 THIS REVIEW HAS BEEN PASSED SUBJECT TO THE FOLLOWING
 PROVISOS:
  
 1. AS THE VALUE OF THE PROPOSED IMPROVEMENTS EXCEEDS 50
 PERCENT OF THE ASSESSED VALUE OF THE STRUCTURE, THE
 PROPERTY SHALL BE BROUGHT IN COMPLIANCE WITH ARTICLE
 XIV (LANDSCAPING) OF THE CITY'S ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS).
  
  PRIOR TO THE FIRST INSPECTION, A LANDSCAPE PERMIT
 APPLICATION SHALL BE SUBMITTED WITH TWO (2) COPIES OF A
 LANDSCAPE PLAN, AND A CERTIFIED COST ESTIMATE. THE
 LANDSCAPE PLAN SHALL INDICATE ALL EXISTING AND PROPOSED
 TREES/SHRUBS/GROUNDCOVER/ETC AND A TABULATION TABLE
 INDICATING COMPLIANCE WITH ARTICLE XIV.
  
  IF THE EXISTING LANDSCAPING CURRENTLY CONFORMS TO THE
 MINIMUM STANDARDS OF ARTICLE XIV AND NO ADDITIONAL WORK
 IS NEEDED, SIMPLY PROVIDE A PLAN INDICATING ALL OF THE
 EXISTING LANDSCAPING, ALONG WITH A TABULATION TABLE,
 INDICATING COMPLIANCE WITH SUCH.
