| REGULATIONS (ZLDRS), THE SUBJECT PROPERTY IS ONLY |
| PERMITTED ONE (1) SINGLE FAMILY RESIDENCE. IN ORDER TO |
| PERMIT AN ACCESSORY APARTMENT, THE LOT WIDTH SHALL BE A |
| MINIMUM OF 60 FEET IN WIDTH. IT IS UNDERSTOOD THAT THE |
| APARTMENT IS EXISTING AND WAS LEGALLY CONSTRUCTED, |
| HOWEVER, SECTION 94-513(B)(1)(D) OF THE ZLDRS INDICATES |
| THAT SUCH NONCONFORMITIES MAY ONLY BE RENOVATED |
| PROVIDED THAT THE COSTS INCURRED DO NOT EXCEED 50 |
| PERCENT OF THE VALUE OF THE STRUCTURE. ACCORDING TO THE |
| PALM BEACH COUNTY PROPERTY APPRAISER, THE VALUE OF THE |
| STRUCTURE IS $56,451. EITHER THE VALUE OF THE |
| RENOVATIONS SHALL BE REDUCED TO BELOW 50 PERCENT OF THE |
| VALUE OF THE STRUCTURE; OR THE APARTMENT SHALL BE |
| REMOVED AND NOT CONSIDERED A DWELLING UNIT; OR THE |
| PROPERTY OWNER MAY APPLY FOR A CLASS B SPECIAL USE |
