 CHANGE OF OCCUPANCY
  
 DENIED BY BUILDING
  
 1) BASED ON THE 2010 FBC EXISTING BUILDING, THIS
 PROJECT IS CONSIDERED A CHANGE OF OCCUPANCY. THE
 PROPERTY APPRAISER INDICATES THAT THIS STRUCTURE IS A
 FINISHED DETACHED GARAGE WHICH IS A GROUP U OCCUPANCY
 TYPE. THE PLANS THAT WERE SUBMITTED SHOW HABITABLE
 SPACE AND IS CONSIDERED AN R3 OCCUPANCY. I WAS UNABLE
 TO LOCATE ANY INFORMATION THAT INDICATES THAT THE
 GARAGE WAS CONVERTED TO HABITABLE SPACE WITH THE
 REQUIRED PERMITS AND INSPECTIONS.
  
 2) THE DESCRIPTION OF WORK ON THE PERMIT APPLICATION
 NEEDS TO BE CHANGED TO ADEQUATELY DESCRIBE THE SCOPE OF
 WORK WHICH IS A CHANGE OF OCCUPANCY. CITY AMENDMENTS
 105.6.1
  
 3) THE VALUATION OF THE WORK PROPOSED ON THE PERMIT
 APPLICATION IS TOO LOW. FOR PERMITTING PURPOSES THE
 VALUATION SHALL BE THE TOTAL REPLACEMENT VALUE OF ALL
 WORK, DESIGN FEES, OVERHEAD AND PROFIT PER CITY
 AMENDMENTS 109.3. THE VALUE WILL ALSO NEED TO INCLUDE
 ANY ADDITIONAL COSTS OF THE WORK REQUIRED TO MAKE THE
 CHANGE OF OCCUPANCY CODE COMPLIANT.
  
 4) BEFORE THE PERMIT CAN BE ISSUED, THE PLANS WILL BE
 REQUIRED TO BE REVIEWED BY PALM BEACH COUNTY TO
 DETERMINE IF ANY IMPACT FEES ARE DUE.
  
 5) SPECIFY ON THE PLANS THE APPLICABLE BUILDING CODE,
 THE CLASSIFICATION OF WORK FROM CHAPTER 4 OF THE FBC
 EXISTING BUILDING AND THE WINDSPEED DATA PER FBC
 R301.2.1.
  
 6) PROVIDE A WIND LOADS ANALYSIS OF THE EXISTING
 STRUCTURE TO SHOW THAT IT COMPLIES WITH THE APPLICABLE
 WIND LOAD PROVISIONS OF THE FLORIDA BUILDING CODE AS
 REQUIRED BY FBC EXISTING BUILDING 907.2.
  
 7) SUBMIT A STRUCTURAL DETAIL OF THE IN-FILL WALL AT
 THE GARAGE DOOR OPENING PER CITY AMENDMENTS 107.2.1.3.
  
 8) SUBMIT A SECTION OF THE EXTERIOR WALLS FROM THE
 FOUNDATION THROUGH THE ROOF, INCLUDING ASSEMBLY AND
 MATERIALS CONNECTOR TABLES. CITY AMENDMENTS 107.3.5.3
  
 9) SUBMIT TWO COPIES OF AN EXISTING FLOOR PLAN DRAWN TO
 A MINIMUM 1/8 INCH SCALE PER CITY AMENDMENTS 107.2.1.4.
  
 10) SHOW COMPLIANCE WITH EMERGENCY ESCAPE AND RESCUE
 OPENING AT BEDROOMS AS REQUIRED BY FBC R10.1.
  
 11) SHOW COMPLIANCE EGRESS DOOR AS REQUIRED BY FBC
 R311.2.
  
 12) SHOW COMPLIANCE WITH R305.1 FOR REQUIRED MINIMUM
 HEIGHT.
  
 13) PROVIDE PROPOSED FLOOR PLAN DRAWN TO A MINIMUM 1/8
 INCH SCALE SHOWING ROOM AREA DIMENSIONS AND BATH
 FIXTURE CLEARANCES. FBC R304 AND R307
  
 14) SHOW COMPLIANCE WITH R303.3 FOR REQUIRED BATHROOM
 VENTILATION.
  
 15) SHOW COMPLIANCE WITH R303.1 FOR REQUIRED LIGHT AND
 VENTILATION OF HABITABLE ROOMS.
  
 16) SHOW COMPLIANCE WITH R303.8 FOR REQUIRED HEATING.
  
 17) SHOW COMPLIANCE WITH R301.2.1.2 FOR PROTECTION OF
 GLAZED OPENINGS FROM WINDBORNE DEBRIS.
  
 18) SHOW COMPLIANCE FOR ACCESSIBLE BATHROOM WITH A DOOR
