANDSCAPING WILL NEED TO BE APPLIED
 FOR UNDER A SEPARATE PERMIT. THE PERMIT, IN ADDITION TO
 THE PLANS, SHALL INCLUDE A CERTIFIED COST ESTIMATE.
  
 10. THE LANDSCAPE PLANS HAVE NOT BEEN MODIFIED TO
 REFLECT THE REVISIONS THAT WERE MADE TO THE SITE PLAN,
 INCLUDING, BUT NOT LIMITED TO, THE REDUCTION IN THE
 AMOUNT OF CONCRETE AT THE NORTH ENTRANCE, THE ADDITION
 OF A PEDESTRIAN DOOR IN THE SOUTHEAST CORNER OF THE NEW
 BUILDING, ETC. PLEASE ENSURE THAT ALL PLANS MATCH.
