 2007 FLORIDA RESIDENTIAL CODE WITH 2009 REVISIONS.
  
 1- ACCORDING TO CITY RECORDS, THE FIRST FLOOR IS A
 GARAGE. PLANS SUBMITTED SHOW A NEW STUDIO DWELLING.
 THERE ARE NOT PERMITS FOR THE NEW STUDIO UNIT. PLANS TO
 SHOW PROPOSED NEW USE. SEC. 106.1.1 CITY AMENDMENTS.
  
 2- AFTER PLANS ARE REVISED, PLEASE BRING THEM TO PALM
 BEACH COUNTY (2300 N. JOG RD.) TO VERIFY IF IMPACT FEES
 ARE DUE. THEN, BRING BACK STAMPED PLANS AND COPY OF THE
 PAID RECEIPT IF FEES ARE DUE.
  
 3- PROVIDE ENERGY CALCULATIONS. SEC. N1100.3.
  
 4- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. UPDATE VALUE TO INCLUDE ALL SCOPE OF WORK SHOWN ON
 PLANS. COORDINATE WITH ITEM #1 ABOVE AND INCLUDE THE
 ENGINEERING FEES. SEC. 108.3 CITY AMENDMENTS.
  
 5- SCOPE OF WORK DESCRIBED ON THE PERMIT APPLICATION
 DOESN'T MATCH INFORMATION SHOWN ON PLANS. ALSO, UPDATE
 VALUATION DECLARED IN THE PERMIT APPLICATION AS
 REQUIRED TO INCLUDE ALL THE SCOPE OF WORK SHOWN ON
 PLANS AND THE ENGINEERING FEES AS REQUIRED BY SEC.
 108.3 CITY AMENDMENTS TO FBC. COORDINATE SCOPE OF WORK
 WITH ITEM #1 ABOVE.
  
 5- SPECIFY FINISH FLOOR ELEVATION FOR THE GARAGE AREA
 TO BE CONVERTED TO LIVABLE AREA. HEIGHT ABOVE FINISH
 GRADE TO BE 6" MIN. AS REQUIRED BY SEC. R404.1.6.
 REVISE PLANS AND WALL SECTIONS AS REQUIRED.
  
 6- PROVIDE COMPLETE DRAWINGS AND SPECIFICATIONS SHOWING
 COMPLIANCE WITH THE TENANT SEPARATION REQUIREMENTS OF
 SEC. R317.1. SPECIFY UL FIRE RATED ASSEMBLY OR ANY
 OTHER APPROVED ASSEMBLY. ANY PENETRATIONS NEED TO BE
 RATED AS REQUIRED BY SEC. R317.3
  
 7- OPENINGS ARE NOT ALLOWED ON WALL THAT IS LESS THAN
 3'-0" FROM THE PROPERTY LINE. SEE SEC. R302.1 AND
 REVISE OPENINGS ON WEST WALL THAT IS LESS THAN 3"-0"
 FROM THE PROPERTY LINE. IN ADDITION NEED TO SPECIFY
 FIRE RATED WALL AS REQUIRED BY SEC. R302.1. ONE HOUR
 FIRE RATING WITH EXPOSURE ON BOTH SIDES. SEE TABLE
 R302.1.
  
 8- SPECIFY ON PLANS STAIRWAY ILLUMINATION AS REQUIRED
 BY SEC. R303.6.
  
 9- SPECIFY HOW PROVIDING HEATING TO BOTH DWELLING
 UNITS. SEC. R303.8.
  
 10- SECOND FLOOR DWELLING UNIT NEED TO HAVE AT LEAST
 ONE HABITABLE ROOM WITH NOT LESS THAN 120S.F. AS
 REQUIRED BY SEC. R304.1.
  
 11- SPECIFY HOW PROVIDING HOT WATER TO THE FIRST FLOOR
 DWELLING UNIT AS REQUIRED BY SEC. R306.4 AND P2801.1.
  
 12- WATER CLOSET ON SECOND FLOOR BATHROOM DOESN'T HAVE
 THE CLEARANCE REQUIRED BY SEC. R307.1. REVISE AS
 REQUIRED. SPECIFY AL ROOM DIMENSIONS.
  
 13- PROVIDE COMPLETE INFORMATION FOR STAIRWAY HANDRAILS
 AND GUARDRAILS TO SHOW COMPLIANCE WITH SEC. R311.5.6
 THRU SEC. R311.5.6.3 AND SEC. R312. IN ADDITION THE
 GUARDRAIL AND HANDRAIL NEED TO COMPLY WITH THE DESIGN
 LOADS OF TABLE R301.5. PROVIDE COMPLETE DETAILS AND
 SPECIFICATIONS. ALSO, NEED TO PROVIDE FRAMING DETAILS
 FOR STAIRS TOP LANDING. ALSO, SPECIFY COMPLIANCE WITH
 THE STAIR CONSTRUCTION AS REQUIRED BY SEC. R311.2.
  
 14- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 DCA RULE 9N-3 FOR:
 A) EXTERIOR DOORS. DESIGN PRESSURES SHOWN ON THE
 FLORIDA PRODUCT APPROVAL FL11321.1 SUBMITTED DON'T MEET
 THE DESIGN PRESSURES CALCULATED BY THE ENGINEER ON
 SHEET 2.
  
 B) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON PLANS
 AND DETAILS.
  
 15- ENGINEER OF RECORD TO REVIEW AND APPROVE IN WRITING
 (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS,
 INCLUDING THE DOORS AND WINDOWS AS REQUIRED BY SEC.
 106.3.3 CITY AMENDMENTS.
  
 16- SHEET #1:
 A) EXISTING WALL SECTION: REVISE INSULATION R-VALUE
 SHOWN ON THE CEILING AREA ON SECOND FLOOR. SEE SEC.
 N1104.AB FOR MINIMUM R-VALUE REQUIRED AND REVISE AS
 REQUIRED. ALSO, COORDINATE WITH THE ENERGY
 CALCULATIONS.
  
 B) REVISE TENANT SEPARATION WALL SECTION TO COMPLY WITH
 ITEM #6 ABOVE. AND, COORDINATE WITH INFORMATION SHOWN
 ON THE 2 STORY WALL SECTION.
  
 C) SPECIFY SIZE OF ENTRY DOOR ON SECOND FLOOR UNIT.
 NEED TO COMPLY WITH SEC. R311.4.2
  
 D) REVISE TYPE OF ALTERATION SPECIFIED ON THE GENERAL
 NOTES IN THE MIDDLE OF THE SHEET. THIS IS NOT LEVEL I
 ALTERATION TYPE. SEE SEC. 403 OF EXISTING BUILDING CODE
 AND REVISE AS REQUIRED.
  
 17- SHEET #2: REVISE THE RIGHT ELEVATION. COORDINATE
 STAIR RAILINGS WITH ITEM #13 ABOVE.
