 1. PURSUANT TO THE CITY'S ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS), THE SUBJECT PROPERTY IS ONLY
 PERMITTED ONE (1) SINGLE FAMILY RESIDENCE. IN ORDER TO
 PERMIT AN ACCESSORY APARTMENT, THE LOT WIDTH SHALL BE A
 MINIMUM OF 60 FEET IN WIDTH. IT IS UNDERSTOOD THAT THE
 APARTMENT IS EXISTING AND WAS LEGALLY CONSTRUCTED,
 HOWEVER, SECTION 94-513(B)(1)(D) OF THE ZLDRS INDICATES
 THAT SUCH NONCONFORMITIES MAY ONLY BE RENOVATED
 PROVIDED THAT THE COSTS INCURRED DO NOT EXCEED 50
 PERCENT OF THE VALUE OF THE STRUCTURE. ACCORDING TO THE
 PALM BEACH COUNTY PROPERTY APPRAISER, THE VALUE OF THE
 STRUCTURE IS $56,451. EITHER THE VALUE OF THE
 RENOVATIONS SHALL BE REDUCED TO BELOW 50 PERCENT OF THE
 VALUE OF THE STRUCTURE; OR THE APARTMENT SHALL BE
 REMOVED AND NOT CONSIDERED A DWELLING UNIT; OR THE
 PROPERTY OWNER MAY APPLY FOR A CLASS B SPECIAL USE
 PERMIT FROM THE CITY'S HISTORIC PRESERVATION BOARD
 REQUESTING THE ALLOWANCE OF AN ACCESSORY APARTMENT ON A
 50 FOOT WIDE LOT.
